Rodin Square's 'Sky Park' Promises Green Roof, Infinity Pool

Rodin Square is yet another step closer to a groundbreaking as Federal Capital Partners injected a $20M loan into the residential component of the project that also includes the 55,000 square foot mega-Whole Foods. The residences will be called The Dalian and feature 293 luxury units. That's all good but we know you want to hear about the 35,000 "Sky Park" — that amazing outdoor space oriented towards the Ben Franklin Parkway. The Philadelphia Business Journal notes that the luxury lounge-pad will be a green roof above the Whole Foods and contain a grill and bar area with outdoor dining space. The kicker: the deck will feature an infinity pool. We're talking super sweet amenities in this place. Will Simpson from Federal Capital Partners told PBJ, "This is going to be a very highly-amenitized, first-class luxury apartment." It was only a few weeks ago that we brought you the news that construction on the $140M project could begin around Labor Day. If that's the case, look for The Dalian/Whole Foods for be wrapped up in around fall/winter of 2016.

Mormon Apartment Tower, Meetinghouse Head to Civic Review

You want to know the most amazing part about proposed projects going up for Civic Design Review? We get to peek at all the fun details and share them with you. Such is the case with the proposed Mormon Meetinghouse and its adjacent 32-story apartment building for 1601 Vine Street. Not only do we get some new renderings straight from (love-him-or-blah-him) Robert A.M. Stern, we also check in to see "what's under the hood," so to speak.



The Mormon meetinghouse will be 24,000 square feet and 117 feet high to the steeple. It will house a chapel, a cultural center with what looks to be a gymnasium, classrooms, and also feature the "Sunday Garden" located on that funky corner of Franklin Town Boulevard and Wood Street.

As for the 359 foot high apartment tower, you probably already know about the 264 apartments and 13 rental townhomes side of things. However, there are a few other important tidbits in the proposal. The complex will feature six green roofs, three on the Wood Street side and three on the Vine Street side, encompassing 7,500 square feet of space and also house a large, south-facing observation deck and a separate "amenities terrace," where we imagine the swimming pool might be located. Amenities also include a fitness and business center. A two-level, below grade parking deck with room for 238 parking spaces is also in the plans.

205 Race Street Says Bye-Bye to Digital Brick Facade

205 Race Street has recently been brought back from the dead (proposal) zone and looks to have included a major facade change to the 197' apartment tower. Gone are the digital-style brick and glass elements that blend into the sky in favor of a more Euro-modern, sleek look. The proposal for the Civic Design Review calls for two different type of metal panels, one glossy and the other flat, to accompany "vision glass." It's a stark contrast to the previous rendering, it seems more do-able, albeit colder. Seriously, computer-generated people in the render, put a jacket on! The 14,619 square feet of ground floor retail will also be encased in bright, Apple-esque glass box that wraps around the building. The project will be LEED Gold Certified and include 146 rental units (with some as affordable housing), underground parking and a 7,087 square foot outdoor green roof terrace on the fifth floor that essentially looks like an extension of the nearby Race Street Pier.

When Will Construction Begin on Dranoff's SLS International?

It's been a little while since we've checked in on Carl Dranoff's SLS International Hotel/Condo on the corner of Broad and Spruce Street. You remember, it's the 590 foot, 47-story tower that will combine a four or five star hotel with uber-luxe condos and an entertainment/restaurant space. A zoning and use permit recently popped up on the property that includes the former Utrect art supply store, Philadelphia International Records and the vacant lot that was at one time the PHS Pop-Up (Beer) Garden in 2013. Cypress Street will also be taken and used as a loading dock. The zoning approval is "for the erection of an atttached structure with terraces and a green roof." As for the use registration, it gives us a glimpse into the specifics regarding the number of hotel and condo units. The permit states there will be 125 "multi-family residences" and 151 "visitor accommodations." It also includes the fun stuff like a "sit-down restaurant," "assembly and entertainment" and, yes, 233 parking spaces. But when will construction begin on this sleek South Broad building?

Details about the demolition of the existing properties and start-date of construction are not yet known. Crews were on site yesterday cleaning the vacant lot that was the PHS Pop-Up (Beer) Garden. What is clear is that this building will be built and, according to Philadelphia Heights, this puppy is going to be one of Philly's most upscale residential properties once complete.

Evo's Highrise Student Housing Is Move-In Ready Right Now

Evo at Cira Centre South is nearing completion and reps tell us that the building will be completed by September 1st — all 33 floors of it. Designed by Erdy McHenry with an asymmetrical pointed apex and shimmering glass facade to mimic its big bro Cira Centre, a sign hung on the Chestnut Street side of the building proclaims that Evo is "move-in ready" — even as construction still hums high above the street. Rob Dann, COO of Campus Crest, a publicly traded company that has a partnership with Brandywine Realty Trust to operate the building, told us that residents started to move in on August 1st. Everything below the 28th floor is completely finished, including the "turn-key" apartments. "We've leased 333 beds as of July 31st, with 144 having moved in as of August 1st," said Dann. At 430 feet high, Evo will be the tallest student-housing property in the nation.

Revenge of The 'Burbs!

Gensler Will Design Keystone's One Conshohocken Project

Well, it's safe to say that Keystone Property Group (KPG) has some big plans in store for their One Conshohocken project. Not only do they plan to bring 300,000 square foot Class A office space to the site at Fayette and Elm Street, the idea is to create a "vibrant public plaza" featuring restaurants, shops and a 200-room hotel. They've also brought on world-renown architecture firm Gensler to help perfect and execute the vision. Their work includes the supertall Shanghai Tower, the Facebook Headquarters, oh and this lovely renovation of Jackson Hole Airport, the nation's only airport located in a National Park. It's safe to say that Gensler has some serious chops. The 136 year old Washington Firehouse will also be incorporated into the plans — reborn as a brew pub and restaurant. Another plus is that it will located close to the Conshohocken Regional Rail Station.

So far, there is no timetable for the project but these plans sure are exciting for the area. KPG will present the plans before the borough on Wednesday in the hopes to break ground in Spring of 2015.

Double Identity for W and Element Hotels on Chestnut Street

Remember the W and Element Hotels proposed for the vacant lot on 15th and Chestnut Street, smack-dab next to the ritzy Residences at the Ritz-Carlton? Well, PlanPhilly has the scoop on the breakout of their double-hotel, which includes 295 rooms at the traditional (and four-star) W component and 460 rooms for the extended stay Element by Westin. Developer Brook Lenfest, who successfully received a $33M Tax Increment Financing package from City Council for the project, will present the plans to the neighborhood sometime next week. The entire thing will be managed by Starwood, contain a 1,700 square foot retail space at 15th and Chestnut Street and seek also LEED Certification.

Construction is expected to take three years and be finished in the fall of 2017. Last time we checked in with the project, crews were reportedly on site testing the soil and snapping before and after pics in preparation for future construction work.

Rodin Square Breaks Ground

The Dalian/Rodin Square officially broke ground yesterday on the future mega-complex that will house 293 super-luxe apartments and a 55,000 square foot Whole Foods. According to The Inquirer, Developer Brady Nolan said "...every great project must have three things: location, location, and Whole Foods." As far as we're concerned, no truer words have ever been spoken.

Center City condo market making a serious comeback

Dranoff tweaked his One Riverside project to be a condo instead of apartments. A year-long appeal on the zoning approval for the project unknowingly bided the developer enough time for the market to shift in favor of for-sale units. It also provided enough time to eliminate competition at 10 Rittenhouse Square as its condo inventory diminished.
