New 3D Cineplex opens in Yangon

TAW Win Centre opened the third screen of its in-house cinema, and Yangon’s first 3D theatre, on March 1.

The centre on Pyay Road, which opened in February 2011, has already been running its two other screens on DVD format, but the new one offers a 3D experience, accommodating 101 people at a time.

“The Taw Win Family Group had planned to open a 3D theatre a year ago but it took a long time to build and get the technical side right so it could be opened in March,” said U Myo Aung, assistant manager of Taw Win Centre.

“This is the first 3D theatre in Yangon. Audiences here haven’t had the chance to watch 3D movies although they have been popular for a long time. We are happy to announce its long-awaited arrival,” he said.

The theatre will show mainly adventure films that have a lot of 3D effects to showcase the format.

“I am happy that the audience will finally have a taste of 3D,” he added.

There are four screenings a day and ticket prices are set at K2500 and K3500.

New building to open this week at Yangon’s Jivitadana Sangha Hospital

A NEW six-storey building at Yangon’s Jivitadana Sangha Hospital will open on April 2, an official from the hospital’s management committee said last week.

Hospital president U Maung Maung told The Myanmar Times that the new building would allow the hospital to accept more patients and offer a better level of service.

“The building is special, for monks only, and we will be able to accept … an extra 32 inpatients [but] we also need more staff and volunteers,” he said.

According to the vinaya – the code of conduct for the clergy – monks and nuns should stay in separate housing and use different facilities.

Construction work began in December 2010 and the expansion is estimated to have cost K860 million, mainly paid for by hospital management and donors.

U Maung Maung said the hospital’s management committee would now turn its attention to renovating the 50-bed hospital building established for nuns. The hospital is the only one for Buddhist nuns in the country, he said.

“We have planned and consulted with the nun’s hospital management to extend more medical service to women also.”

U Maung Maung said the hospital was also looking at expanding the number of specialist treatments it offered, which currently include eye, ear, nose, throat, dental care and more.

Meanwhile the management committee has started working on a clinic in Mingalardon’s Pearl quarter that will offer free medical treatment to outpatients, including Buddhist monks and nuns.

“We have already built a fence for the clinic and are paving the main road leading to the clinic. The ground is field soil and we need time to level it so that it’s suitable for a building. We hope to complete the clinic this year,” he said.

The Jivitadana Sangha Hospital relies on donations in cash or in kind to support its work and employs 32 paid and 150 volunteer doctors, from both Myanmar and overseas.

In addition to providing free medical treatment to clergy members, the hospital offers treatment to lay patients at a discount. It has inpatient accommodation for 100 monks, 50 nuns, and 10 male and 10 female lay patients and treats more than 300 outpatients each day.

“Our hospital is a non-government organisation that offers a humanitarian service. As an NGO we always try to work for the sake of others … although the basis of the organisation is religion, we are offering medical services regardless of religion,” he said.

MARKETING brochures are not usually known for their pessimism but perhaps the developers of Thanlyin Star City are being overly cautious when they say it’s a 35-minute drive from the site to the middle of downtown.

On a recent visit to the site it took 20 minutes from the front gate of the development, near the Yangon-Thanlyin Bridge, to The Myanmar Times office on Bo Aung Kyaw Street in Kyauktada township. Three small caveats should be provided: it was 5pm and the drive was against traffic, Bo Aung Kyaw is not quite the heart of downtown and the car was a late model Jeep in excellent condition.

First Myanmar Investment (FMI) and Serge Pun and Associates (SPA), developers of FMI Housing Pun Hlaing Golf Estate in Hlaing Tharyar township, have aimed to provide a growing middle class with a different type of accommodation with the Star City development.

“We are pitching Star City at the middle- to higher-level income bracket in Myanmar and believe we are achieving that aim quite effectively,” said Ko Soe Thiha Hlaing, director of sales and marketing for SPA.

The price of a one-bedroom studio apartment starts at about K38.5 million, while a top-of-the-line four bedroom duplex is K130 million. If you want one with a view directly across the Bago River to Yangon and Shwedagon Pagoda – gloriously unimpeded by trees or other buildings – and the price is slightly higher.

The buildings themselves will be built in a three-cornered star shape and house a total of 150 units. Each building will contain a mix of apartments ranging from one-bedroom studios up to four-bedroom duplexes.

For consumers used to “hall type” apartments devoid of partitions, the development is sure to come as a pleasant surprise. Even the smallest one-bedroom apartments, which have a snug 622 square feet of space, have adequate room for a kitchen, dining room and living area. At the other end of the spectrum are the four-bedroom duplexes that could comfortably house a family. The duplex apartments are also on the top level of the buildings and will enjoy a better view over the surrounding area.

The structure of the first building at time of writing was finished up to the seventh floor but had almost completely sold out well in advance.

Work on the foundation for the second building has just started but sales have already opened, no doubt assisted by a grand opening and exhibition in front of Grand Mee Ya-Hta on November 26. There, visitors were treated to scale models of the Star City project as well as computer-generated visualisations of the site and virtual walkthroughs of the different types of apartments.

Judging by the number of people clamouring around the viewing screens on the night it would be hard not to judge the event a success.

“We are delighted at the turnout and the positive interest we received for the opening of the exhibition,” Ko Soe Thiha Hlaing said.

“At the same time we are also keenly aware that this is just the start of an exciting process of designing, developing and marketing what is in fact a small model city,” he said.

Ko Soe Thiha Hlaing added that more than 60 units, or more than 30 percent of those available, have been sold in building number two since November 24.

