I'd really like to see some office buildings go up in Brooklyn. I love all these condo buildings, but I won't be completely satisfied until I see that the perpetual condo construction is sustainable.

Between the squat, massive Metro Tech Center and the newly landmarked Brooklyn Skyscraper District, new office tower development in downtown Brooklyn could be years away. Even Long Island City in Queens has seen office tower proposals come and go. Twenty five years on, the Citi Tower there still remains a lonely outpost of office tower hopes in Outer Boroughland...

More Renderings Revealed For The Hub, DoBro's New Tower

Curbed

Quote:
Developers David and Douglas Steiner, who already have the Brooklyn Navy Yard's movie studios in their portfolio, are at work on a residential high-rise in the Brooklyn Academy of Music's 'hood. New York YIMBY spotted a few new renderings of the project on the website of designer Dattner Architects, so here they are. The 53-story building will sit at 333 Schermerhorn Street and will include 720 rentals, 20 percent of them affordable (and the rest renting for somewhere around $40 to $50 per square foot).
The spire heights are not clear. Could this ultimately be Brooklyn's tallest (ex CityPoint) ?

nice. I think it would be better with another tower at the street corner.

Demolition Underway For The Hub

Workers at the future Hub site begin demolition. http://www.brownstoner.com/blog/2012...pment-the-hub/

Quote:
A post yesterday on Curbed reminded us of the huge, but recently ignored, Downtown Brooklyn development planned for 333 Schermerhorn Street called The Hub. (Developer Doug Steiner announced the 52-story, 720-unit rental development back in February.) Curbed picked up some new renderings from the blog New York YIMBY, shown above. The building should be complete in 2014, and it looks like work is gearing up to start soon. This morning construction workers were prepping for a demolition of the six-story office building on site. The adjacent lot that backs up to Flatbush Avenue is also cleared out. Finally, the DOB is processing a new building permit for 53 stories and 754 units, slightly larger than the original plans. Twenty percent of those units will be affordable. Looks like Downtown Brooklyn is getting a whole lot taller in the next few years. Also scheduled for completion in 2014: 388 Bridge Street (53 stories, 378 condo and rental units) and the Avalon development on Willoughby (596 feet tall, 861 rental units).

Demolition Looms at the Hub Development Site

Quote:
2/26/13

You can expect demolition any day now at the large site at 333 Schermerhorn Street in Downtown Brooklyn. (It’s just down the street from the lot on the corner of Schermerhorn and Nevins that sold recently for more than $10,000,000.) It’s the future site of The Hub, a 52-story, 720-unit rental development. The DOB issued permits to demolish the six-story building on site in the fall. They also issued demo permits for the other three-story building last week. As of this morning, the netting’s up but there weren’t any construction workers on site. The ETA for this development is 2014. However, it looks like the DOB disapproved a building application in December, so it may be a little while before we see any construction of the upwards sort.

Still in Prep but foundation work imminent.

New York YIMBY actually has an update! http://newyorkyimby.com/2013/11/the-...struction.html

Site cleared but work appears slow.

333 Schermerhorn Street Still Waiting for The Hub to Rise

Quote:
The original late-2014 completion date is certainly off the table at this point for The Hub at 333 Schermerhorn Street, once set to be Brooklyn's tallest tower. (With the height on the most recently approved plans listed at 577 feet, it won't quite beat 388 Bridge Street or the impending Avalon Willoughby West.) All that talk is putting the cart before the horse, however, because The Hub's current height appears, in a couple of construction site photos taken this weekend, to be holding steady at zero feet. The new anticipated completion date, according to on-site signage that YIMBY spotted back in May, is 2017. YIMBY also notes that, from the construction fence rendering, it looks like the somewhat interesting tiered top portion of the building has been value-engineered into a far less interesting basic cube.

Wow, look at that glorious soil. Something you don't see too often in Manhattan (Difference between Manhattan and Brooklyn?).

I believe what they were referring to is the thick bedrock in Midtown and Lower Manhattan that makes the foundation for large skyscrapers easier. This is the reason that tall buildings were originally built in these areas. Brooklyn and other areas of New York and Manhattan don't have as shallow of a bedrock.

However in todays world technology has over compensated for that and now it is more of zoning... and money.
