Yeah.. It's already taller than the Essex House and I just checked it's 140,5 meters..

In reality, there may be a LOT less people within the tower. Let's not forget that most of these ultra-luxury edifices are places where the ultra-rich park their money. Most very wealthy people have multiple residences in different places, so this tower most likely will not be fully occupied at any given time.

To further that point.. I'd even go as far as saying it will be more empty that not most of the time.

I wonder if there will be requirements to keep some lights on when not home.. otherwise it will be fairly dark quite a bit...

The night lighting might help with that though, based on the renderings it looks like each setback will be lit up quite dramatically.

What are the concerns either way? Why does a building with a lower population make less or more sense?

You can't mean in financial terms since the developer and investors would already have made that calculation and decided that there's more of a return building this structure than building an alternative type.

I prefer active buildings. These billionaire row buildings are not. Iíve walked by 15 CPW at night and itís almost completely dark. Itís just strange. Especially when buildings next door are all lit up. In the grand scheme of things, so what. As long as we get cool tall buildings to look at. But I just like buildings that are used, have people coming and going, and contribute more to their surroundings.

This brings up a very good point. What is the purpose of building something if it is going to sit vacant? That's the kind of speculation that leads to real estate bubbles and crashes. Thus is my concern. This building boom could be leading to a market bust. As history shows, skyscraper booms are usually followed by market downturns.
