I suspect over 100m as Peat House is a healthy 60m.

Where this proposal stands hell knows but obviously Ballymore are lining up a redevelopment of the site at some point.

If it's 3 years old it means they have an idea. If it's new then even better. If nothing happens for 5 years least we know this horrid stench of a current building might be making way.

I swear when I come through town earlier the rebar poking above the advertisement hoarding wasnt visible, you can normally see it and happened to have a glance thinking about the new proposed building and didnt notice any rebar poking above

thought I'd do a lil model of this (without the curvy things atm)...reflections are a lil odd at the moment and exposure lil high ha

at 109m...looks good to me.

Niceeee Grafik, very nice!

Has anyone thought about the possibilities of an increase in traffic after the arrival of this building?

Firstly Pedestrian-I think the area could easily withstand an extra 1-2k of people(pure estimates there) from this office space onto the streets below.

Rail/Metro links are fantastic, should have no problem with that.

Bus-most buses go past this proposal so bus links should be easy and no problems caused.

Car/Taxi is where I worry, the potential addition of extra traffic around what I must say a rather shit-ly designed roundabout can't be great. The existing traffic at any time of day is pretty bad let alone rush hour. There's not much space but they'll need a taxi rank/pull in place of sort if they're going to have people being dropped off and not causing additional traffic.

grafik - excellent mock up! Love it. The metro running down the side there would look superb. Thats a nice tidy height. Do you have some shots looking from further north? Maybe from the ex HP factory or aston Uni? Good work

typical, i upload a model ive been working on an the grafik goes and trumps me... typical...

great model though and gives a good indication of what this could look like.

out of curisoity, when viewed from the same point of the official render thats been released, do they look the same height grafik?
