HAUGELANDET | Byutvikling og byggeprosjekter | Development thread

I'd say it's about time we got one for this area now.
Haugesund is at the crossroads, we are in a time where we have to face the very same problems Drammen had to face, the inner city choking on cars. The city centre becoming less attractive, and the flight to the suburbs.

Haugesund's total land area is not very big. Only some 70 sq km, around 60 if you don't count the sea. This means that at one point we cannot continue sprawling with houses like so many other Norwegian cities have, without potentially destroying good farmland, or even our beloved hills. Byheiene.

Which for some greedy developers may be ripe for building, to build their fancy big houses on, with garages, fat wives, and SUVs. But this is not very sustainable in the long run, is it?

Meanwhile, things are not doing good in the city centre, like Oslo we now have drug dealers up and down our very pedestrian street, Haraldsgaten. Making the city less attractive, and again causing people to go shop at Raglamyr instead. Our ever expanding little piece of suburban mall hell.

But that's not all, the streets of Haugesund city centre are all quite narrow, this isn't really something we can deal with easily. As we can't widen them. That would require razing entire cityblocks, and that's a big no no. However there's been several suggestions; one way roads being one, it has helped some, but never quite solved the problem, one alternative was also to try to rid the downtown grid of as much car traffic as possible.

That wouldn't seem to be very sustainable either.

But there are some exciting news:

Fagerheim | Haugesund North

There seem to be no renders as of yet, but seeing as I live directly south of the proposed area, I and the rest of neighours received some public viewings of the 'planforslag' For this area.

But from what there's to be read:

They want the area to be dense, eco friendly and less dependant on cars, relying more on mass transit, walking, cycling, and electric/small cars.

What exactly 'dense' would mean here though, remains to be seen. Knowing Norway, 'dense' could be rowhouses for all we know about the word density...

But there are things that sparked my interest:
- High density around mass transit hubs | Could this possibly mean highrises?
- Mixed use development | They are very positive to the ideas of shops integrated with the apartments and offices, i.e ground floor shops.
- They want to have waterways | Possibly meaning either canals, who knows?
- They want trails, urban squares, and pedestrian friendly streets | What would they mean with 'urban squares', do they really want to make an urban living area?

As a whole it seems positive, as the only thing we have up until recently when building northwards, is houses, houses, and more houses, and a small number of apartment buildings in between.

Bleikemyr itself is a total disaster, over 8000 people living here, and only two shops, both small too, whoever designed it like that should have been slapped across the face!

They've basically developed it in such a way that to really get anything you need, you HAVE to get to Raglamyr in the east or Norheim, which is the southern end of town, and actually Karmøy's mainland side.

Other projects:

--Haugesund--

Spannavegen 136:

Possible redevlopment site:

If this old gas station is torn down, they may build a building up to six floors , not bad if they pull it off.

Møllergården , Haugesund Sentrum

Fedjedalstunet - NO NO NO NO NO! >_>

--Karmøy| Kopervik--

Gofarnes havn, not much to be said, but eh, it's something.

--Karmøy| Åkrehamn--

Utsikten leilighetskompleks

I can't say i love that expansion of Amanda in Raglamyr, but I understand why,if we don't, Stavanger will.

What kind of logic is that? Would people in Haugesund rather drive to Stavanger to shop there instead if the shopping was buildt there?

Or is it more of a pride issue against Stavanger?

Stavanger is not relevant but Aksdal could easy take over Raglamyr growth if Tysvær politicians got their way...

Yes and no, it's more the fact that local politicians are desperate to keep things in Haugesund, basically, the main driving force is Coop wanting to expand the anchor store, Coop Obs!, and yeah, one of their arguments was, that if we don't comply to their wishes, the Stavanger region will..

Which sort of is a dumb argument. I guess it is sort of competing.

But yeah, Aksdal is also a valid arguement, but it is still small fish compared to Haugesund and Stavanger though.

Thon's new hotel in Haugesund. Bland? Yes. Just like any Thon? Yup! Gives some much needed density? I guess...

God, Thon-architects. Is it possible? The worst is that I actually met one once. I should've just kicked him in the balls...

Coop operates shopping malls in some parts of the country. Many different samvirkelags have different strategies for their businesses.
