Noooo... As great as this tower is it'll be seriously f-ed in the head if they touch those buildings.

Is it just me or is Melbourne becoming increasingly anti-facadism?

To confirm the Elenberg Fraser tower would see that hideous backbacker building torn down on the opposite side of the road. Can anyone confirm what is happening here?
Is this a separate development?

seperate. 450 is the fugly backpackers across the road, mentioned in this thread, which is the EF design
447- 451 is the victorian streetscape which is targetted by the development above (so two towers either side of street)

none of the historic buildings on that side of Elizabeth between Franklin and La Trobe are heritage listed unfortunatly, besides the one above thats brown, which is being 'partially demolished' (which I assume means facadism)
kidna agree with him, but for a different reason. there are better design ways to keep history and build new rather than straight facadism, but surely it's still fine if it's all or nothing

the Lord Mayor is, one reason he approved the demolition of 40 la trobe st, despite the developers offering to keep the facade.

I agree with others above, those buildings are too valuable to lose. I feel that they give Elizabeth Street a small glimmer of character to Elizabeth Street which should be captured and enhanced considering how soulless (and tacky!) the street is at the moment. Unless I am mistaken, I struggle to recall anywhere else on the street where you can find a small hub of cafes and restaurants bunched together in one spot. While Elizabeth street is no Collins Street, I would hate it to end up being the CBD's version of Whitehorse Road in Nunawading and not much else if those buildings were demolished and, say, replaced with a Jasper Hotel kind of frontage or generic branded shops (another fucking Nando's for example :P ).

I like that little pocket of victorian shop fronts as well. It would be a shame to see them replaced with a bland glass lobby and some generic cafe or fast food outlet. I think Elizabeth Street will struggle to maintain those smaller scale areas like Swanston Street has managed to do in parts.

I think thats why the CoM wants to spread the 40 m limit to the other side of Elizabeth up to the markets, to retain the small scale on the street, and have towers to the west of it.

apart from a few alterations, the entire streetscape from Franklin st to Little Bourke st is made up of Victorian/Edwardian and Art Deco buildings.

Planks & Sticks, funiily enough a nandos is opening one the other side of the street near Melb Central.

There's thousands of little Malaysian places along northern Elizabeth, always a struggle to get a table, hopefully more of them and less Nandos

It is sort of interesting to point out that Reddy's Kitchen was never as busy as Rose Garden for example, so Nando's is probably (marginally) better in this case if it able to draw in more people than the previous business. On the other hand, I personally wished that a unique eatery took the place of Reddy's kitchen instead of another franchise store such as Nando's. Fuck, there is one just over the road in the shopping centre.

However that said, I would hate to see a business with a larger up front financing ability (chain store for example) enter the bid of the new rebuilt spaces where the existing (and VERY busy/popular) Asian shops are and muscle their way in just because their piggy bank is bigger than the businesses that currently occupy the former space (regardless of how successful they are).

441-447 Elizabeth St is the former Royal Saxon Hotel which is proposed to be included in a heritage overlay. I hope that partial demolition means that at least the facade will be retained. 449 -451 Elizabeth St has no heritage significance.

Facade only of a building worthy of individual overley isnt really good enough though, hopefully more is kept.
449-451 is a mid-Victorian building and part of an intact streetscape, you could say many small and simple Victorian buildings have little significance, but as a whole, and paticularily when in a streetscape like this, I think they do. will have to wait and see the plans I guess. Suprised a development this large wouldn't already have renders floating around.
