Momo , would the transportation hub be completed before the tower ? the construction seems to be quite advanced !

The start next month was confirmed earlier this month by JR East, it doesn't look like there will be any further delays.

There still so much room for redevelopment around Shinjuku station!
Sooner or later, plans will come for it. The Yodobashi area on the west side has a huge potential, it is just a nonsense that the the area closest to the busiest station in the world is still made of a multitude of low-rises. Shinjuku station itself should be redeveloped: The Lumine, Keio and Odakyu malls could very well be the lower floors of skyscrapers.
An in a way, this very project is a first step towards it.

Is there any reason this building isn't taller? Considering space is at such an incredible premium in this district, and considering the incredible location it's in, this building should surely be pushing 300m?

3 reasons: Red tape, red tape, red tape.


You could think they'd want to limit the risk by making sure it'll be full whatever happens. Not so relevant here, because the market is very bullish for new offices, and nobody says no to more easy cash. You could also think of the earthquake resistency, but look at Abeno Harukas, the technology is fully ready for secure supertalls in Japan.

So down the line it's all about overregulation.

Japanese planning works extensively with floor area ratios. The building area is simply not big enough to go that much higher then this without going through all the hassle to change the zoning rules.

And at the end of the day the developer will probably have a higher return in percentages on this investment then when they would have paid all he extra costs for going 300m tall.
