Actually Nathan you reminded me about a graph I started a few months back, I've updated it now.

Shows 1) The number of entries made to the Timeline each month since I started it back in February 2012, 2) The number of significant entries. This is the number of entries I've put in bold, and is usually to do with construction work beginning or the opening of a new Metrolink line, etc. and 3) the number of non-significant entries. Usually this is stuff like a new Tesco Express or Starbucks opening somewhere.

Clearly there isn't much of a trend at all so I'm beginning to think it's a bit of a useless graph in terms of what it shows. However I'm putting this down to the fact that I started it in a recession and we still are in a (post) recession era. Maybe when things start to pick up we'll start to see a slight rise in the graph.

Certainly as we veer out of recession one would expect the "Significant" line to pick up what with more and more construction work getting on the go - and with the exception of the last few months this appears to be happening (if you squint).

Anyway, babbling on;






Of course it also backs up Nathan's statement about August 2013 being a bit of a dead fish

Busy all weekend so here is the timeline for the month starting Sunday

- 2nd - Peachy Keens will open at the Printworks
- 5th - Design competition for Meadows-Chapel St bridge will end
- 12th - Simon Rogan's Mr Cooper's House and Garden Restaurant will open at the Midland


Non-Exact Dates

- James Martin Restaurant will open at the Great Northern
- Coronation Street / ITV Studios at Trafford Quays will complete
- Work will finish on Rochdale Transport Interchange
- £100m regeneration scheme will begin in Beswick, with 522 new home, shops and other facilities
- Lucha Libre bar and restaurant will open at the Great Northern
- Premier Inn Salford will start construction (7 floors)
- Manchester House Restaurant and Bar at Tower 12 will open
- Construction will begin on new 20 storey hotel at Manchester Business School on West Booth Street
- Redevelopment of Central Retail Park will begin with the recladding of shop fronts
- Ashton Metrolink Line due to open (testing ongoing)

Actually quite an exciting month there from September 2013 as the graph below shows, we have an 'upflick' in the graph now. September contains the highest number of 'significant' projects since the timeline began in Feb 2012 - which I think shows the construction sector starting to pick up (the only thing I put on significant is construction and infrastructure). Promises to be a pretty good month..




Also an exciting month for dining in Manchester - but more specifically for dining in the Great Northern; with Lucha Libre and James Martin's new restaurants opening there.

Can't believe we're standing on the frontier of October already.

Construction Timeline November 2013

Busy months for restaurant openings in the city centre this month - as usual for November in the run-up to Christmas.


Exact Dates

- 9th - Zara opens after refurbishment
- 14th - Veeno Restaurant opens in Brazennose Street
- 14th - Jack Jones will open in the Arndale
- 15th - Indoor Victorian Christmas Markets in Castlefield begin
- 16th - Lucha Libre opens at the Great Northern
- 28th - Hamleys will open at the Trafford Centre


Non-Exact Dates

- 210,000sqft of office space at the Soapworks will be completed
- Winning bridge for Salford River Park (connection to the Meadows) will be announced
- New bridge at Etihad Collar Site will start construction
- Work will begin on conversion of 57 Newton Street into a 17 bed hotel called "Cow Hollow" (Northern Quarter)
- The Cenotaph in St Peter's Square will be deconstructed and put into storage after the 11th, so that the redevelopment of St Peter's Square can begin.
- Pret a Manger will open on Oxford Street
- Construction to begin on 3 new 10-storey student blocks at Salford Uni Peel Park campus (anyone know if this is going ahead??)
- Hawker's Restaurant will open in Spinningfields.
- (subject to Salford Planning Decision) work due to begin on One Greengate (the 31 & 21 storey tower blocks) this month however the application is still pending decision.
- Work will finish on reopening the subway at Oxford Road station
- Dredging around the landing docks for the City to Quays Water Taxi route will start

Let's take a sneak peak into what's scheduled for December 2013 and into 2014.

DECEMBER 2013

Non-specific dates

- Network Rail's North West Headquarters in Ardwick due for completion
- Steve Pilling, owner of the Damson chain of restaurants, will open 'Mr Pilling's Restaurant and Chophouse' at the Courthouse on Deansgate
- Citilabs on Oxford Road will complete
- Central Retail Park; work will complete on recladding of frontages
- Construction to begin on Ordsall Curve
- Work on Victoria station over Christmas will see OHLE poles installed
- Quays to City Waxi Route; construction of landing stages/pontoons will begin along the Manchester Ship Canal

CONSTRUCTION TIMELINE 2015

Decided to take a great leap into the unknown; today I'll be looking beyond 2013 & 2014 and casting my magic ball into 2015.

Because it's obviously a relatively long way away, we have a limited number of entries into each month of 2015, but it's still going to be interesting to see what's due to be happening across the city at this time.




JANUARY 2015

- Construction work on 19-storey office tower at 1 Hardman Square Spinningfields due to commence.
- Metrolink Line to Trafford Centre will begin construction
- Vimto Gardens at Chapel Street will complete construction



FEBRUARY 2015

- Work will begin on Ordsall Curve
- All construction work at Victoria Station will be complete



MARCH 2015

- Refurbishment / Reclad work will complete on all of Ancoats' tower blocks
- Hotel Gotham on King St will open
- Completion / Opening of the National Graphene Institute



APRIL 2015

- Construction due to complete on 14-storey Motel One Hotel, Piccadilly
- First St North construction work largely complete by now.



