Wait... so excavation has properly started on this then?

More interesting news from the Post article, seems like JDS is actually partnering with PMG for this project.
PMG also moved into the Steinway building.

The gently rippling tower designed by SHoP Architects has also been misrepresented in nearly every instance as a JDS project.
It is in fact a joint venture of Kevin Maloney’s Property Markets Group (PMG) and Michael Stern’s JDS Development Group, the same successful partnership behind the record-setting Walker Tower condo conversion.

In a sign that things are about to kick into high gear, PMG just moved a team into the adjacent 17-story Steinway building, the recently designated landmark, that will be incorporated into the project as part of its retail component. Steinway will line up at sidewalk level with a new glass at the tower’s base.

The earlier version of this project (variously referred to as a 679-foot or a 697-foot tower build in the 43-foot-wide plot) was indeed called "107 West 57th Street" (see the text in the blue and the green panel):




But the name of the current project is "111 West 57th Street" and the title of this thread should be changed.


The NY Post article states that while 300 news articles have called the building "107 W 57th Street", the proper name is "111 West 57th Street":


"At a third project that’s got a much longer way to go, excavation proceeds apace on 111 W. 57th St.

That’s the super-slender, 1,350-footer previously identified in roughly 300 articles — inaccurately, its spokespersons say — as 107 W. 57th St."


We also know that the name on the official documents is "111 West 57th Developer LLC".

In that last rendering the building is ~1230 feet compared to one57, hopefully it's taller in real life..

maybe they're just trying not to scare whiny NIMBYS

did anybody catch that in the quoted piece from Vertical's post, the author erroneously stated this tower as being located in the Upper West Side? this tower is definitely not in the UWS.

Looks like somebody notified them because the original article now says 'Midtown'.

reporters are dumb.

I don't think 432 counts as the hotel portion of it takes up too much of the percentage of the space?

That's interesting. It's the first time hearing about a hotel. Curiously, The sched A shows no indication of hotel. Can anyone confirm if there will actually be hotel at 432PA.

Right, though I think they go by overall floor space for the 85%, and not floor count, which makes sense because higher floors often have less floor space than base floors. Not an issue here, of course. In fact, the highest floors of 432 Park have more liveable floor space because the core is smaller due to a lower elevator requirement.

Also, those blueprints were released about 2 years ago. I'm not sure the hotel is still part of the project.

with apartmenst starting from floor 22 upward, I don't think 85% will be residential.
