Arvind opens store in Hyderabad
Arvind Ltd, the integrated textiles and branded apparel player, has announced the opening of its sixth ‘Exclusive Brand Outlets (EBO)' in Hyderabad. This exclusive ‘‘The Arvind store' has a built up area of 1,286 sq ft at Chanda Nagar. It will offer premium shirting and suiting fabrics, display brands such as US Polo Association, Flying Machine and Arrow along with custom tailoring and readymade apparels. In addition, the store will have Arvind Denim Lab, a concept exclusive to The Arvind Store which offers customised washed jeans, which is made to order. Mr. P.S. Rajiv, Head-Retail (EBOs), Arvind Ltd said the company has been able to open the sixth store in the city in just 20 months, showing the keen liking of customers and the growing retail sector. ‘The Arvind Store' brings both the fabric and ready-mades to its customers. It aims to revolutionise the whole shopping experience of customers, he added in a press release. |

Dialysis centre inaugurated
![]() A dialysis centre offering services to kidney patients at affordable rates was inaugurated at Ramdev Rao General Hospital, Kukatpally, on Sunday. The Bhagwan Mahavir Jain Relief Trust has procured 12 dialysis machines and has spent close to Rs. 1 crore to set up the dialysis centre at Ramdev Rao General Hospital, which is managed by Sivananda Rehabilitation Centre. While the existing rates for each dialysis session at private hospitals in Hyderabad are between Rs. 1, 200 and Rs. 2,000, the new facility will offer each dialysis session for Rs. 400. The Bhagwan Mahavir Jain Relief Foundation Trust and Sivananda Rehabilitation Centre are collaborating for this project. “We should laud the efforts of such organisations for their charity work. A major chunk of wealth in India is with a chosen few. So, it is up to the rich to give it back to the needy. On behalf of GHMC, I would like to assure co-operation to both organisations,” GHMC Commissioner M.T. Krishna Babu said during the inaugural function. Bhagwan Mahavir Jain Relief Foundation is already operating 24 dialysis machines at Koti Vaidya Vidhan Parishad Hospital. Very soon, the foundation is also going to add 15 more dialysis machines at Koti Government Hospital. So far, since 2009, the foundation has managed to provide 60, 295 dialysis sessions to over 950 kidney patients from various parts of the State. The 12 new dialysis machines have been installed in the newly constructed Kumudinidevi out patient block at Ramdev Rao Hospital, Kukatpally. Both, the new out-patient block and the dialysis centre were inaugurated on Sunday. Members from the Mahavir Foundation, Sivananda Rehabilitation Centre, doctors from the Ramdev Rao hospitals were present. |

