Piling work to create structural foundation of Marina West development begins

Piling work began this week on the foundation of Bahrain's iconic Marina West development. This phase of construction forms part of the second of five phases overall and marks a major milestone in the creation of the Kingdom's first and unique residential beachfront community set on Bahrain's tranquil west coast. The work is sub-contracted to Kary Foundations Company.

'The commencement of piling works marks an important and vital step for the Marina West construction process. It prepares the project site for subsequent foundation works and embeds the supporting structure for the towers,' said Eric Tromans, CEO for ReeMoon, Marina West Project Developer.

'Kary Foundations has an excellent history of projects in Bahrain, and their selection for this critical undertaking is based on their expertise and ability to deliver.'

Kary Foundations Co. has a proven track record in the Kingdom of Bahrain, and has provided foundation support to major real estate developments, government projects, marine slipways and individual high rise towers and is responsible for drilling more than 1,500 piles to an average depth of 13 metres. The piles range in diameter from 600 to 1,000 millimetres in order to provide the necessary foundational support for Marina West's 11 high-rise residential towers which will accommodate the majority of the development's 1,280 residences. The commencement of work followed a series of test drills, and is set for completion within a four month time frame.

Marina West is being constructed according to a 33-month program. This phase, which follows the completion of detailed architectural and structural design of the 11 towers, will create the foundations of the towers and equates to some 12 kilometres of drilling, with over 6000 cubic metres of earth removed from the site.

The third phase includes the construction of the superstructure of the towers, while the fourth and fifth phases encompass the construction of a two-storey 'podium' structure to provide car parking and commercial premises, and the completion of the marina and all remaining external works, respectively.

Marina West will be Bahrain's first and largest gated residential beachfront community to be located on the Kingdom's west coast. It comprises 345,000 square metres of residential, retail and leisure space. 1,280 luxury apartments, simplexes, duplexes and penthouse suites will be accommodated in 11 high rise towers and it will also offer a number of townhouses. More than 7,000 square metres of space will be devoted to a full range of leisure, recreation and entertainment facilities. Alongside these will be a marina, private beach, and an extensive high quality retail offering.

Marina West's 1, 2, 3 and 4 bedroom freehold apartments, duplexes, simplexes and penthouse suites range in size from 77 to 545 square metres. A variety of prices - which begin at BD 41,525 for a 1 bedroom simplex - enables a wide cross section of buyers from Bahrain and beyond to gain freedom and independence through the empowerment of home ownership and the development provides a compelling investment proposition for potential investors.

تم صباح أمس إطلاق المئات من الحمامات فوق شاطئ البحرين الغربي احتفاء ببدء العمل رسميا في موقع مارينا ويست، حيث يتم بناء أول مجتمع سكني فاخر مسوّر على شاطئ البحرين الغربي، بحضور ورعاية صاحب السمو الشيخ عبدالله بن حمد بن عيسى آل خليفة، محافظ المحافظة الجنوبية ورئيس الهيئة العامة لحماية الثروة البحرية والبيئة والحياة الفطرية.

$1m Janaibiya hotel on way

A NEW $1 million (BD378,000) beachfront hotel is scheduled to open in Janaibiya in April 2010, it was announced yesterday. The hotel will be managed by Rixos Hotels as part of the Marina West real estate project, which comprises 10 residential towers in a 75,000sqm gated community.

The Rixos Marina West Hotel will feature 286 rooms and 54 apartments, two Marina front dining facilities, two roof-top restaurants, 24-hour pool-side coffee shop as well as a snack and juice bar.

Leisure facilities include a large pool with separate children's pool and jacuzzi, open landscaped terraces with water features, health club facilities with sauna and jacuzzi, easy access to the Marina and the boardwalk with gift shops and a discotheque.

Marina West's managing director Mahmood Janahi said that the hotel is a very strategic and important addition to its ever-growing property portfolio.

"I am sure Rixos Hotels' standards for customer service excellence and luxury hospitality ensure that the hotel will become one of the most sought after destinations in Bahrain," he said following a signing agreement held at Marina West's headquarters in Janaibiya.

Mr Janahi said that the 22-month contract period of the Marina West real estate project, which is already eight months through, is still on target.

Mr Janahi praised Al Hamad Contracting, who are carrying out the construction work.

Rixos Hotels founder Fettah Tamince said that the Rixos' concept was different and unique compared to other hotel chains.

"The Rixos luxury hotel concept was first launched in 2000 in Antalya, Turkey," he said.

"The chain presently owns and operates eight luxury hotels in Turkey, Ukraine, Kazakhstan and Croatia, with further hotels set to open in Dubai and Almaty later this year."

The hotel will also feature a 750sqm banqueting space with attached Marina view outdoor dining terrace.

Substructure work complete


MANAMA: Marina West yesterday announced substructure works for all its residential towers has been completed.

"The towers have now started to emerge out of the ground and become distinctly visible," said Marina West Real Estate Company managing director Mahmood Janahi.

