PASAY | Three Ecom Center [15F|com]

SM Land pursuing P4.2B office building projects

Philippine Daily Inquirer
12:29 am | Saturday, March 10th, 2012
0shareNew0

SM Land, under its Commercial Properties Group, has earmarked P4.25 billion for two major office building projects in 2012—ThreeE-comCenter, the third installment of a four-structure business hub in the Mall of Asia Complex (MOAC) in Pasay City, and SM Cyber West Avenue, a stand-alone office building on a property across SM North EDSA Mall in Quezon City.
ThreeE-comCenter was estimated to cost P3.2 billion, while SM Cyber West will require investments of P1.05 billion

ang bilis ng development kakabukas palang ng Two Ecom Center ngayon yun pang 3rd na... booming talaga ang BPO...

This is off topic. Why can't SM make use of their rooftops as recreational center i.e. playground, sky-dining restos, activity centre etc... Take SM Megamall for example, the rooftop is a big eye sore in the aerial view of Ortigas.

But this 3 E-Com rocks!

Landscaping is not their strength. SM makes tacky roof gardens. Exhibit A is the one at SM North EDSA.

Will this be towards the bay or behind the current Two E-Com? This one looks great as well. SM's churning out nice looking midsized buildings here in MOA complex!

I think behind, because the angle above, one-Ecom is on the left side of two-Ecom. Ang concern ko lang ay mabawasan ang parking space Sabagay marami pang vacant lots.

I don't think its just six levels. There's still a base just like that of Two Ecom.

SM Land Puts P4.25B In 2 Office Dev'ts In 2012

by Manila Bulletin | Saturday | March 10, 2012 | 11:51pm

MANILA, Philippines — SM Land has earmarked P4.25 billion for two major office building developments in 2012 – ThreeE-comCenter – the third installment of a four-structure premier business hub in Mall of Asia Complex (MOAC) in Pasay City – and SM Cyber West Avenue, a stand-alone office building at a prime location across SM North EDSA Mall in Quezon City.

With the size and design of these office buildings — featuring large floor plates, areas for retail and commercial tenants, and high-technology utilities and features — the former is estimated to cost P3.2 billion and the latter P1.05 billion.

“We remain confident in the continued growth of the business process outsourcing industry in the Philippines,” states David Rafael, SM Land senior vice president and head of the Commercial Properties Group. “We have designed and developed our office buildings with a continuing sensitivity and genuine understanding of this target market.”

It's 2 floors per horizontal section in the render plus the podium for a total of 15 floors.

ThreeE-comCenter

Project Brief

ThreeE-comCenter is the third in a series of four premier office buildings to comprise the business hub of SM Land within the Mall of Asia Complex in Pasay City.

Similar to its predecessor TwoE-comCenter, ThreeE-com will feature a strikingly iconic architecture and building design. It will feature 15 levels of office space, as well as parking and mixed-use commercial and retail areas specifically on its fourth level podium.

ThreeE-com is estimated to cover a gross floor area of 125,716 square meters, and 79,000 of gross leasable area.

Similar to the other E-com buildings as well, BPOs and technology-based enterprises are the target locators of this modern and efficient office structure, along with other location-dependent businesses who seek value-for-money office spaces and all the benefits and advantages

The Two E-Com looks magnificent when you passed by roxas blvd. but once that Three E-com be built it will block the view if you're looking towards the west, yet still the Two E-Com can be viewed from the sm san miguel by the bay. the design of three e-com is radical !
