BIAL | Bhartiya City |125 acres

Bhartiya Urban is developing in Bangalore a 125 acre integrated township; a first of its kind in India - truly integrated urban life spaces of 20 mn sq ft, covering commercial, residential, retail and hospitality, and with a school and a hospital. Master planned by Perkins Eastman of New York and reviewed by Cox Architects and Planners of Sydney, the City has a richly layered grain, comprising a series of clustered communities with public parks and wide streets that fuse seamlessly with an efficient transport and road network extending to and across the site. A self-contained city, there will be stadia, sport facilities, a concert hall, health facilities, souks, as well as malls and big-box retail, entertainment and other amenities serving the community. The project incorporates an iconic tower – the tallest mixed-use tower in Bangalore – which will establish a distinctive symbol for this new urban destination on the Bangalore skyline.

Bhartiya Urban Infrastructure & Land Development Co, a wholly-owned subsidiary of Bhartiya International Ltd, has sketched a master plan to develop a mega urban city within the peripherals of Bangalore. The Rs 15,000 crore mixed-use development project — Bhartiya City — would come up over 100 acres near Bangalore International Airport Ltd (BIAL) incorporating 2 crore square feet of residential, commercial and entertainment projects. This project, ‘a city within city’, which is also envisaged as Bangalore’s premium business destination will be fully operational by 2022, a top company official, told Property Pulse.

“Our belief is that good lifestyle spaces or good living conditions should not be the domain of few ultra rich only. Rather than making exclusive, we would like to make our development inclusive. Keeping it as our catchword, we are entering the business of real estate development. We are making the final blueprint for our first sustainable mega development project in Bangalore. It’s really going to be a dream land wherein you can live, work, shop, and entertain,” Snehdeep Aggarwal, chairman, Bhartiya International, said in an interview.

A city within the city, as Agarwal puts it, would have a whopping 2 crore square feet of real estate development. The city would offer housing and office facilities besides entertainment options, retail outlets, commercial establishments, banks/financial institutions, malls, hospitals, schools and colleges, restaurants, star hotels, stadiums, and the like. “When completed, it would be one of India’s largest business districts.”

It is also developing a unique concept for housing. “We are developing lifestyle products and we believe housing as lifestyle also. We are planning around 7,000 homes across different categories. We will be tying up with international architect firms to offer quality lifespace. Our estimation is that the first phase of the housing project will be launched in the market by 2010-end,” he said.

When asked about proposed investments, Aggarwal added: “I cannot specify the overall investment. However, it may exceed over Rs 15,000 crore when completed.” On company’s fund-raising plans, Aggarwal detailed, “Funding does not seem to be a problem for good, bankable projects. IL&FL has already invested Rs 150 crore in the project. We are in advance talks with few construction finance companies for raising capital. The project would also be supported by internal accruals. Since it’s a large scale project, the company can even think of launching an IPO — may be in the long run. So capital is not a big issue. We are open to partnership with any strategic investors and developers. However, we will set up the development guidelines and control it.”

Interestingly, the company is developing this project on its own land parcel in Bangalore. “In Bangalore, the development area is now shifting to city suburbs. Even the new airport has been settled outside the Bangalore city. Local government is developing a new peripheral Ring Road in Bangalore to connect business destinations like Electronic City, Whitefield, etc. We have got an opportunity to develop this project in that peripheral itself. The first development would be set up in our own land parcel located here.” The company is planning to officially launch the project by the end of 2010. It plans to develop the project in three phases and the first phase is likely to be completed by 2015.

According to Aggarwal, his company has arranged professional workshop to understand the need of the hour. “It took three years for us to make this idea into a reality. There is certain learning and understanding of urban development which had evolved globally. We will tweak it as per our requirement. We have brought real estate experts and architects from across the globe to work on this innovative concept. In addition, local urban planners and infrastructure companies joined our workshop to lend their expertise in the development field. Now, the overall plan has come out in the best way and we will go ahead.”

When quizzed about the existing market demand for such projects, Aggarwal said, “We believe that there is enough demand for quality projects. We don’t follow any research and we don’t believe in the gap between demand and supply. We believe in the gap between the kind of demand and the kind of supply. If we make the right product there will be the demand for sure. Hence we are concentrating on developing the right product.”

Perkins Eastman’s new plan for the Bhartiya urban mixed-use area incorporates a rigorous program including office, residential, and commercial space. Sitting on 50 hectares (124 acres) of land in Bangalore North, the site includes hotels, an IT Campus, office buildings, both high-end and affordable residential complexes, one- and two-story retail developments, a hospital, and an international school.

