I wouldn't call one tower the HQ. They occupy maybe 3msf, are currently building another 2msf (of which this is half), and plan a few million more sf.

Amazon buys another block from Clise

Amazon.com seems to be preparing for even more growth in Seattle.

Amazon affiliate Acorn Development LLC paid Clise Properties $52.2 million for nearly a full block bounded by Bell and Blanchard streets and Seventh and Eighth avenues in the Denny Triangle. It is next to the three blocks where the company is building a 3.3 million-square-foot headquarters.

In 2012 Amazon bought a small parking lot on the block for $4.6 million. With this purchase, Amazon now owns the rest of the block.

Clise representatives said in 2012 Amazon had the right to negotiate on other parcels nearby, between Bell and Battery streets.

Amazon paid Clise $207.5 million in 2012 for the first three blocks where it is planning three towers.
Amazon bought another downtown block near where they're building the 3 tower HQ complex. No word yet on plans for this new block.

Probably. The first has a couple cranes and is rising from the bottom of the pit. The second just got a building permit on Friday and appears to be getting rid of its current occupants (trailers, parking, staging, etc. for the first tower). The third has a car dealership onsite, but they're building a new stacked dealership south of Downtown.

Next up for the Denny Triangle: two 40-story apartment towers

Transformation of the Denny Triangle continues as two 40-story apartment towers one block away from each other — and one block from Amazon.com's new campus — come up for design review.

This would be the second apartment tower in the neighborhood for GID Development of Boston. GID is proposing 430 units and 6,400 square feet of retail at 2101 Ninth Ave. The developer is already is building a 41-story apartment tower across the street at 2030 Eighth Ave.

Clise Properties proposes 450 units with 6,200 square feet of retail and 450 spaces of underground parking at 2208 Eighth Ave.

Clise sold three blocks in the neighborhood to Amazon in 2012 for $207 million, and just sold Amazon another block last month for $52 million.

An early design guidance meeting is scheduled for the GID project at 5:30 p.m. Feb. 18 at City Hall, 600 Fifth Ave. That meeting will be followed at 8:30 p.m by an early design guidance meeting for the Clise project.

Weber Thompson is designing the GID project and Graphite Design Group is the architect for Clise's project.

The GID site on Ninth and Lenora is at the corner of two streets designated as green streets by the city of Seattle. The city plans to put a park right next door to GID's site.

GID is under contract to purchase land for this project from Cornish College of the Arts, which acquired the site for $4.6 million in 2003.

Project documents for the Clise project at Eighth and Blanchard call the site an “urban gateway between the South Lake Union and Denny Triangle” neighborhoods now linked by Amazon.

The Denny Triangle is experiencing a boom similar to the one Amazon brought to South Lake Union over the last five years.

Since Amazon.com proposed a new 3.3 million-square-foot office campus in the Denny Triangle, proposals have poured in for office and apartment projects.

Apartment projects like Pine Street Group's Via6 and Vulcan Real Estate's The Martin opened last year and are filling fast. Other developers have bought land along Third and Fourth avenues with plans to build apartments there.

Clise planning 40-story apartment tower near new Amazon campus

Clise Properties is proposing an apartment high-rise at Blanchard Street and Eighth Avenue, kitty-corner from Amazon.com’s three-block development in downtown Seattle.

It’s one of two new apartment towers planned for the Denny Triangle neighborhood.

The site of the second project, by GID Development Group, is at Lenora Street and Westlake Avenue. That’s across the street from where Boston-based GID is building another apartment high-rise.

Both the Clise proposal and GID’s latest project will be 40-stories tall.

Clise President Richard Stevenson on Tuesday said there is no timeline for his company’s project, which will have 450 units and 6,200 square feet of retail. The decision to proceed will depend on market conditions once the project makes its way through the city’s approval process, he said.


Clise has long owned the site where it’s planning the apartment tower. It’s currently a parking lot on the west side of the block where the 2201 Westlake office building and Enso condominiums stand.

Years ago, Clise built the large Shorewood Apartments complex on Mercer Island, and “There are many of who have apartment experience in the company,” Stevenson said.

“We believe that residential has a future in downtown [Seattle],” Stevenson said, adding it’s “very unlikely” that Clise would switch the apartment tower to condos.

Graphite Design Group of Seattle is designing the Clise project. No general contractor has been selected. Stevenson said it’s too early in the process to say if his company would seek an equity partner for the project.

GID officials could not be reached Tuesday. City records show that Weber Thompson is designing the GID project, which will have 430 apartments.

A city board will review the early designs of both the GID and Clise projects on Feb. 18.
