I'm not sure anyone has posted the ground floor floorplan yet, certainly the first I've seen of it. It's a really interesting layout...

...it seems the residential entrances and the entire residential lobby will be inside Steinway Hall itself, rather than in the big glassy lobby on the 57th Street side (labeled "retail lobby" here.) Do we have any indication about what the retail component is actually going to include? I'd love the chance as an average Joe pedestrian to just wander inside this thing... but I'm not so hot on the glass front of this building being marred with retail signage.

Also, check out the gauntlet of bottlenecks between each entrance and the tower vestibule. Basically every opportunity for the concierge/security to head off any interlopers and send them on their merry way.

This one was posted on the JDS Instagram page. Not sure if it's of 111 W 57, but I'm not aware of another project of theirs that it might depict.

IMO the best of NYC's current crop of under construction / proposed supertalls. Blends classic and contemporary elements seamlessly.

Two more images from JDS that apparently depict this project:

Young man, young man, please be patient. Because the new structure is being integrated with a historic older building (Steinway Hall), it will take a bit longer to get out of the ground than a building that does not have to integrated into an existing or older structure.

I can almost guarantee that I am a much older person than you, and having seen many a tall building go up in NYC since the 1950s, it takes time. Don't worry, before you know it, it will be standing tall for your enjoyment.

Don't be a pessimist!!

Also to be noted, the building is already above ground, check the previous page. So it is already chugging along.

Seems like the slow down in high end resi is affecting how developers are marketing those units.

With sales cooling, developers hold off on marketing high-end condos
http://www.crainsnewyork.com/article...igh-end-condos

Quote:
There’s nothing to stop developer Kevin Maloney from starting sales at 111 W. 57th St., the latest sky-high condo tower rising on midtown Manhattan’s Billionaires’ Row. He has the necessary legal approvals, and an office ready to welcome would-be buyers.

But with luxury-home demand slowing and new condos piling up on the market, he’s waiting about a year before trying to sell units at the project, where the price for a penthouse will approach $60 million.

“If the market were red-hot, people would be buying off plans, throwing checks down, and it’d be great,” said Maloney, principal and founder of Property Markets Group, the skyscraper’s co-developer. “But if you have a market where you think marketing would be ineffective for now, why would you launch and spend the money? Wait.”

Times have changed from just a few years ago, when global investors clamoring to own a piece of New York’s glitziest towers signed condo contracts while the buildings existed only on paper or as a tabletop model in a sales office. Now, some developers are betting that the best sales strategy is to hold off until the projects are closer to completion, rather than releasing their unbuilt units into today’s crowded market.

This year, 5,126 newly built apartments will be offered for sale in Manhattan, the most since 2007, according to Corcoran Sunshine Marketing Group. Of those listings, 63% are priced in the “luxury” range, defined by the brokerage as $2,400 a square foot or more.
...
On Billionaires’ Row, the area fringing Central Park that’s the epicenter of the luxury boom, Maloney plans to delay marketing at 111 W. 57th St. until the 1,427-foot tower reaches at least 800 feet. The project, co-developed with JDS Development Group and expected to be completed in 2018, is now just past its first story.

Hey guys.

Since I saw the renderings for this amazing building for the very first time last week, I finally decided to register here. Oh my god, the design is simply gorgeous. In my opinion this will be one of the best designs in many years. Especially the cladding on the sides caught my eye.

The only downside to this beauty will be, that the cladding won’t be really accessible from the street level, right? It seems like the front will be glass, the sides will have this fantastic cladding and I don’t think I have seen anything about the backside. So there won’t be a chance to get to see the beautiful structure face to fac(ad)e, wont’t it?

Can’t wait for this tower to be finished.

Oh, and yes... that black and white picture is absolutely stunning.

Correct! It's always been 'Boobs' alone.

I love those matchstick skyscrapers in NY. It is far more spectacular to build 400m+ on such tiny parcel than any even higher standard supertall.
