I don't think so. I think that part of the building will be as wide as the rear facade on the 58th St side shown above. I believe that the Steinway Building may be completely demolished, but for the portion with the octogonal, copper roof, which is the only portion of the structure that one sees from 57th St.


Although the new tower won't be as narrow at the lower floors as the originally planned tower was, I suspect, that the building's new design will taper significantly as it rises, much like a mini Burj Dubai.

I also speculate that the tower will be situated behind the 57th St portion of Steinway Hall (which will be preserved) because the empty lot west of that, where originally proposed tower was to rise, is behind Trump Parc, which is around 130m tall.

The interiors of the first 4 floors of the Steinway building are landmarked, and not going to be demo'd. The permit explicitly states that the tower will only cover 18% of the lot-which happens to be exactly the area of the already vacant portion. Another point is that on average, this tower will only have on average just over 4000 square feet per floor, which again is the area of the empty lot. Unless SHoP cames back and says that they can't build a tower that skinny, it will be only ~45 ft wide.

I reviewed and compared DOB filings between 107, 432 & 157 and below is what I came up with.

107 W 57
lot area (sq ft) 6,843 & lot width (ft) 43 = original filing
lot area (sq ft) 23,123 & lot width (ft) 106 = new w/ Steinway

432 Park
Lot area (sq ft) 39,391 & lot width (ft) 275

One57
Lot are (sq ft) 110,981 & lot width (ft) 594

107 W 57 w/ Steinway will be supermodel thin!

The current Steinway building consists of far more than what one sees on 57th Street. It is a large, L-shaped structure that extends to West 58th Street. The rear portion, which occupies the lots consisting of 106 - 116 West 58th Street, is MUCH wider than the 57th Street footprint.

It would make absolutely no sense not to demolish the portion that goes to 58th Street or to keep the portion in the middle. JDS has said that the 57th Street portion will be kept.

I strongly believe that the tower will rise on the west portion of the lot -- behind the 57th Street portion of the current tower. Otherwise, the first 130 meters would be directly behind Trump Parc and would have no park view.

This tower will be thin, particularly, as it tapers while rising. However, I would be shocked if it's a 1,200 foot stick that rises from the precise footprint of the original tower.






Indeed, I don't think that JDS would get the highest prices for this development if the first 456 feet face the back of Trump Parc, and not Central Park.

Earlier in this thread I shared the actual landmark designation for the Steinway building. It says nothing to the effect that only the bottom 4 floors and the interior of that portion are landmarked. Can anyone show proof to the contrary?

The top of the Steinway is also elaborate and unusual architecture. It's only the middle 9 floors that are bland.


EDIT: here is the designation, with some elements underlined that seem to suggest the LPC will not just allow JDS to tear down the Steinway except the 4 floors on 57th St.:

That's pretty much what the permit says though. It says that the tower will occupy 18% of the combined site, and that just happens to be the size of the vacant area.

The entire footprint that JDS now controls is a decent size. That 20% could be located anywhere on the site. Also, since this tower will be as of right, they don't have to limit themselves to 20% of the lot. The only thing that JDS cant do is raze gte 57th Street portion of the L-shaped building.

I suppose this 1,200-foot building could wind up having an address of either 107 or 111 W 57th Street, but CTBUH currently has it titled as 111 W 57th.

I agree. It'll be sad if you can't see One57 once this tower is complete, but on the other hand, New York needs more supertalls to show the other cities like Hong Kong and Shanghai who's boss (although Shanghai is a very nice city, looking at the pictures)
