Equity Residential moving forward with 39-story project in downtown Seattle

The city of Seattle has tentatively scheduled an early design review meeting for a 39-story downtown apartment project by Equity Residential.

The meeting is set for May 7, according to the city’s website.

Equity Residential is planning to build a 400-unit unit project with 2,700 square feet of street-level commercial space at 204 Pine St., according to city records. The site is now a surface parking lot due west of the Macy’s garage.

Chicago-based Equity, the largest publicly traded apartment owner in the country, bought the site last summer for $22 million from Starwood Capital Group, which, together with Avalon Holdings of Portland, started construction of 1 Hotel & Residences before it stalled along with the economy.

Seattle's Biggest Hotel Will Now Replace Greyhound Terminal

As you know, the Greyhound Terminal that has shuffled folks in and out of Seattle for 85 years is moving to SoDo to make room for what was supposed to be a dual tower project consisting of an office tower and hotel. Thursday, developer Hedreen announced they're dropping the 500-foo office tower from plans due to apparent challenges that could arise with city planners.

They are still, however, moving forward with "Ninth & Stewart," a 43-story tower that will become Seattle's biggest hotel and second biggest meeting & event location. The first six floors will be a podium that contains the lobby, affordable housing for workers, banquet space and meeting rooms. Above that, a 37-floor tower will contain 1,500 guest rooms and suites.

Demolition of the Greyhound terminal will commence in March 2014 and the projected $400-$500M construction is expected to be completed in early 2017.

The team that is building Amazon.com’s new campus in downtown Seattle outlined what is going in to the 3.3-million-square foot project Thursday.

Work is already being done as crews relocate some utilities around the three-block project in the Denny Triangle neighborhood. But the real work will begin in June, when workers start digging the first block.

Workers will excavate about 250,000 cubic yards of dirt to make way for six floors of underground parking. Above that will be a 37-story office tower and an approximately 2,000-person meeting facility. Phase I is on Seventh Avenue, between Virginia and Lenora streets.

Chris Hansen Now Owns 'Everything We Need To Own' For SoDo Arena

Hansen's WSA Properties purchased three lots amassing 45,000 square feet just east of 1st Avenue South for just-over $9M. This purchase completes a corridor that he also owns and will likely end up as parking lots and pedestrian space, including...

· A trapezoid-shaped, 10,000 square-foot property at the northwest corner of First Avenue S. and S. Holgate Street.

· A 26,640 square-foot corner property across the street from that on First Ave. where the old Paper Zone store was located.

· Two blocks south of the proposed arena site at 1757 1st Avenue South.

n total, Hansen has now spent over $65M on land in and around the SoDo Arena project. Including various costs on each deal, the overall number is likely closer to $70-80M.

Main Street Gateway Apartment Project Coming To Bellevue

The fees that come with that new heights are a problem. While some projects have gone through land use permitting and building permits based on the new heights, others have continued to work toward permits under the old heights. One 17-story proposal just became 8 stories, conforming to the old height instead. With the new heights you have to have high rents to justify the fees. Some will built tall, some will build short, and others will try to wait out the fees.

GID Breaks Ground On 40-Story Downtown Apartment Tower

South Lake Union might be on the verge of getting tall buildings but it's still got nothing on Downtown. GID Development Group is new to town and they're introducing themselves by breaking ground on a 40-story apartment complex at 2030 Eighth Ave.

When completed in 2015, the 355-unit complex will be directly across the street from the upcoming 3.3-million-square-foot Amazon campus. Since the Amazon plans sprouted up after GID already made their plans, it's a fortuitous development, to say the least.

The building will also come with the requisite 4,200 square feet of retail space as well as 242 parking spots.
