Tacoma is a very nice and heavily underrated city.

It is a shame that Washington does little to let this city prosper, but some of the blame lies at their own complacency as they should take more risks with business instead of letting Seattle (and now Seattle-suburb Bellevue) siphon off almost everything (particularly high wage/creative class).

I say this, as a Seattle resident, by the way. .... and am saddened to often see Tacoma incorrectly relegated to a 'suburb' when in fact it is a peer or 'smaller twin' anchor along with Seattle.

What do you mean "not let this city prosper"? I don't recall anything the State of Washington has done.

Tacoma is plenty scrappy. But its county is backward sometimes, like the recent public vote that failed to save bus service levels. The City and community fights hard and sometimes loses due to simple force of gravity, like Russell (Tacoma's #1 company) moving to Seattle a year ago and the University of Puget Sound selling its law school to Seattle U, which moved the whole shebang to Seattle four years later. This sort of thing has been happening for a century -- independent organizations choosing to align with the larger city. Tacoma's size is a disadvantage in some ways...the first ring of malls is too close, and Downtown retail was gutted.

In the past 15 years or so, Tacoma has done a ton of stuff right. The State (yes) located a branch campus of the UW in Downtown Tacoma, with a current student population I'd guess around 3,500, primarily in several historic rehabbed buildings plus some new construction, a fantasticly-done new anchor. Museums, the convention center, the waterfront esplanade, a streetcar, and a decent amount of new housing have made it a place that's certainly worth visiting and even a good place to live.

The south end of the metro needs an office core. It's remarkable how little office space (whether counted by the brokerages or not) exists in Pierce County or even South King County. A major hurdle is that while development costs are a high percentage of Seattle's, rents are nowhere near high enough to justify new construction in most cases, even during good economies. Related to this, Tacoma doesn't have many big office users that can drive demand. The current space (such as Russell's) will fill up as the economy recovers, but new construction will wait for either higher rents or growing blue chip companies.

Tacoma is a hell of a city. Growth since the early 90s has been remarkable. Now the table is set for continued growth...offices on a moderate scale, a bigger UWT, and a downtown that's now a good place to play and visit. Lots more residents.