HYDERABAD METRO declares JULY 5 as appointed date
HYDERABAD, JULY 5:
Hyderabad Metro Rail project has declared July 5, 2012 as the ‘appointed date’ and the construction will have to be completed within five years from today. The lenders’ consortium headed by SBI will also start disbursing loans. The Andhra Pradesh Government and the Concessionaire L&T Metro Rail Hyderabad Ltd (L&TMRHL) have agreed on the date which is crucial in the construction of the project. Though financial closure for the project was achieved in March 2011, L&T could not start the project works due to delay in handing over 104 acres of depot land at Miyapur and certain other land parcels. On the assurance given by the Government, L&T started construction activity from May this year but the appointed date could not be declared as Government had to fulfil certain conditions. Now with the handing over of 244 acres, which is 91 per cent of the required 269 acres, both Government and L&T have declared the appointed date. The Managing Director of Hyderabad Metro, Mr N.V.S. Reddy, and L&T Metro Managing director, Mr V.B. Gadgil, exchanged letters of declaration in the presence of the State Chief Secretary and Chairperson, Ms Minnie Mathew, and the Urban Development Principal Secretary, Mr B. Sam Bob. The project concession period is 35 years including construction period of five years which will be counted from this day. The Government assured that the balance 25 acres will be handed over soon. The bankers’ consortium headed by State Bank of India, which agreed to lend Rs.11,478 crore, will start disbursing the loan amounts as per the financial closure. Retail Spaces: oversupply forces rentals to drop
An oversupply of retail spaces in the established high streets has ended up forcing the rentals to drop across the micro-markets of the city.
The decrease in the rental has been to the tune of around 4 per cent to 7 per cent, compared to previous quarter, in locations such as Banjara Hills, Jubilee Hills, Ameerpet and A.S.Rao Nagar. According to the latest report of Cushman & Wakefield, the retail real estate market in major cities recorded a deferment of more than 30 per cent of retail mall space against the projected supply for the first half of the year. Here in the city, the report pointed out that the retailers of domestic brands were showing interest to spread their operations in new and emerging residential micro markets such as Chandanagar and Madinaguda. This was due to the availability of adequate supply and that too at reasonable rentals. In most of the prominent high streets such as Banjara Hills, Jubilee Hills, Ameerpet and A.S.Rao Nagar, the fall in rental has been attributed to what the report suggested as significant amount of new construction becoming available. And with fresh mall space supply expected only early next year and existing malls having a vacancy of less than 2 per cent, mall rentals were expected to see a spike as leases in some of these malls come up for renewal in the next few months. Jaideep Wahi, Director, Retail Services, Cushman & Wakefield say that given the current uncertain economic conditions, the retail markets were showing a largely stable scenario. “Whilst high streets still remain in favour with retailers, depending on local market dynamics, demand for malls spaces is stable with retailers emphasizing on the ‘quality’ of the spaces being offered,” he says. The overall report of major cities document Bangalore as witnessing the highest mall supply of 1.50 million sft in H2 2012 with NCR recording highest mall supply deferment of over 80 per cent. According to Cushman & Wakefield, the fresh mall supply for H1 2012 stood at 2.27 million sft and approximately 1 million sft of expected mall supply was deferred to second half of the year or next year. The overall vacancy rate for major cities as of H1 2012 stood at 19.6n per cent marginally higher than the previous quarter. The rental values across most mall destinations within these cities remained largely stable, except for certain micro markets in Bangalore, NCR, Kolkata and Mumbai where mall rentals have seen a growth over the previous quarter in the range of 2 per cent to 13 per cent. HMDA rakes in Rs. 125 crore through auctions
A 4.695-acre plot at Nandagiri Hills received a bid of Rs. 84.74 crore after the upset price was reduced to Rs.18 crore per acre when bids were opened for the 42 plots auctioned by the Hyderabad Metropolitan Development Authority (HMDA) on Wednesday.
The upset price for the plot in the earlier auction was Rs. 23 crore per acre, but it had no takers. Thirty-six of the plots spread out in different locations such as Asifnagar, Miyapur, Nallagandla, Gopanpally, Ramachandrapuram and Miyapur were successfully sold reflecting a positive trend in the real estate scenario. The other high total bid amount for the lone plot at Asifnagar was Rs. 5.88 crore, while one of the nine plots that went for auction at Miyapur was sold for Rs. 6.89 crore. One plot at Nallangandla went for Rs. 2.31 crore and another fetched a price of Rs. 1.92 crore. The unsold plots in this round of auction included three at Nallagandla and one each at Miyapur, Ramachandrapuram and Tellapur. The latest auction could get the cash strapped HMDA around Rs. 125 crore. With the successful bidders announced, the process of making payments would soon start with the HMDA announcing that the sale proceeds would be exclusively spent on various projects taken up by it. If all the successful bidders make payments, the organisation would be realising more money than it had originally anticipated (Rs.120 crore) even while six plots remained unsold.

L&T Metro sets up quality lab, workmen colony
The Chief Executive and Managing Director, L&T Metro Rail (Hyderabad) Ltd V.B. Gadgil on Monday inaugurated the project office, quality control lab and labour colony at the Miyapur depot.
Senior officials from the developer L&T metro project and other group companies also participated in the event. The fully functional quality control lab will facilitate in conducting soil and concrete testing and the six blocks of Workmen Colony would have capacity to accommodate 500 people working on Corridor–I between Miyapur and L B Nagar. Inaugurating the facilities, Gadgil said, “These facilities would give great impetus to the construction activity on Corridor I and very soon Miyapur depot will catch up with the Uppal depot in terms of the construction facilities and establishments.” “Safety, security and well-being of our workmen are of primary importance to us,” he said. In a statement, he said L&T Metro is committed in completing the Hyderabad Metro Rail Project in time and create a world-class landmark in the city of Hyderabad.”