In keeping with the target market, FMI/SPA have promised that ferry buses to downtown will be made available to take people to work in the morning and bring them back in the afternoon. Perhaps more excitingly, the company is negotiating with the government to provide a river ferry option that would bypass Yangon’s roads altogether.

As well as the competitive prices, Thanlyin Star City will have space outside the buildings for recreation and leisure, while there will be retail space for shopping available in the ground floors of the buildings.

What the brochure and plans are unable to adequately convey is the scene itself, which is quiet in comparison to most other residential apartment complexes in Yangon, where noise is a constant companion.

The advertising brochure might be pessimistic in estimating travel times but if the rest of the development goes as planned, Thanlyin Star City might well be “a model community of tomorrow”, just like it says on the front cover.

New Yangon hotel opens June 16

THE shortage of hotel rooms in Yangon is set to ease slightly with the opening of a new property in Mayangone township targeting mid-range travellers.

Hotel 7-Mile opened on June 16 and has 53 rooms. It is located about 15 minutes from Yangon International Airport and charges US$50-80 for foreigners and K25,000-45,000 for locals, said general manager U Khin Zaw.

“We are targeting both foreigners and local travellers. The hotel shortage in Yangon is continuing and I believe our hotel will help to solve that problem,” he said.

The four-storey hotel has 22 standard, nine superior and 22 deluxe rooms, as well as a meeting room that can hold 15 people.

Unlike most Yangon hotels, U Khin Zaw said it had no plan to enter the lucrative wedding business, although it has a dining hall with room for about 40 people.

“We will accept bookings for any occasion as long as we have space for it,” he said.

The hotel also offers 24-hour electricity with standby generator and free wireless internet.

YCDC announces affordable housing project

Yangon City Development Committee announced last week that it is planning to build an affordable housing project in North Dagon township.

The 114-acre development will be built on Bo Ba Htoo Street in North Dagon township’s 48th ward, YCDC stated through an announcement in the state-run New Light of Myanmar newspaper on October 31.

The article said development will include “recreation centre, playgrounds, car parking, shopping malls, mini marts and well-ventilated and lighted apartments” and apartments will be sold to the public at a “fair price”, although these were not disclosed.

The notice called for interested contractors and bankers to contact YCDC by November 7 at the latest and a public meeting to explain the project will be held at City Hall at 8am on November 14.

SCG plans Myanmar cement plant

Siam Cement Group has announced its intention to build a cement factory in Tanintharyi Region but is waiting for approval for the project from President U Thein Sein and the Myanmar Investment Commission, a company official said recently.

Mr Kan Trakulhoon, SCG president and chief executive officer, said the company is also analysing the impact of the enactment of the Foreign Investment Law on the project.

“We’ve already announced our plans to build our ‘Queen Fill Cement’ plant in Myanmar and have submitted our project proposal to the government,” Mr Kan Trakulhoon told The Myanmar Times following a press conference at Central World Hotel in Bangkok on Monday, November 5.

“But we still need permission from the president,” he added.

However, he did not reveal details about the possible production capacity of the plant.

He said senior SCG officials had discussed the project with President U Thein Sein during an official visit to Thailand in September and informed the company that he would make a decision on giving his approval to the project once he returned to Myanmar.

“We can see many SCG logos in Yangon, which means our products are being exported to Myanmar,” he said.

“Three years ago I was in Nay Pyi Taw to look at an investment project and back then there were few Thai companies talking about Myanmar.

“I brought our SCG management team to Myanmar to hold meetings for business and to get views on Myanmar because I wanted to educate them on what developments were taking place.”

Charoenchai Chaliewkriengkai, a senior engineer at SCG’s plant in Thailand’s Lampang province, said the company planned to build a hydropower dam to support its Tanintharyi Region cement factory.

“We are planning to build a dam in Myanmar next year as well as a cement factory. We are always looking for the latest and quickest ways to repair the environment that we work in,” he said.

“We have worked with many NGOs to explain the benefits of dam-building and we have already started work on this issue in Myanmar too.”

However, he said the company had not yet chosen the site to build its dam in Tanintharyi Region.

SCG operates a scholarship program for ASEAN countries and from 2013 the company will provide up to 200 grants for Myanmar students to study in Thailand.

Shwe Taung announces plans for mega office complexes

In another boost to Yangon’s business infrastructure as the country awaits a further influx of foreign investment, Shwe Taung Development Company is pressing forward with two new office-block complexes.

The Shwe Taung International Commercial Centre (SICC), at the intersection of Mahabandoola and Theinphyu Roads in downtown Yangon is already 70 percent leased, the company says.

The second, the Union Business Centre, will be on Natmauk Road within easy reach of a number of foreign embassies, as well as Kandawgyi Lake, Shwedagon Pagoda and Bogyoke Aung San Museum.

The company announced the launch of the two developments at Sedona Hotel last week.

“We have designed the buildings to suit financial institutions, international companies and high-class tenants. The location is convenient for banks, offices and the port,” said Mr Yip Kam Thai, deputy managing director of Shwe Taung’s real estate group.

The nine-storey SICC tower will comprise more than 190,000 square feet and 100 parking spaces.

The projected Union Business Centre will comprise one five-storey, 6000-square-metre building with two two-storey annexes with more than 500 square metres each, offering a total of some 90 parking spaces.

Mr Yip said prospective tenants included Japan-based companies, representative offices and small and medium enterprises.

Both the SICC and the Union Business Centre were designed by the Singapore-based P&T Architects. SICC tower is slated for completion in January 2014, and the Union Business Centre is expected to be completed next June, he said.
