Mid-Market Affordable Housing Breaking Ground Soon?

Shiny New Renderings from Starchitect BIG for 950-974 Market

The Copenhagen-based BIG was dubbed the "rock-star Danish architecture firm" last year by Fast Company magazine and is big in Europe (pun definitely intended), but has yet to break ground in SF.

It looks OK but should be at least twice as tall, with at least twice as many units, seeing that this is a downtown-adjacent area with tons of empty lots and old warehouses that can be redeveloped with highrises, without destroying historic residences or "historic character" or anything like that (and it's one of the few remaining parts of SF like that)...but unfortunately a NIMBY-friendly redevelopment plan with absurdly low height limits was passed, so that the "neighborhood charm" can be preserved. This is the type of short-sighted stuff that's making housing costs in SF so absurdly expensive. We'll never even come close to meeting the housing demand with NIMBYs constantly obstructing progress like this. It will be a giant missed opportunity to provide much-needed housing if this redevelopment area never sees any height limit increases.

Preliminary Pixelated Design Revealed for 2198 Market

Mission Street Tower to Rise on Former Parking Lot

The new tower will contain 117 units (18 of which will be set aside for affordable housing requirements) over ground-floor retail with underground parking. Environmental Review Starts for Lower Pac Heights Project

Currently the site includes five vacant buildings and a parking lot, but they happen to be part of the eligible Pine Street Auto Shops Historic District. The project would demolish most of the buildings and construct two 13-story residential towers with ground floor retail, 262 units, and parking for 245 cars. Three of the existing building fašades would be restored and incorporated into the proposed project, but other alternatives calls for keeping either the fašades or most parts of the five buildings and constructing smaller buildings behind them.

And there are tons more smaller projects throughout the city that are too numerous to list.

And here's the list of under construction and approved commercial highrises:

Transbay tower (prep) - 1,070' / 326m / 60 floors - 1.37 million sq. ft.
181 Fremont (prep) - 802' / 240m / 54 floors - 404,000 sq.ft. + 74 residential units
350 mission (u/c) - 455' / 139m / 30 floors - 444,000 sq. ft.
535 mission (u/c) - 380' / 116m / 27 floors - 307,000 sq. ft.
222 second (prep) - 350' / 114m / 26 floors - 430,650 sq. ft.
350 Bush - 19 floors - 360,000 sq. ft.
Foundry Square III (u/c) - 10 floors - 286,000 sq. ft.

Other approved/under construction buildings include the new CPMC hospital on Van Ness, which will be 265' tall, the ten story MoMa expansion, the transbay terminal, the rebuild of St. Luke's hospital, the various remaining Mission Bay buildings, not to mention the tens of thousands of residential units approved for the Hunters Point, Park Merced and Treasure Island redevelopment plans, many of which would be in high rise buildings.

And there are around two dozen more proposed commercial and residential high rises as well as many more smaller buildings, in addition to that.

Quite a construction boom!
