Downtown construction wave resumes, bringing new residential units to 13,000, needing schools

Quote:
[...]

AvalonBay's tower will be just a hair's-breadth taller: “The roof elevation is technically 591 feet,” a company spokesman said in an email. “Not to knock AvalonBay – they're very good builders,” Wolpert countered. “But [100 Willoughby] won't be built to the same standards as our building. It shouldn't be. It's a rental.”

Stahl's tower was designed to be all-condo, with higher ceilings – including 11-foot ceilings in its penthouses – an upscale gym from Park Avenue called the Manhattan Athletic Club and a “luxury lobby,” he said.

The building has up to 50,000 square feet of retail space, and some big-box tenants have taken a look, said Diana Boutross of Winick Realty Group, who is doing the marketing. Other prospects that have shown interest are “food uses” large and small, such as restaurants and markets, plus health industry tenants and private schools. Asking rents are $100 per square foot on the ground floor, $50 on the second floor and $30 on the third and fourth floors, she said.

* 100 Willoughby St.: Real estate-obsessed readers take note: AvalonBay's spokesman said 100 Willoughby is the address the developer is using now for this project. It is also referred to as 88 Willoughby St. or Avalon Willoughby West.

A deep hole has been dug at the site, and we saw a parked bulldozer and a small group of workers toting things around when we peeked through a tiny observation window in the fence. Construction started this week and will be done in roughly three years, with first apartments ready for occupancy in June or July 2015, the AvalonBay spokesman said. There will be 826 rental apartments, he noted; 860 were originally planned.

The spokesman sent us a comment from Martin Piazzola, senior vice president for development, about the competition to be Brooklyn's tallest residential building. “When we were designing our building, we really didn't focus on how tall 388 Bridge St. would be,” Piazzola said. “We just wanted to design the best building we could for the site.”

Avalon Willoughby Progress Report

Quote:
The Brooklyn Eagle's Facebook page has a handful of photos of ongoing work at the mud pit that will house Brooklyn's next tallest building. Avalon Willoughby West will rise 596 feet, housing 861 rental units across 57 stories. Designed by glassy tower mavens SLCE, work started back in October, and though it doesn't seem like much progress has been made, construction is scheduled to be complete by the end of 2015, when it will surpass the borough's current tallest rental: newly leasing 388 Bridge Street.

So this will be one of the tallest buildings on Long Island when completed?

Actually the Citibank tower in Queens at 200.5 meters/658 feet is the highest in Long Island.

This will be second tallest on Long Island, to be more precise.

I do feel as though Citibank's days as tallest are numbered though, a lot of towers in Downtown Brooklyn approaching 600 feet, it is just a matter of time until someone goes for 700ft +. City Point phase 3 could end up in that range, or perhaps some other project in that area.

Good call. Downtown Brooklyn just announced 420 Albee Square, and at 679ft tall it will be taller than the Citigroup tower in Queens, and tallest building on Long Island and New York State outside of Manhattan.

It's right across the street from Brooklyn's current tallest building.