Hitec city-Kukatpally flyover by November 1
Traffic jams at Hitec city as the work on construction of the much-awaited Road Over Bridge across the railway line between Kukatpally and Hitec city is in full swing.
The bridge may not be ready for vehicular traffic before the global biodiversity conference commences in October, but officials are confident of completing it on or before AP Formation Day (November 1). The project was hanging fire after a series of delays, but the Hyderabad Metropo-litan Development Auth-ority and the South Central Railway authorities are working in “full coordination and cooperation” now. Even the GHMC has acquired the all-important green signal from its standing committee to go ahead with the development, widening and construction of service roads and junction improvements near the Road Over Bridge, at an estimated cost of Rs 3.20 crore. After considerable delays that tested the patience of commuters, the works on the RoB has at last entered the final phase. The bridge will be ready for vehicular traffic in another 60 to 70 days and easing the congestion on Hitec city roads, said a senior official. The bridge is being constructed to provide smooth connectivity between Kukatpally, Madhapur, Kondapur, Jubilee Hills and ease traffic congestion in on main roads of Hitec city. Due to delays, the total cost of the project has been escalating, and now the RoB will cost nearly Rs 50 crore

RV Nirmaan brings new residential project in Hyderabad

The project is coming up in 3.6 acre and would have about 4.8 lakh sq ft construction with 300 residential units, in a combination of two and three BHK units, ranging from 1,000 sq ft to 2,300 sq ft. According to its managing director Ramachandra Reddy, the project will be completed in two years. It is in proximity to the financial district of Gachibowli and Hitec City and, therefore, would look to cater to the software industry and service professionals. The company is quoting the price of Rs 3,200 per sq ft excluding amenities and has announced an early bird discount of 15 per cent. It is promoting the project to its existing clientele first. The firm has, in over two decades, constructed 25 lakh sq ft of residential and commercial spaces. “The market conditions are improving. The investor community, which has stayed away from investing here for some time, is coming back now to invest in the residential segment,” he said. The company has seen initial bookings, mainly from the previous clients. The project is estimated to cost Rs 120 crore and depending on the need, it would look for some funding from financial institutions. The project, which would have a piped gas and power back-up, would offer amenities like gymnasium, club house, jogging track and play parks. The company plans to transfer all these to the residential society for maintenance later. Also, the commercial space, comprising the shopping arena, ATMs and other utitlities within the project, will be given to the society. The rentals from these will be used by the society for the maintenance of the facilities. It had transferred the clubhouse and others to the society at its earlier projects – RV Avan*eendra with 465 flats at Miyapur and RV Manyatha with 180 flats at Chandanagar, also in the same corridor, Reddy pointed out. “The company would also provide guestrooms and banquet halls in its new project. These too would be revenue earners for the society. The G+seven project would have two-level parking facility. Depending on the need, customers can seek for parking space for more than one car. Work on inter city bus terminal to begin soon
It will come up on Miyapur-Kompally Intermediate Ring Road
The work on setting up an Inter City Bus Terminal (ICBT) and two Logistic Parks to provide some reprieve on Hyderabad roads that are choked with vehicles, is all set to commence soon. According to the Hyderabad Metropolitan Development Authority (HMDA), which proposed these projects, final rounds of meeting are being held with the successful bidders and legal scrutinises carried out. “The concluding agreements are to be signed and rest of the ground is prepared for the work to start on the projects,” an official said. The ICBT is to come up on a 55 acre site located on Miyapur-Kompally Intermediate Ring Road and developed over one lakh square feet. When ready, it will act as one-stop integrated facility for passengers heading for different destinations and bus operators. 200 bus bays The terminal envisaged on international standards would be equipped with 200 bus bays and platforms for outstation buses apart from earmarking parking space for 1,000 buses. For the city services, it will have 20 bus bays. Extensive paraphernalia required for such terminals including fuel stations, dormitories for drivers, security presence in the form of police outposts, medical and emergency facilities along with budget hotels are to be incorporated. Similarly, to address the increasing freight requirements of the city, the HMDA had decided to come up with two logistic parks, one at Batasingaram on Vijayawada Highway and another at Mangalapally near ORR junction on Nagarjunasagar Highway. The Batasingaram logistic park has been envisaged on 40 acres with space for parking 500 trucks and facilities such as two lakh sft for warehouse and also provision for 10,000 metric tonnes of cold storage apart from added infrastructure such as restaurants, fuel stations and healthcare. The freight facility at Mangalapally will come up at a 22 acre site spread over one lakh sft with parking for 250 trucks and similar ancillary facilities. In response to tenders called for by the HMDA for public private partnership (PPP) mode development of logistic parks, Mumbai-based Credence Logistics and for the one at Mangalapally, city-based Ancon Design Group were the highest bidders. A team from the A.P. Infrastructure Development Corporation had also recently visited the sites. “It had been cleared by them also and we are in the final lap of attending to related issues for the project,” the official added.