MAY 2015

- Construction will complete on 19-storey hotel at Manchester Business School on West Booth Street



JUNE 2015

- Metrolink 2CC spur between Victoria and temporary terminus at Exchange Square will complete.
- Deansgate-Castlefield Metrolink station redevelopment complete by now

- Frequency of Metrolink to Shaw on the ORL and Crumpsall on the BURY will increase. 6 minutes for Shaw, 4 minutes for Crumpsall.
- Number 2 St Peter's Square will complete construction.

- Quays to Mid-Town WAXI route will start operating
- Consultation for Trafford Metrolink Line will begin
- Redevelopment of Manchester Business School will begin

- RNCM refurbishment will complete too

Couple of queries though. When you say complete construction for First Street, do you mean finish completely or topped out? First Street North isn't due for completion till May/June 2015. I expect the public realm will be the last piece of the jigsaw and commence in the March of 2015 or something.

Hotel Indigo is supposedly starting in March.

Each individual building on First Street has a different construction completion date, I get all these time-scales from various websites including Ask, etc. I think it must be topped out rather than complete and open to the public, however construction does often take you by surprise! I wouldn't be surprised if they're all completed by September.

6th - Work will begin on the Metrolink second city crossing (2CC)
12th - Victoria Station Metrolink will close temporarily
27th - Travelodge Piccadilly Gardens opens
27th - Oldham Town Center Metrolink will open


- National House offices on Cross Street will complete refurbishment
- Redevelopment of Royal Northern College of Music will begin
- Construction will begin on Greengate One (31 & 21 story apartment blocks)
- New concept Argos will open at Manchester Fort.
- Installation of the new ETFE roof will begin at Victoria (!!!)
- Work will begin on extending the Etihad Stadium to seat 60,000 people, making it the third largest stadium in the UK
- Phase 1 of Pendleton redevelopment will finish



Happy New Year - looks like January's going to be a good one - it'll see the largest number of "Significant" projects ever on this list. Significant being construction starts & finishes, I think it's fair to say that we're in for another year of growth in the construction industry here in Manchester.

Me again.

As mentioned above, January 2014 saw the largest number of "BOLD HIGHLIGHTED SIGNIFICANT PROJECTS" ever on the construction timeline, that is, since February 2012.

Listings I choose to highlight as 'Significant' are nearly always those to do with Construction. For instance, if construction begins on something or completes on something, it'll be listed as 'Significant'. Everything else is new shops opening or restaurants opening (unless of course, the new shops opening are big department stores or new-build retail units, I won't list them).

Construction indices, as I'm sure you all know, have for a long time been representative of a given economy.

Therefore it's my pleasure to interpret January 2014's relatively high number of significant bold-highlighted projects as a sign that 2014 will be a very good year - economically - for Manchester (touch wood).

Here's the graph with all the ups-and-downs.





This figure does not appear to be anomalous either. February too is already shaping up to be a good month, there are so far 7 significant bold-highlighted entries. This could increase through January. As you can see from the graph, it's only since August 2013 that the numbers started going above 6, and we've only had two 7s since then. The higher numbers appear to be becoming more and more common, and the troughs we experience are in fact highs when compared to the numbers of significant entries throughout 2012.


"But VDB, could it not be that you're becoming more 'laxed about what you count as 'Signifcant'"?

No. Because up until last year, I didn't record 'significant' projects. I merely went back in time last Summer and reviewed all the entries from since Feb 2012, marking what I saw as significant there and then. Also, the criteria for projects to be marked as significant are pretty simple; construction-related or not.

CONSTRUCTION TIMELINE FEBRUARY 2014

As usual, significant projects (construction, demolition, completion) is in bold.

EXACT DATES

- 1st - Footlocker will reopen on Market Street after refurbishment
- 3rd - Altrincham Interchange; new footbridge will start construction
- 3rd - Rochdale Town Centre's new free bus service will start
- 9th - Transfer of Finglands bus routes in Gtr Manchester to First


NON-EXACT DATES

- Hamleys in the TC will expand
- Gateway House Redevelopment scheduled to begin (hm)
- Albert Hall Music Venue on Peter Street will open
- Corn Exchange will close for redevelopment into casual dining destination
- £400,000 refurbishment of 81 Fountain Street will begin
- Demolition will begin on the former Employment Exchange on Aytoun Street ahead of construction on the Holiday Inn
- Driver training will begin on Todmorden Curve with direct services between Victoria and Burnley
- Rochdale Town Centre Metrolink will open
- Red's True Barbeque will open a 6,000sqft restaurant in Albert Square, creating 85 jobs
- Smithfield One in the NQ will top out
- Demolition of Redfern Annex will begin at NOMA
- Reconstruction of St Peter's Square will begin
- Number One Spinningfields office tower due to gain planning approval
- A planning application will be submitted by Realty (haha) for the redevelopment of the BBC Oxford Road site
- Demolition work on Century House and adjacent buildings will begin in order to build Number 2 St Peter's Square
- Fire Hit TV will begin broadcasting local Manchester news on Freeview Ch60
- BBC Radio 6 will launch its first ever festival at Victoria Warehouse, Trafford.
