Handel's 340 Fremont Moves Forward in Rincon Hill

The neighborhood is already packed full of construction crews building the 333 Fremont, 45 Lansing, One Rincon North and 201 Folsom residential projects. If all goes as planned, It seems that the next tower to go from rendering to reality will be the Handel-designed 340 Fremont. The 41 story building will clock in at 440 feet, making it a solid new addition to the growing Rincon Hill cluster. Construction will be managed by Suffolk and is expected to commence before the end of the year.

^yet another good looking tower. I'm glad that'll finally start soon.

If all projects go according to schedule, within a few months, the Rincon Hill/Transbay areas will have 10 skyscrapers under construction simultaneously, all in a 4 block by 4 block area:

340 Fremont
375 Fremont
181 Fremont
One Rincon Hill north tower
Lumina tower 1
Lumina tower 2
350 mission
535 mission
222 Second
Transbay Tower

And there's 9 more towers still in the works or waiting for approval in that same area, plus a few more empty lots that are supposed to have towers at some point under the transbay development plan. I don't think SF has seen that level of highrise construction at one time or in such a small area since the 70s. Not to mention the other highrise projects around downtown right now.

1634-1690 Pine in Lower Pac Heights Gets a New Rendering

It's a pretty big undertaking for those neck of the woods – partial demo of five vacant one-to-two story buildings to build two 13-story residential towers with ground floor retail, with three of the existing building fašades restored and incorporated. The Kwan Henmi-designed towers are supposed to hold 262 condos (24 studios, 120 one-bedrooms, and 118 two bedrooms), 5,600 sq.ft. of retail, and 245 underground parking spots. After years and years of studies, the Planning Department announced this past March that an Environmental Impact Report was finally getting prepared, which we can probably expect it sometime this winter/next spring.

31-Story Residential Tower Project in SoMa Hopes for Approval

Tomorrow the Planning Commission will hold a public hearing on the Draft Environmental Impact Report on a new tower project set for SoMa. The existing eight-level parking garage at Howard and Steuart Streets is set to be demo'd in favor of a 31-story, 348-foot-tall, residential high-rise tower with 186 market-rate condos, 172 parking spaces, and ground floor retail. It'll also include a new 4,780 sq.ft. landscaped public open space. The project also includes a couple of variations, including one for 109 residences and 82 hotel rooms, and one that includes an additional 91 public parking spaces. Predictably some neighbors are already calling the tower design too tall, would cause shadows, and would removed public parking.

City Slated To Sell Transbay Block Six For 300-Foot Tower To Rise

If all goes as proposed over the next couple of weeks, the agreement for the sale and development of Transbay Block 6 will be finalized, setting the stage for a 300-foot tower to rise on the corner of Folsom and Fremont (click rendering to enlarge).

The project also includes the development of 40-foot townhomes along Clementina Alley and three 50 to 85-foot mid-rise buildings on Fremont, Beal, and Folsom.

In total, 545 residential units (a mix of market-rate and subsidized), 10,000 square feet of ground floor retail and 136 undergrounding parking spaces will be built on the site with multiple green roof gardens and decks above, parks and a mid-block paseo below.

Supervisors to Vote on Transbay Block 6 Deal Today

Today the Board of Supervisors will vote on the development agreement for 280 Beale Street, better known as Transbay Block 6. The agreement will be between the successor to the Redevelopment Agency and Golub Real Estate with Mercy Housing. Back when the Transbay Transit Center was approved, one of the conditions was 25% of the housing developed in the area would be available as low-income housing and 10% as moderate income housing. The new tower will feature 556 residential units - 409 market-rate and 70 affordable, with an additional $24.3M in affordable housing fees, on Block 6 with an additional 77 affordable units to be constructed on Block 7 at a later date.

270 Brannan Converts Parking Lot to Office Space in SoMa

Up before the Planning Commission this Thursday is a shiny new office building from developers SKS and Pfau Long Architecture. What was once a surface parking lot and two-story office building at 270 Brannan Street is set to become a seven-story, 65 foot building with 189,000 sq.ft. of office space, with 12 off-street parking spots and a load of bike parking, plus a central glass roof atrium. Since the site is on a down slope, the building actually steps up on the back of the lot, keeping the height on the Brannan Street frontage relatively low. Some folks aren't thrilled by the loss of parking in the super-dense (and growing) SOMA area, but Planning Department staff is on board because the project will provide a bunch of community benefit fees.

1601 Larkin is Back One More Time, Seeking Approval

The long languishing 1601 Larkin project has risen from the ashes, and finally will be up for approvals at tomorrow's Planning Commission hearing. As you recall, the project calls for demo of a vacant church to construct a new five-story building with 27 condos and 32 parking spots. The original Stanley Saitowitz design had been in the works since the EIR was first published back in 2007, but was kicked around due to initial Planning Commission disapproval and neighbor complaints about bulk and design. Law suits were filed and things got messy, and in the meantime a new design was hashed out by Ian Birchall & Associates and a new EIR was certified.

[B]Mixed-Use Project at 555 Fulton is Back With a Few Tweaks/B]

Back in 2010 the Planning Commission approved a massive project in Hayes Valley for a new five-story mixed-use building. Now the 555 Fulton project is back asking for an extension of the previous entitlements, plus a few tweaks to the design and program of uses that were previously approved. The new plan calls for demo of an existing office/industrial building to construct 139 dwelling units, 29,200 sq.ft. ground floor grocery store, and 148 off-street parking spaces.

The new design from Ian Birchall & Associates alters the previous Stanley Saitowitz/Natoma designs a bit, and includes a public plaza near the Laguna Street entry to the grocery store and streetscape enhancements. Neighbors are itching for a new neighborhood grocery (though no specific tenant is lined up yet), so there's tons of support. Plus the Planning Department is happy to have a mix of studio, one-bedroom, two-bedroom, and three-bedroom units. We'll see if this latest design revision finally gets going.
