Good project!
I see they realize that palm trees aren't a good choice for that climate.
Instead, they have chosen mainly olive trees. Good decision because the olive tree stands up better cold winters. Also the olive tree reminds Mediterranean climate so it's a good esthetic choice too.

^ This looks like some of the most idiotic urban scheme I've ever seen, sorry to say.

What's this all about? Seriously, that's not how you build a lively, vibrant, sustainable and livable urban area these days. It's how you build something to show off, that everyone will be embarassed of in just a few years (if not already). It's like Brasilia, Dubai's Palms and "New Mecca" gone mad.

It's actually going to be a lot nicer than what you think. People will only get this Disney like view from in a plan. From within the project itself there will be plenty of Shops, Parks, Clubs, Sea Views, very nice Hotel Rooms, and all sorts of thing to make being there enjoyable!

seems very car-centric (like all planned cities). And it is missing something.
Density. not just a few highrises on flat land but a real center where people can live, work and play in one area.
The little peninsulas on both sides, 17(!) on each side if I count correctly, are ridiculous. They also turn the seafront into private property that the public can't enjoy.
Give it a coastal boulevard and build a seafront like in Miami Beach with low-rise buildings that are not separate from another.
Then I would make 2 smaller canals instead of 1 giant canal that separates the 2 sides and perhaps a few small ones here and there, think venice if you are already building in the sea.
The resulting middle island could host things like malls and other commercial developments which could hide one highway inside of them.
The entire road system is way too bloated for a place where people are supposed to live and work (short commute-> why use cars? is there no other concept?).
Also if I see correctly there is a ring rail line on the inside, just around the big lake. Why the heck is it as far away from people as possible??
ah well I guess it is just another planned city, build because it looks nice as a model(and someone makes some good money).

I love this project, for once because it is different from anywhere else in the world. People keep on nagging that it isn't like your typical "center", well this is what makes these islands so unique and extraordinary.

I see these islands same way I saw Dubai palm and the world islands once they started building it, people from all over the globe started commenting negatively on them but now they are landmarks and major tourist attraction in Dubai.

It's really getting built, so we will eventually get see if it's a successful desirable place to be or not. They are hoping to build a new WTB as the focal point, I'm sure that tower will need a redesign from what they are showing now.

Well, Azerbaijan is still not as oil-rich country like the UAE, and here still need a lot of social infrastructure. I am not against sports facilities (for European games) is a wise investment, but next "island that will be visible from outer space," sorry, it's too much.

Khazar Islands is not financed by the government, its purely financed by private investors. Our government simply doesn't have enough money specially with new oil prices to be throwing away money at such projects.

I know that there are private investment, and there are government. But I read in the Azerbaijani blog that there hazy history, while officially known only to Azerbaijani investor Avesta, it's not clear where they got such facilities and how they to pay back construction, maybe there is corruption component. But if it's fair project, and it will benefit the city, and will not disturb the ecology of the Caspian... I only support, but I think it's not the best real estate development version and urban environments in general.
