Architects and developers eye choice Turtle Creek tract in Dallas’ Oak Lawn district
By Steve Brown

Quote:
A Turtle Creek property that’s been in the same hands since the 1980s boom could finally be getting a building.

The empty, hillside lot at Turtle Creek Boulevard and Cedar Springs Road has been owned by investor General Electric Pension Trust since 1986.

Now GE is working with a developer and Houston’s Ziegler Cooper Architects and Odell Architects of Virginia on a 20-story office tower for the Oak Lawn site.

The development location is just a few blocks north of Uptown and the landmark Crescent complex.

Large downtown Dallas site bought for South Asian museum

One of the largest and most coveted development sites in downtown Dallas has changed hands.
The 4.7-acre property at Woodall Rodgers Freeway and Field Street is at the gateway to Uptown and is just across the highway from the new Perot Museum of Nature and Science.
Back in the 1980s, the prime property was planned for a 100-story office skyscraper.
The new owner of the land — a foundation set up by prominent North Texas doctor and medical researcher Vinay Jain — plans to build a South Asian museum and cultural center on the tract.
Dr. Jain, who practices with the Texas Oncology-Baylor Charles A. Sammons Cancer Center in East Dallas, came to Dallas from India in 1993. He and his wife, Kanika, live in Dallas’ Preston Hollow neighborhood and are active in philanthropic and cultural organizations.
The Jains’ nonprofit Shraman South Asian Museum and Learning Center Foundation bought the downtown property after looking at other potential locations for a venue to display South Asian art and culture.
Dr. Jain said he’s lining up consultants and contributors from North Texas and worldwide to work on the project.
“The community of Indians is getting to the point they have accumulated wealth,” Dr. Jain said. “Now there is an opportunity to contribute back to the community.”
The Field Street tract was bought from apartment developer Gables Residential Trust. Gables acquired the land — for years used as a parking lot — in 2007 with plans to build a major apartment and mixed-use development.
really hope to see this happen. Woodall Rogers is becoming a nice destination corridor.

More new apartments will be joining the big State Farm campus in Richardson

http://bizbeatblog.dallasnews.com/20...chardson.html/

Provident Realty Advisors will attract a lot of attention with its new Preston Hollow Village development in North Dallas.

But the Dallas real estate developer is also busy building several apartment projects in North Texas.

The firm recently finished its 3-story Gateway apartment community near the intersection of Renner Road and State Highway 190.

It’s just a skip down the road from where State Farm Insurance’s big corporate campus in Richardson is going up.

Provident did 254 apartments in the first phase of the Plano project and is ready to do more.
“We are going to start another 340 units on phase two, across from the new State Farm campus,” Provident CEO Leon Backes said.
This place is going to challenge for largest TOD in the area, and the west side of the station hasn't even been touched.

A successful Atlanta developer that has built high-rise residential buildings at home and in other markets is tying up a tract in Dallas’ Victory Park development.

Novare Group is buying a site on the north side of Woodall Rodgers Freeway between the new Perot Museum of Nature and Science and the House of Blues.

The property will be used for an apartment tower of more than 20 stories, real estate brokers who are tracking the deal say.

Very poor cladding choice. Reminds me of plastic... And that yellow stuff at the base is revolting.

The building isn't finished. The "yellow stuff" at the base isn't part of the finished product. What's hard to distinguish from the photos you're commenting on is the exterior is all glass and looks much more glassy in person. Everytime I see it, I think its weird how it looks so matte in some pictures.

Atlanta developer completes Victory Park land buy for apartment tower

Quote:
8:49 am on September 4, 2013

Atlanta developer Novare Group has closed its purchase of land in Dallas’ Victory Park project for a new high-rise apartment project.

The developer plans to build a 24-story, 336-unit luxury rental project that’s almost identical to a building the company is constructing in Houston. The 1.7-acre development site on Woodall Rodgers Freeway is between the new Perot Museum of Nature and Science and the House of Blues. The property was sold by an affiliate of developer Hillwood. The planned Woodall Rodgers project in Uptown is one of several apartment towers under development in Dallas.

Novare Group is building the Dallas project in partnership with Batson-Cook Development Co. and Simpson Housing LLLP. A spokesman for Novare Group said the project – called SkyHouse Dallas – is financed and will proceed. U.S. Bank is providing construction financing.

The building is planned to open in late 2014

Canada-based developer Great Gulf is holding a debut party tonight for the new condo tower the company plans to build in Dallas’ Turtle Creek neighborhood.

Great Gulf has been working on the project for several years on a vacant tract at Turtle Creek Boulevard and Fairmount Street.

GGH Development LLC – an affiliate of Great Gulf – plans to build the 24-story tower on the 1.4 acre site.

The project will have around 60 high-end residential units.

Potential supertall just announced:

Dallas businessman and developer Ross Perot Jr. has completed the purchase of a key downtown Dallas property.
And he hints that the land may be used for a new landmark skyscraper.

Perot Cos. said Wednesday that it has acquired the 1.75-acre southeast corner of Woodall Rodgers Freeway and Field Street. The prime property – which has been under contract for several months -- at the northwest entry to downtown is now occupied by a Bank of America drive-through location. It’s just across the freeway from the Perot Museum of Nature and Science.

The new owner will continue to lease the hot corner to the bank. But Perot envisions grand plans for a future development.“We are excited about this property in what we see as one of the last iconic sites in Dallas,” Perot said in a statement. “We see tremendous potential in this site and envision it as a gateway to downtown and the world class neighborhoods at its doorstep. “A future building has the potential to impact the Dallas skyline for generations to come.”

Perot’s Hillwood company said the zoning on the land allows construction of a more than 1.5 million-square-foot skyscraper with no height restrictions.

Back in the 1980s, another developer proposed building a 100-story office tower on the block just across the street. Bank of America sold the property. Blake Purnell of CBRE Group brokered the sale with Phil Smith of Philip S. Smith and Co. The just purchased development site is just blocks away from the Victory Park development which Hillwood created.

It’s one of two bank properties along Woodall Rodgers that have been for sale this year. The 1.5-acre Chase drive though at Woodall Rodgers and Pearl Street -- located right at the entrance to the new Klyde Warren Park – is also on the market.

Good news on both the last 2 entries. Really like the condo and Dallas breaking the 1000 foot mark would be great.

Demolition starts for new Frost Bank tower in Dallas’ Uptown district

Quote:
Developer Harwood International has begun clearing the building site for its next Uptown office tower.

The Frost Bank tower will be constructed on Wolf Street near the entrance to the Dallas North Tollway.

Announced about a year ago, the 22-story high-rise will be occupied by Frost Bank and other tenants.

Work crews this week were knocking down the old motorbank and other buildings on the property to make way for the new tower.

The Frost Bank Tower will be Harwood International’s seventh office project in Uptown.

Another supertall or skyscraper at least could be in the works here:

Buyers are lining up for choice Uptown Dallas corner

Quote:
It may be the hottest corner in Dallas – if not the whole State of Texas.

The Chase Bank drive-through location at Pearl Street and Woodall Rodgers Freeway is smack at the front door of the insanely popular Klyde Warren Park. Developers think it may be the best building site in town. And it’s for sale. Commercial real estate firm Jones Lang LaSalle is rounding up offers for the 1.5-acre tract, which is expected to fetch more than $200 per square foot.

Broker say potential buyers for the land include developers Lincoln Property Co. and Trammell Crow Co. which both would like to plop an iconic project on the corner. With the recent sale of the Bank of America motorbank a few blocks away on Woodall Rodgers, the Chase property is one of the last available development sites in that corridor.
