Yeah, this one looks less...crafted than the older office building design, but the design has nice texture to it, with the undulating outdoor spaces. Also, I'm amazed at the idea that there's this kind of demand for a residential property in a (smaller) American city in the country's south. Great news, for sure.

Nashville's seen a lot of increased out-of-state investor attention over the past few years…it's not very typical of the South in that sense.

New name: "Paramount"

New skyscraper will transform Nashville's skyline

The opening rendering looks like keys on a keyboard, which would've been appropriate for Nashville. But the rest do have class (and glass) and bulkiness to them.

While I do lament the loss of that other design, this is far larger and will look awesome with some quality glass. This will also be the tallest in the city by 130 feet. Part of what helps the current tallest is a pair of spires, so this will dominate the skyline by over 200 feet!

Giarratana raises $60M for 45 story 505 tower, releases renderings

Developer Tony Giarratana has raised the $60 million of equity needed for 505, the 45-story high-rise with 500 multifamily units he plans at Fifth and Church.

Giarratana is focused on securing a $90 million construction loan, which when obtained would complete the financing package for the estimated $150 million project.

The developer also Wednesday released renderings for the 403,000-square-foot high-rise, which includes 1,500 square feet of retail space.

The $60 million in equity includes $35 million of mezzanine financing from Chicago-based LaSalle Investment Management. Clarksville-based First Advantage Bank financed the $12.5 million of tax-increment financing, which the Metro Development & Housing Agency granted to help with infrastructure and other needs of the project.

Giarratana is contributing 0.43 acres of land valued at $12.5 million or more toward the project. Vertical construction of 505 and an adjacent MDHA-planned 973-space parking garage should start this fall with the garage to be delivered before the high-rise building is completed in late 2017.

505 will include a 45,000-square-foot amenity level — 33,000 square feet of outdoor amenity space atop the garage and another 12,000 square feet inside the building.

Giarratana Moves Forward With High Profile Nashville High-Rise

JLL secured $35 million in mezzanine financing on behalf of Giarratana from Chicago-based LaSalle Investment Management. MDHA has committed an additional $12.5 million in tax increment financing (TIF), which TIF is to be financed by Nashville-based First Advantage Bank. In addition to the mezzanine financing, JLL’s Capital Markets experts, led by Managing Director David Hendrickson, are currently sourcing a $90 million construction loan to complete the project’s $150 million in financing.

“Giarratana and his partners continue to make significant contributions to the economic growth and development of Nashville. First Advantage Bank is excited to be among the partners facilitating the 505 development” says Earl Bradley, CEO, First Advantage Bank.

Designed by Chicago based Solomon Cordwell Buenz, 505 will feature 45 floors with a total of 500 units, the upper third of which are designed to be potentially be sold as condominium residences. Both 505 and the adjacent, MDHA garage will be delivered by late-2017.

Two questions.

1) What happened to MYRDI?

2) When should this start to be built? I mean if they are on track to deliver it in 2017 and that's assuming late 2017 that's just 2 years from now. The SoBro and Bridgestone building's are being delivered in late 2017 also and each of them are already well under construction. I no I am in the minority and hope it works out but I still think something is going to happen again where the design will change slightly as they will scale back the tower slightly once more. It's Tony's calling card.

Firstly, I wish I knew what happened to MYRDI

Secondly the tower is in prep phase with garage construction imminent. Giarratana still needs financing to build the tower but he's got some money to begin. Mezzanine financing requires the sale of enough units so if the demand in Nashville warrants...

Construction Begins on 45-Storey 505 Project