"The last few months have been a tough time for the construction sector with the government reducing working hours in the hot summer months," he said. "Another major factor that has affected the overall progress of construction was a ban on export of cement from Saudi Arabia. But we have managed against all odds to be right on track."

He said much of the credit goes to its contractor, Al Hamad, who continued to strive to keep pace by commencing work early mornings and working in the late hours of the night to achieve results.

"With the progress of the towers now moving skywards, one can start to visualise the serenity and to understand the whole Marina West development as it starts to take on its final form."

Mr Janahi said the central core areas of the towers are first rising rapidly followed by the surrounding columns and the respective floor slabs which is the sequence of construction being followed.

"In most of the towers, the car park, the floor as well as the roof slabs have been cast. The erection of the tower cranes for some of the towers has been completed and these will now greatly assist in handling the materials both horizontally as well as vertically," he said.

وأضاف جناحي في تصريحات صحافية'' إن الشركة التي سبق وأن أعلنت عن طرح 6 أبراج من المشروع والمتضمن 11 برجاً، مشيراً إلى أن نسبة المبيعات في الأبراج الستة بلغت نحو 75%، وبنسبة 60 % إلى إجمالي المشروع.

Marina West Tower 8 sale set

MANAMA: Marina West, Bahrain's iconic new residential development on the kingdom's West coast, yesterday announced that "Tower 8", of this $700 million beachfront residential development will be released for sale during Dhahran International Exhibitions Centre from tomorrow and in Bahrain during BIPEX from Thursday.

The move follows the recent announcement that over 55 per cent from the entire development has been sold. The developer has committed to the prompt delivery of the project by April 2010.

Marina West's $700m development on target

MANAMA: Construction work on Marina West's $700 million development project is on target, it was announced yesterday. About 50 per cent of the development has already been constructed and all except its five-star hotel is on target for completion by the end of April next year, officials said yesterday.

Overall about 40pc of the height of the towers has been completed, Al Hamad Construction and Development Company project manager Isa Ramadan said.

Al Hamad Construction and Development Company is Marina West's chief project contractor.

Mr Ramadan said last year's cement shortage had brought work to a stop several times since the project started in September last year but now that additional suppliers in neighbouring countries had been found everything was running smoothly.

"All is going according to plan," Mr Ramadan told the GDN on the sidelines of a Press tour of the development site in Budaiya.

"We are at 40pc of the height of the towers and we have started block work and plastering on all the towers.

"Almost 25pc of the overall project has been completed."

Marina West managing director Mahmood Janahi said about 60pc of the project's 1,168 apartments had been sold.

"About 80pc of apartments in the six towers we released have been sold, the other four have not been released yet," he said.

"So we can say about 60pc of the entire project has been sold."

Marina West marketing director Abdulnabi Shakeeb said that the apartments had been bought by an equal number of Bahrainis, expats and Saudis.

"This year we will release the other four towers and hopefully we will sell all," he said.

"Smaller investors have backed up a bit, but we are still getting interest from the big investors.

"There has been a slowdown, but it hasn't stopped. This is a reflection of the total market."

ReeMoon Consulting Company managing director Eric Tromans said the project's 10 residential towers were on target to finish on time, but its five-star Rixos Hotel was a little behind schedule.

"The Rixos Hotel has 286 keys and includes standard and luxury rooms, suites, five restaurants and other facilities," he said.

Mr Tromans said the construction work is carried out 24 hours a day and currently employs about 1,500 people, but he expected this to peak at about 2,500.

ReeMoon project director Mohammed Jalees said since the project started in September they had achieved 1.7 million man-hours without a lost time incident.

Marina West comprises four 20-storey and six 26-storey residential towers and a 32-storey hotel featuring state-of-the-art elevators, common areas, reception vicinities and balconies.

The towers enclose a fully-equipped marina, offering scenic views of the sea and landscaping of the 75,000sq/m community.

Work on Marina West, Bahrain's first gated beachfront high-rise residential and lifestyle community, is on track, said a top company official.

The ongoing market melt down has had a limited effect on the progress of the project, he added.

'The 10 residential and the one hotel tower have reached various stages of completion. For the 20-floor towers two-thirds of the roof slabs have been laid and internal block has reached the eighth floor in some cases,' said Mahmood Janahi, CEO of Marina West.

'For the higher 26 floor towers over fifty percent roof slabs have been laid in most cases and internal block work has reached the seventh floor in almost all cases. Action for internal finishes is going on simultaneously. Floor tiles, sanitary and kitchen ware and iron mongery have been thoroughly examined for quality by the architects before these are approved for incorporating in the works.'

“Marina West has entered into agreements for district cooling, and has signed MoUs with reputed companies for sewage treatment and ICT. Works on these will commence soon and their progress will match with the main work for timely completion.'

'Negotiations with consultants and professionals for the Marina Works and Facility Management services have reached an advance stage and very soon these will be finalised,' he added.-TradeArabia News Service
