Century Properties ties up with Missoni for condo project
By Zinnia B. Dela Peña (The Philippine Star) Updated February 27, 2012 12:00 AM Comments (0)

MANILA, Philippines – Century Properties Group (CPG) is building the first residential tower in the world to be designed by Italian fashion house Missoni – the 52-story Acqua Livingstone, which will rise within a P15-billion master-planned community in Mandaluyong City across Rockwell.

In a briefing, CPG managing director Marco Antonio said Acqua Livingstone is the fourth of six towers to rise on the 2.4-hectare Acqua Private Residences, envisioned as the first waterfront address in the country.

Antonio said the company is spending a total of P7 billion to construct all six towers, of which P1.5 billion will go to Acqua Livingstone.

CPG is estimated to generate a total of P15 billion in sales for the entire project, 11.1 percent higher than its original estimate of P13.5 billion. Of the P15 billion, P3.5 billion will come from the 645-unit Acqua Livingstone, which will feature interiors splashed with Missoni’s signature prints and flashy hues and showcase the regenerating Pasig River into its waterfront design.

“Missoni Home is known for creating its own style that reflects a celebration of life. Our brand is an experience of happiness, excitement, beauty, creativity, style and elegance,” said Vittorio Missoni, marketing director of Missoni S.p.A.

CPG’s collaboration with Missoni Home, the housewares branch of the global Italian fashion brand, is the local upscale property developer’s second pairing with a major luxury label after Versace (through the 53-story luxury Milano Residences in Makati).

“This is a testament to Missoni’s strong belief in the prospects of the Philippines as a premiere development platform. This pushes the boundaries of Philippine real estate and makes esteemed brands like Missoni Home accessible as a lifestyle experience,” Antonio said.

Antonio said the starting price for the units at the Missoni project will be around P145,000 per square meter. Unit sizes range from 27 square meters to 140 sqm and come in one to three bedrooms.

Buyers of the first three Acqua towers – the 42-story Niagara, the 45-story Sutherland and the 47-story Dettifoss – are now enjoying a 30 to 60 percent growth in price appreciation from only P90,000/sqm. All three buildings are 96 percent sold with a total of 1,815 units worth around P7 billion disposed off.

by JAMES A. LOYOLA | Manila Bulletin | Sunday | September 16, 2012 | 4:12pm

MANILA, Philippines — Century Properties Group, Inc. is constructing its four masterplanned developments within Metro Manila at a projected cost of P34 billion as it positioned to take advantage of the sustained strength of the real estate market.

According to Century chief financial officer Jose Carlo R. Antonio, the company has sold 87 percent, or 9,017 units, from 10,336 units available for sale in Century City, Azure Urban Resort Residences, Acqua Private Residences and The Residences at Commonwealth by Century.

“We are humbled by the markets’ acceptance of our developments as we have pre-sold 87 percent of the units we have made available for sale as of June 2012. Furthermore, we are very thankful of the support of our financial partners,” he said.

Century raised P1.6 billion in a pre-IPO basis prior to its becoming public in January 2011, P2.3 billion from the sale of Century’s shares in February 2012, and has approved bilateral credit facilities of P5.5 billion from 10 financial institutions as of September 2012.

“This brings our financing capabilities to P10.4B,” Antonio added.

The sites of the four masterplanned communities have been converted to the highest and best use of land. Where former schools, sugar refineries or car factories formerly existed, thriving mixed-use developments are being constructed in Makati, Parañaque, Mandaluyong and Quezon City.

“Developing new projects in older, underutilized real estate allows us to revitalize overlooked prime areas. It naturally enhances the urban makeup of these sites, and consequently their property values,” Antonio said.

He pointed out that “all these projects were masterplanned with our customer’s experience and innovation in mind. We will endeavor to replicate these considerations and qualities when we expand our portfolio outside Metro Manila.”

On the other side of the bridge, Mandaluyong side, a portion of the slum area has been demolished to make way for something. I wonder if this would be part of Acqua? Also curious about the fate of the massive abandoned factory/warehouse behind it. Or could this be a part of the widening of the Estrella-Pantaleon bridge? Can someone verify this?

Is the top a Penthouse or is it a common space for all the people who live in the tower?

Century Properties Group Inc. expects to generate P3.5 billion from sales of newly launched signature condominium tower located in a 2.4-hectare residential development in Mandaluyong City.

The condominium tower, called Acqua Iguaza, is a collaboration of Century Properties with the internationally-acclaimed interior design brand “yoo inspired by Starck,” which was founded by French designer Philippe Starck and British real estate entrepreneur John Hitchcox.

The P1.7-billion development is the fifth of six buildings to rise within the company’s Acqua Private Residences in Mandaluyong.

“We continue to establish international collaborations because the local market has shown its readiness for branded real estate,” said Century Properties co-chief operating officer and managing director Marco Antonio.

The first four towers in Acqua Private Residences—Niagara, Sutherland, Dettifoss and the MissoniHome-interior designed Acqua Livingstone–generated strong sales, according to Antonio.

The 50-story Acqua Iguaza will be crowned by a multi-level amenity deck, called the “Cielo,” which is interior designed by yoo inspired by Starck.