Currently they are castles in the air.. They should make a privately funded underpass below the PRR during road construction.

Bhartiya Urban to invest Rs 10K cr on Bangalore township

Bhartiya Urban, a realty joint venture between Bhartiya Group and Infrastructure Leasing and Financial Services (IL&FS), will invest about Rs 10,000 crore in the next ten years to develop a township in Bangalore.

Bhartiya Group is primarily engaged in manufacturing and exports of leather apparel through a listed entity Bhartiya International. The group had forayed into realty business in 2006 and this township is its first project.

“We are developing an integrated township ‘Bhartiya City’ in North Bangalore. Spread over 125 acre, it has been planned as an inclusive urban city in north Bangalore within municipal limits,” Bhartiya Group Chairman Snehdeep Aggarwal told.

The township project would be developed in eight phases and involves a total built-up area of 17 million sq ft, which includes 7 million sq ft of housing and 3 million sq ft of an IT SEZ.

Aggarwal said the company would develop 3 million sq ft in the first phase at a cost of Rs 1,600 crore. It has tied up loan of Rs 550 crore from banks.

Asked about the total investment in the project, he said it would be around Rs 10,000 crore over the next 10-12 years.

Aggarwal noted that it would be an inclusive project as apartments would be offered to customers in a price range of Rs 10-60 lakh.

“We will start delivering the flats in 30 months from now. Infrastructure development has already started,” he said.

IL&FS holds 26 per cent in Bhartiya Urban while Bhartiya Group promoters has 44 per cent stake in it, Aggarwal said, adding that the remaining 30 per cent is held by Bhartiya International.

B’lore project to rake in Rs 1500cr rev: Bhartiya Int

Snehdeep Aggarwal, MD, Bhartiya International Ltd, in an interview with CNBC-TV18’s Udayan Mukherjee and Mitali Mukherjee, says their 20 million square feet integrated town project in Bangalore, will see revenues flowing in by CY11-end.

Since it is a phased development, the first phase, currently under implementation, will see 3 million square feet being developed. “The whole phase of five years is about Rs 1,500 crore worth of revenue,” he adds.

Baring PE may invest in Century Real Estate

Likely To Pay $75M For 26% In Bangalore-Based Co

Bangalore: Baring Private Equity Partners India (BPEP) along with some of its international investors is likely to invest about $75 million,or approximately Rs 350 crore,in the Bangalore-based Century Real Estate.
Baring's individual commitment to the deal is around $53 million,while overseas investors who are backing the fund may bring in a little over $20 million in additional investment.Industry sources say that Baring has just initiated the diligence process.As the realty firm is still working out the commercial terms,sources say the deal could be closed in February.When contacted,the managing director of the company Ravindra Pai did not confirm or deny the development.
The Baring-led investors may pick up around 26% stake in the holding company,which is one of the largest land aggregators with an estimated 3,000 acres of land bank in south India.The investment may be deployed as seed capital to develop multiple townships around Bangalore.E&Y and KPMG are assisting with the due diligence.E&Y,alongwith 130R Capital,is also advisor to the deal.Century Real Estate is majority owned by real estate e n t re p re n e u r Dayanand Pai and his family.The Manipal Education and Medical Group (MEMG) promoters also have minority investments at SPV (special purpose vehicle) levels.BPEP,which manages assets wor0th about $1 billion,issued a term-sheet for a possible investment two months ago,sources added.An alternative possibility of the PE fund investing into a SPV holding a clutch of assets is also being considered.A Baring India official refused to comment,when contacted.Last year,Century embarked on raising $120-150 million and has held talks with PE investors including DE Shaw,Apollo Management,Morgan Stanley and Baring.
US-based Fortress Capital is an investor in the company,and a part of the $150 million investment was aimed at repaying some of the Fortress investment made through convertible instruments.BPEP,spearheaded by Indian private equity veteran Rahul Bhasin,roped in Varun Batra who headed Citigroup's real estate investments in India to cut opportunistic deals in this comeback sector.
Century has 14 projects spread across 1.2 million sft under various stages of development.The realty company raised Rs 400 crore in debt some six months back to fund its projects.The firm is planning to develop an additional 1.7 million sft in the next financial year.It is investing Rs 250 crore in a 68-acre integrated township close to the Bengaluru International Airport.The company has also entered into a management contract with hospitality major Four Seasons to set up a luxury hotel in Bangalore.The project,which broke ground last week,is expected to be completed by 2013.It will also house 100 branded residences,high-end retail stores and commercial complexes.

cool project. would have liked a couple of high rises though. very good location between devanahalli and nandi hills, nandi hills visible in road video.
