Visited Nikal last week to discuss phase II. They are committed to building it, and are currently in talks with a 4 star operator for the hotel. The main square will be the focus of the whole development and will be the first thing to be built. Two of the buildings are designed as mixed us, but their use may change nearer to when they go in to full planning.

It is to made to a better spec and with better quality materials than the first phase, mainly due t HS2 and new tram line making it feasible. It will have one floor of parking rather than two, hopefully public transport will make it accessible. Centro may also be launching rapid transit buses, a halfway house between buses and trams.

They hope to start building by end of the year/early next year.


They really want to work with online communities and want to open up and be transparent. So feel free to ask here, Hive already have an account so ask away.

Great news, thanks Simon. Another hotel will be a good move, and if courts start in 2014, by 2015/16 we'll have a nice cluster of buildings here. Also, 2014 will be the start of MG too, even better!

Question I asked to BCC quite a while ago, either at launch of the park or Hotel La Tour. Also heard from the Ballroom and Oasis Market owners.

Just had a look, it has moved to the archive section on BCC site, and now missing from Hammerson's.

Birmingham Alliance may bring it back, but wont be for another 10+ years, and wont be the same scheme.

The Hotel in phase 2 is going into the McLaren Building is it not, and will be one of Brums biggest hotels....which is great as that building is not nice.

Very interesting info - thank you....so any ideas how tall the 3 buildings will be ?...and is the hotel to be a new build or in Mclarren ?...as one render im sure shows a fairly tall new build ?...or am I confused and will there be 2 hotels ?

Also you mention Centro bring in rapid transit buses...is this the new Sprint concept already launched ?

Sorry for the delay in getting back to you - we've been off over Easter!

To date, we have planning permission for the development of four new buildings on the site between Hive and the McLaren building.

This consists of three high-spec office buildings - with ground-floor retail + leisure opportunities – and a hotel, all of which will be set out around a fabulous new public square. In response to the success experienced at Hive, we’re also exploring the opportunity of incorporating some residential apartments within the hotel building, but no clear decision has been made on this as yet. We are currently in dialogue with the planning department to tweak elements of the approved masterplan with a view to formalising this with an application scheduled for May.

As to the heights of the buildings, our current planning approval allows for a range of heights from 22 storeys reducing to 12 adjacent to Priory Queensway.

While the site already benefits from good access, we are hoping that this will be enhanced through the extension of the Metro from Snow Hill to New Street station, and are hopeful that further extensions will see the construction of a stop on Moor Street or Priory Queensway…right outside Masshouse.

Thanks very much for the info so far, I was hoping we may see one building..ie the hotel or hotel and appartments ...up to 100 mtrs...but if maximum 22 floors is allowed im gussing 80 mtr is the max we will see....pity really but the overall scheme does look fantastic have to say....roll on the planning app....

Good to see this one moving forward, looks like a pretty good scheme in an area that needs a bit of love (although it has come on a fair bit since the days of the old elevated roundabout).

Hive - also glad to see that you have had success with the existing resi elements in phase 1. I currently live in a city centre flat in Leeds and am of the opinion that, provided they are of good quality, such developments can bring a bit of life to an area. I was worried that because of the recent banking crisis, drops in prices and general conservative attitudes to housing, high density centrally located housing schemes would stall...

I was in the area a couple of weekends ago and realised how much potential there was in the area, especially given the location of the new station, park etc... but it really has a long way to go. When you come down from the main shopping area you sort of feel like you have fallen off the end of the earth....
