A new super-tall tower will rise along midtown’s so-called Billionaires' Row now that the project’s developers have secured a $725 million construction loan for the $1 billion spire.

A partnership between JDS Development and Property Markets Group has received financing from AIG and Apollo Global Management to build 111 W. 57th St., a 1,438-foot-tall tower that will be the tallest residential building in the Western Hemisphere when it is completed in 2018.

AIG is the senior lender, while Apollo is providing a mezzanine loan. The size of each loan could not be determined, but construction loans are generally as high as about 60% of a project's value, which would put AIG's debt at about $600 million and Apollo's mezzanine loan at about $125 million.

Neither JDS nor PMG would comment on the deal.

I AM SOOOOO EXCITED FOR THIS BABY just 1 question does any1 know approximately when prep will be done? and regarding construction what do you think is the speed we are going to get here? 432 park went at light speed and it was way larger sooooooo this will go up fast right?

Is "Steinway Tower" the official name of this building or is it just a temporary nickname due to the fact that the landmarked "Steinway & Sons" is right next door? Much like how the Central Park Tower was nicknamed the "Nordstrom Tower" because of the Nordstrom department store at its base.

This and TV are amazing additions to the skyline. It is going to look awesome when done. Better not be any value engineering! Prob not on a residential building.

This will be the most beautiful iconic addition to the skyline since the Empire State Building or Chrysler Building in my opinion it's gorgeous. I love all things art deco & I wish they would name it "Steinway Tower" the name in itself sounds kind of jazzy & evokes the art deco style maybe because steinway was also a piano maker it makes me think jazz & art deco It's really going to be beautiful!

It looks alright but for me it just does not fit with the exterior design at all.

I know what you mean, it's very different in style than the tower itself. But I think it depends on how the porte cochere is integrated with the original Steinway Hall.

It does, that's because the Steinway hall is the era of design that stern is inspired by.

So on further examination, it looks like the porte cochere is actually on the 58th street side, which is a separate building from Steinway Hall. I'm not sure what the building's actual address is, but it's something between 101-119 w. 58th. You can see the work they're doing in this Google Maps screengrab:



We haven't seen any street level renders from that side have we? I'm very curious what they're planning on doing with this old building (how much will be preserved and how much will be re-done entirely) and if they're maintaining it more or less as-is, what function it will serve. It definitely doesn't look like a building suited for multi-million dollar condos.

I think, the facade on 58th street will probably stay the same, because it is connectot to the Stainway hall, and the whole building is landmarked.
