Journal Square To Break Ground In 2013

‘Game-changing’ residential development coming to transit hub

The city’s weathered Journal Square neighborhood appears to be on track to get a makeover. A week after the City Council gave approval for a new 42-story residential building near Summit Avenue, the Planning Board has similarly blessed the “Journal Squared” development, also known as J2.

According to revised plans presented to the community last week, the KRE Group will build a 1,840-unit residential development behind the Journal Square transit hub on what is currently used as parking for NJ Transit and security personnel.A portion of the development will also occupy what was once a Verizon office building on Summit Avenue.

The project, which will be built in three phases, will ultimately include about 36,000 square feet of retail space and 920 parking spaces. “We’re planning to break ground in 2013 for Phase I,” said KRE Principal Jonathan Kushner, who also built the Grove Pointe development downtown. “I can’t project how long it will take to build Phase II and Phase III. But our plan is to complete Phase I within the next 36 months. That means we expect to be built and leased within 36 months.”

Wicked! The Hudson river may end up being the first man-made fjord, so to speak. Some day.

Gene Kaufman attacks NJ!

Massive Jersey City mixed-use project set to begin construction in the spring

Quote:
Construction will begin in the next two months at a long-stalled 1.2 million-square-foot mixed-use project in Jersey City, the architect for the project told The Real Deal today. The two 50-story towers, designed by Gwathmey Siegel Kaufman + Associates Architects, were approved by the Jersey City Municipal Council and Planning Board in December, clearing the way for the massive project to move ahead, according to Gene Kaufman, owner of GSKA.

The development will bring 150 hotel rooms and 1,000 rental apartments to 70 and 90 Columbus Street, in the downtown Jersey City area.

The $350 million project should break ground in the next few months, told The Real Deal, with construction on the first tower, at 70 Columbus Street, slated to be complete in 2015.

The project, developed by a partnership between Ironstate Development and Panepinto Properties, was first proposed in 2007, but ran into a number of delays after the credit crash. Last year, GKA replaced Costas Kondylis as the architect on the project.

The 70 Columbus tower will feature 550 apartments and a 20,000-square-foot retail space,

West New York Approves Meridia Tower

Dial 'M' for mayhem...

Quote:
To the dismay of a room full of residents, the West New York Zoning Board voted 5-2 to approve an application to build the controversial Meridia Le Boulevard high rise complex on the corner of 67th Street and Boulevard East at a meeting last Thursday, Jan. 24. Although the project still must be approved by the town’s Board of Commissioners, the decision was the climax of a struggle between residents and Capodagli Properties, the developer, that lasted nearly a year.

Residents have argued consistently that the construction of the 13-story, 123-unit Miami Beach-style high rise would increase congestion and parking issues in the area, and work against the aesthetics of the neighborhood.

“It’s a really unbelievable decision,” said resident Doug Borden, who lives across the street from the proposed development, in the Versailles apartment building. “It’s completely counterintuitive to rational thought.”

Xanadu, New Jersey Meadowlands by jag9889, on Flickr

Quote:
SECAUCUS AND BEYOND – American Dream Project Director Tony Armlin said Wednesday that work at the site would begin early in March and that the megamall and entertainment center on Route 3, formerly known as Xanadu, would open at the Meadowlands Sports Complex by autumn 2014 according to The Record.

According to the report, Armlin made an informal appearance before the Bergen County Improvement Authority and also said that crews would begin work before the financing structure for the project was in place, which is expected to be completed by May.

The $3.7 billion American Dream project, on Route 3 by the MetLife Stadium, includes a mega mall, entertainment center, and indoor ski park. The project had been stalled since 2009 due to financial woes until the developer Triple Five stepped in.

Jersey City Takes A Flying Leap Toward Powerhouse Renovation

Quote:
By Antoinette Martin
Last Updated: March 9, 2012 01:35pm ET

JERSEY CITY-A crucial step toward stabilization and redevelopment of the downtown Powerhouse structure was achieved as a specialized engineering firm using the tallest available crane accomplished inspection of 200-foot tall smokestacks in anticipation of installing a new roof below them.

“Today was a milestone for both the Powerhouse and all those concerned about this magnificent structure,” says Bob Antonicello, the Jersey City Redevelopment Agency’s executive director, when the specialized crane arrived two weeks ago.

The 1908 Powerhouse, which houses a PATH substation, is envisioned as iconic centerpiece for a $100 million redevelopment project creating an arts and entertainment district in and around the building. The area is to have shops, markets, galleries, performance space and “alternative” office space in a pedestrian-friendly environment, according to the plans.

The first step, though was JCRA launching a multi-year program to stop further deterioration of the long-abandoned structure, which despite its inherent Romanesque Revival-style glory had become an eyesore with large trees growing out the windows and a crumbling roof. Over two years, all of the building’s monumental windows were boarded and sealed.

The issue then became, according to agency project manager Mary Noonan: “How could we find out if the smokestacks were in good enough shape to proceed with replacing the roof?” Beyer, Blinder, Belle, the New York-based architect for the project, brought in an engineering group called Vertical Access, which used a crane that is one of three in the world, and the only one of its size in the United States. Engineers aboard the crane conducted visual and camera inspections of both the exterior and interior of the towering stacks, Noon said. They are expected to report the results to the agency next month.

The enormous brick structure, situated near the 55-story Trump Plaza Residences tower built in 2008, was originally the powerhouse for the Hudson & Manhattan.

The JRCA and the Port Authority of New York & New Jersey are working on an agreement that would transfer full ownership of the building to the agency in return for a replacement site for the PATH substation.

French Firm To Build New HQ In Newark's Science Park

Quote:
Biotrial, a privately-owned, French contract research organization has announced that it will build its new North American headquarters in Newark's University Heights Science Park. The City has approved the developer's plans for the building, with construction expected to begin in the Spring, and completion anticipated in 2014. The endeavor will create 100 permanent jobs and 150-200 construction-related jobs. Biotrial's primary purpose of supporting pharmaceutical and biotech companies, makes its decision to open their headquarters in Science Park a solid decision. Science Park is home to biotechnology firms, science companies, and university research programs.

Biotrial seeks to take advantage of its proximity to Rutgers Biomedical and Health Sciences and the New Jersey Institute of Technology.

Saint Michael's Medical Center Opens New Emergency Department

Quote:
Today, Saint Michael's Medical Center, located in Newark's University Heights section, opened its new and expanded emergency department. With 18,000 additional square footage in the department, along with relocated physicians' and administrative offices, in addition to a new location for the Breast Center, the hospital's $29 million renovation was complete. As part of the renovation, a new admissions area and lobby were created. The idea behind the emergency department expansion is to make patient transfers, whether they're admitted to other areas of the hospital or released, more efficient.

they have got to get rid of this lousy siding. It looks like a rusty cheap crap. Ipass it by almost daily and the place is ripe for big change. besides it is 4 miles from Lincoln Tunnel from the city. It can be extremely busy with new stadium and all, but just not the way it is today. It need serious upgrade.
