Biggest S.F. apartment project in years gets go-ahead; 800 jobs

San Francisco Business Times by J.K. Dineen, Reporter
Date: Monday, October 31, 2011

Swinerton Builders has received the green light to start work on a long-stalled 749-units apartment complex at 10th and Market Streets.

The $200 million apartment project, being developed by Crescent Heights .. , is a central piece of the city’s plan to bring new activity and investment into the city’s Mid-Market neighborhood. The development, originally for-sale condos, was shelved before the recession started in 2008; it was redesigned as apartments last year

i really apreciate this firm for continually giving san francisco nothing but its best in highrise design; but then again with a native san franciscan (glenn rescalvo) at the helm, as one of the partners in the firm any way, i guess i shouldn't be surprised. i remember seeing a local tv interview of mr. rescalvo once and i could tell he was quite passionate about being a highrise architect native of san francisco, when he described his eagerness to provide a new landmark tower for the city while designing the millennium tower.

this will only continue to breath in new life to the long neglected mid market area for it's eventual full revitalization. (no pun intended to the area's wind tunnel situation hehe). i am definitely looking forward to seeing this tower go up.

The intersection of 10th and Market streets isn't much to look at now: an abundance of asphalt, construction workers in a hole and on a roof, a sandwich board touting the virtues of bacon.

Stop by in a few years. I'll wager that what you see is San Francisco's newest hot spot.

Some clues are obvious on the landscape. Others aren't yet apparent. And if the details are site-specific, the alchemy at work shows what cities everywhere need to thrive - a diversity of economies and scales that are flexible enough to allow for transformations large and small.

The clearest sign of change is the hole on the southwest corner: Concrete is being poured for the basement of a 754-unit apartment complex that includes a 37-story tower. It was approved in 2007 but the site sat empty until last fall, fenced-off blight.

If anybody has more construction photos of this project, I'd love to see them.

That's a very nice block. Good filler and a lot of new inhabitants in that area.

South tower windows and cladding going in while the 37 story tower slowly begins its ascent.

FYI, the building that takes up most of the block is the Twitter HQ. It is presumed that units in the new tower will sell quickly to Twitterati.

Nema Closing In On Opening Date

http://www.oaklandmofo.com/blog/10th-and-market/

Quote:
San Francisco's been keeping a pretty close eye on Nema, the massive 754-unit apartment complex under construction at the corner of 10th and Market. The building is less than two months away from opening, so we thought it best to give you a sneak peek of what to expect from the model studio that was shown last week.

Located on the 16th floor of the South Tower, the 470 square foot model studio offers a view into the "sleek modern finishes" that Nema advertises: polished concrete flooring, heavy-duty lacquer cabinets, stainless steel appliances, and an in-unit washer/dryer. While small, the model offers sweeping, south facing views of the city. Not all units will boast the same views, but most above the 10th floor will have at least a decent view of the complex's urban terrace, a.k.a. the 3rd floor roof deck.

I look at these pictures and am reminded in some cases of a hospital room or high tech office. The studios look like dorm rooms. The one with all the wood obviously spent tons of money on "upgrades". I'm not sure how that works in a rental building.

The rents being charged in this building are shocking even to a long-time San Franciscan: $2500/month for a "studio" that, as I said, looks like a modern dorm room. I think I read even the stoves have only 2 burners. The only market that comes to mind is the obvious one: the Twitterati from across the street (who probably just pop "home" to sleep--and even that not every night).

By the way--the sizable ornamental crown is going on the building now.
