There were serious plans for a 330m tower in Shinjuku, but that one didn't get final approval because the lack of public transport access. But that was also because the whole plan didn't just include just the 1 supertall but also 2 other high-rises.

The bigger problem is that in the CBD and surrounding area have height restrictions in place that are caused by aviation laws that limit the height of the buildings around Tokyo Haneda Airport. That actually covers a very big area, bigger then in most cities. The Tokyo Sky Tree was build outside of this area, just like the cancelled tower in Shinjuku.

The earthquake doesn't seem to be an issue anymore, it did 30 years ago but now tall towers are even considered safer then low-rise buildings. There will probably be more plans for a supertall in the future that will actually be constructed, also because Osaka now has one. We just have to have patience.

The 1st base facade has gone up on the backside of the tower.

Another box for Tokyo. Why such dull designs, is the box-structure safest against earthquakes? I wish the Japanese could be as imaginative in their architecture as they are in other areas like video games, movies etc.

I assume that it has to do with high land prices in Japan, due to high population density. Plus high wages and protective measures for natural disasters - such as earthquakes and typhoons - makes construction very expensive. So I would think that developers try to make buildings as economical as possible, which leads to boxy designs.
But these are just assumptions, maybe someone has better infos.

Having that in mind, I think that this building has a very good design.

It's interesting that both residential and commercial office towers in Japan usually have very straight forward "economical" designs. The more imaginative design for towers that have other uses. The Mode Gakuen towers in Shinjuku and Nagoya are the best examples of this. These towers are used by expensive private schools where the maximization of rent-able office space is not an issue.

And whoever says that Japanese architecture is not imaginative doesn't really know about it anyway since the Japanese low-rise architecture is world-renowned. It's not all about the towers.

I am not a fan of this type of cladding. A bit more windows so close to street level would be desirable.

It's a back street, the tower on the other side road also has a dead wall and the entrance to the parking garage on this street.

The other side of the building will have a glass facade for the 1st 5~6 floors, and that's a huge improvement over the old building.

I wish this cladding continued up to the roof. A nice nod to brutalism.
