Bangkok goes prime

With the arrival of brands such as Ritz- Carlton, St. Regis and more recently, Waldorf Astoria, Bangkok is offering a new ultra-luxury property segment.

Until a few years ago, the Bangkok property market could be classified along traditional price categories that followed with high-end, mid-end and low-end segments, with properties selling for around THB100,000 (US$3,152) per sqm considered to be at the top end of the scale.

The arrival of luxury residential offerings such as the Ritz-Carlton Residences, the Residences at St. Regis and 185 Rajadamri set the pace for a whole new segment of the market, the so-called ‘ultra luxury’ segment.

“The ultra luxury residence is starting to establish itself,” says Ulf Schaefer, director of residential department of Knight Frank Thailand. “In this segment of the market there are two distinct categories, one being the hotel serviced residence and the other the super luxe condo without the hotel component. This first category was started in Bangkok by places such as the Banyan Tree, Sukhothai and the St. Regis and the segment is growing.”

The newest ultra-luxury development in the city is the recently launched Magnolias Ratchadamri Boulevard (MRB) which will feature 316 private residences as part of a mixed-use project that will also house the Waldorf Astoria Bangkok. Units come in one-, two- and three-bedroom configurations as well as penthouses with sizes ranging from 48 to 360 sqm and an average selling price of THB170,000 (US$5,360) per sqm. While not strictly a hotel serviced residence, the MRB nonetheless comes with a Director of Residences, dedicated to the wellbeing of residents and management of their properties.

The Residences at St. Regis Bangkok also fall into this category. Completed in 2010, the 53 residences sell at an average price of THB220,000 (US$6,936) per sqm and come with a host of services and amenities, including those offered by the St. Regis Bangkok, as well as exclusive amenities at the Residence Private Club and private, dedicated car parking. Given this and Magnolia’s location, on land owned by the Crown Property Bureau, both developments are offered on a 30-year lease, which might deter some investors. Yet despite the limited leasehold period and high prices, properties have been selling well in what has become one of Bangkok’s most prestigious streets, Ratchadamri road.

“We have received very good feedback during the pre-sales period from our targetcustomers,including localand international business owners, investors and those looking to buy as a second home in Bangkok’s CBD,” said Thanawan Chaiwatana, managing director of Magnolia Finest Corporation, the developer of the project.

Further down the same thoroughfare, Raimon Land’s 185 Rajadamri, where units sell for an average sqm price of THB250,000 (US$7,900), has already sold out by 55 per cent. This despite the fact that the project will not be fully completed until the end of 2013. Likewise, more than 40 per cent of the Ritz Carlton Residences’ 194 units have sold out before its completion, which is scheduled for the same year.

How many more super-luxurious properties Bangkok can absorb remains to be seen, but there is no doubt a new prime segment is established in the capital.

Magnolia Finest Corporation celebrated the opening of its sales gallery on Ratchadamri Road by offering special promotions and discounts to customers from 16 to 19 August. In partnership with Kasikorn Bank, Magnolias Ratchadamri Boulevard is offering special mortgage loans to Thai customers. Buyers are also able to use any credit card to finance up to 1 million Baht of their condo purchase at Rachadamri’s new landmark property.

Thanawan Chaiwatana, Managing Director, Magnolia Finest Corporation, said, “Following the grand launch of the Magnolias Ratchadamri Boulevard project, we’ve enjoyed over 35% sales already, which represents a superb response from customers. It demonstrates that there is real enthusiasm for this project, and that a high number of buyers are wishing to live at this, the city’s most sought-after address. Most customers so far have been business investors or Thai independent investors who would like to buy a unit for living in and also for investing in the future. Still unconfirmed, but on the Thai forum someone said the hight of the new design will be 242 meter high.
