Tony Giarratana — arguably the city’s most high-profile developer and unarguably its king of skyscraper projects — has revealed plans for three new towers, including an office building that would rise up to 700 feet and easily rank as Nashville’s tallest and most cutting-edge structure.

The trio of skyscrapers includes a 315-room four-star hotel for an unnamed brand. Straddling the western wall of Encore in SoBro, the hotel would be located on the corner of Fourth Avenue South and Molloy Street across from the rising Omni Nashville Hotel. Based on the images, the building — though bold — would be the least dramatic of the three.

The office tower is to be called 505 CST (for the structure’s 505 Church St. location) and would rise on the site for which Giarratana long envisioned the since-scrapped Signature Tower. The undulating 505 CST looks to be at least 40 stories and includes a 1,000-car parking garage, a 6,000-square-foot ballroom and a 200-room five-star hotel. The architect is Chicago-based Adrian Smith + Gordon Gill, which has designed some of the world’s most striking skyscrapers.

If early reports are correct, this will be Nashville's tallest building surpassing the BellSouth Tower which is 617 ft. high. This proposal replaces the 1,000+ ft. Signature Tower that failed to find financing and buyers before the 2008 GFC derailed it altogether. The developer is seking a major tennant for the 700,00 sq. ft. tower and will build after leases are signed.

A third option was for a 750 ft. mixed use tower. That has now been set aside.

Beautiful tower but it doesn't exude Nashville for me for some reason. Hopefully it blends nicely with the skyline but I'm not seeing it.

Wow, I never knew about this until I fell upon this thread. It looks gorgeous but probably won't happen.

We have architects (almost always from the North) envision magnificent skyscrapers for Nashville and they never fall through.

One of these ludicrous projects was actually built, they're called the Harpeth Shoals condos. They are 12 story twin condo towers.




Guess where this is located? Ashland City, TN

A small town in the sticks with a population of only 3,500 located 25 miles west of Nashville.

Some eccentric architect from New York (see the trend) looked at a map and saw that Ashland City was on the river and located near Nashville. So he thought "what a great place to build high-rise waterfront condos" Little did he realize that Ashland City is located in the boondocks and no one would live here. Crazily enough, this project was actually built and completed in 2007.

In the past 4 years, only 2 people ever moved into the place. It's currently vacant. It's been battling law suit after law suit ever since it was completed.

This tower looks way to fat for a 700 footer. But I guess it would look alright if it got built.

That's too bad (even though it doesn't really matter...still a elegant design).

I like it. Kind of wish it was a little thinner and that space was displaced to the top making it taller. Generally like the design though! Wouldn't be sad at all to have this here in Seattle!

No, as Manitopiaa said.. Nashville doesnt really have a highrise mentality. Like most Southern cities, downtown Nashville is really just for business and tourism very few people actually live downtown as opposed to other cities.

Since when does a 600ft+ tower "miss" skyscraper designation?? What specific architectural resource are you referencing??

Per many true references, a skyscraper is a tall, continuously habitable building of many stories, often designed for office and commercial use. There is no official definition or height above which a building may be classified as a skyscraper.

As there is no official definition of what constitutes a skyscraper, a relatively small building may be considered one if it protrudes well above its built environment and changes the overall skyline. The maximum height of structures has progressed historically with building methods and technologies. 'Supertall' has arisen as a contemporary expression for exceptionally tall buildings, although again there is no formal definition.

The Emporis Standards Committee defines a high-rise building as "a multi-story structure between 35–100 meters tall, or a building of unknown height from 12–39 floors"[4] and a skyscraper as "a multi-story building whose architectural height is at least 100 meters."[5] Some structural engineers define a highrise as any vertical construction for which wind is a more significant load factor than earthquake or weight.

A tower needs to be at least 650ft tall to be in the skyscraper section of the forum. At 605ft it does not meet that designation and needs to be in the highrise section. It says it right on the home page of the world devlopment forum.
