What might the construction cost for this building be? Maybe $250m-300m? If they have already spent $217m, how much would the apartments have to cost to make a profit if the total outlay is $450-500m? Maybe 60 apartments at $12 million average.

Meridian Arranges $230M Loan for JDS’s Purchase of NYC’s Steinway Hall
http://www.cpexecutive.com/regions/m...steinway-hall/

Quote:
Plans for a hotel and luxury condo project on West 57th Street in Manhattan are moving forward now that a joint venture led by JDS Development Group and Property Markets Group has acquired Steinway Hall at 109-113 West 57th St. for $46.3 million. The acquisition of the landmarked building from Steinway Musical Instruments, Inc., is part of a $230 million financing deal for the Steinway property and adjacent lot where the skyscraper will be built.
Quote:
The building, located between 6th and 7th avenues in the Columbus Circle submarket, was designated and registered as a historic and cultural New York landmark in 2001. Designed by Warren & Wetmore, the building’s main room is a two-story rotunda with a domed ceiling hand painted by Paul Arndt.

“Ultimately, JDS Development Group will restore Steinway Hall to its original grandeur and will construct a more than 900-foot tall tower next door,” Appel said in the release.
Quote:
The aggregate purchase price for the property was $238,300,000 and the joint venture intends to purchase additional inclusionary zoning rights for a purchase price of $6,500,000,” according to the AmBase Corp. 8-K statement.

I hope that Steinway Hall becomes a hotel. Its rotunda would make an amazing lobby.

Steinway Hall’s Final Movement Begins Following $131 M. Sale
http://commercialobserver.com/2013/0...er-131-m-sale/

Quote:
JDS Development Group and its partners in the purchase have now paid $131.5 million for the land underneath it, city records posted this weekend show, paving the way for a condominium tower adjacent to the building that will use air rights from the hall.
Quote:
Meanwhile, JDS Development Group, with Property Markets Group and Atlantic Partners, has planned a 247,000-square-foot, 16-story building tower that, along with a vacant lot at 105-107 West 57th Street, will be home to a new mixed-use development by 2016.

It was reported earlier this month that Meridian Capital Group had arranged $230 million in financing for the project, around the same time that JDS recapitalized and consolidated the development parcel at 105-107 West 57th.

I think we might see something very different from the previous renderings for this 900+ ft tower based on this interview.

The 30-Minute Interview

Michael Stern (July 30, 2013/ NYTimes)

http://www.nytimes.com/2013/07/31/re...ael-stern.html

Mr. Stern, 34, is the managing partner of the JDS Development Group, which specializes in multifamily homes and retail space in the New York area and in South Florida. The company’s projects include Walker Tower in Chelsea and Steinway Hall, both of which it is developing with the Property Markets Group.

Quote:
Q. What’s the status of the Steinway Hall development, where a condo and hotel are planned?

A. We just closed on the Steinway building on 57th Street. We had owned the adjacent lot for about two years and we’re really excited about the assemblage that we put together there. We are just beginning our design process for that building; we have not yet selected an architect.

Steinway Hall is a beautiful landmark and we’re incredibly respectful of that and we’re going to design a building that complements the landmark — very reminiscent of the skyscrapers built in the ’20s and ’30s.

Sounds like the addition of Steinway Hall prompted a new direction for this development. In b4 setbacks and a spire!

^ Most likely, yes. Roof ~950', spire ~1050'.

If done right, we could be in for a treat.

Micheal Stern? for a second i had a jolt of excitement thinking Robert AM Stern would be behind this. That would be interesting with 15 CPW and 220 CPS in the same area.

Yea, AM Stern probably would be the perfect man for this job. Maybe a thinner/similar version of 30 park place with a spire to take this over 1,000 ft?

I think 1 tower w/ a spire or a crown similar to 40 wall in that pic gracing CPS skyline would be fantastic.

Yeah or 70 Pine.

I was very fond of the early renders for this (particularly the possibility of that LED-faceted facade) but I am really intrigued by this new direction. Those Golden Era towers are not only insanely beautiful, but they would fit the narrow profile of this site extremely well.

30 Park is such a great design, I hope it will get built.

Thanks to Crawford for finding this:

It wasn’t until 2011, with the start of marketing of Walker Tower, a high-end condominium in Chelsea, that he broke into the mainstream. But he has become one of the city’s most prolific developers, racking up high-profile projects including the 1,000-foot-tall condominium he is building with Property Markets Group at the former Steinway Musical Instruments building on West 57th Street.
I have a feeling this will surpass One57. It's Stern vs Barnett vs Macklowe ... the war is on!
