I don't know why the Planning Dept. would let people so under-develop a site in an area of downtown where development sites are getting scarce. Even AFTER the proposed addition, this will be half the zoned height. What happens when we under-develop everything available and can't grow?

Agreed. Though in the case of this building I can see several reasons why a taller building/more floors isn't going in. First off, the building isn't being demolished and replaced, and it could be that it isn't strong enough to hold more than few more extra floors. There's also the fact that this part of downtown is closer to telegraph hill and north beach, where there are tons of NIMBYs, and the taller something is in that part of downtown, the more likely there'll be a lot of opposition. A few extra floors is better than nothing at all, at least.

Modern Communal Living Could be Headed for Western SoMa

Three separate buildings connected by sky bridges will house up to 235 "suites" ranging from 227 to 409 square feet. The rooms, intended for single- or double-occupancy, would be equipped with bathrooms and kitchenettes. Each building would feature 9 common kitchens, dining and living rooms for residents of the adjacent rooms to access.

Co-developers Build Inc. and EmbassySF feel there is "a tremendous market out there for co-living," and envision the building filled with "people of all ages who are interested in creating community." They also claim they will not specifically target students or the young tech set, but anyone who wants to live in spaces "that are communal in nature and professionally managed." Macy Architecture is currently working on the design which will rise 65 feet and feature ground floor retail.

$500M Moscone Center Expansion Moving Right Along

Last February, word got out that $500M had been secured to fund a massive expansion of Moscone Convention Center, and now the first signs of progress have appeared online. A new preliminary rendering of the project, shown above, was published on the department of Public Works' Facebook page, accompanied by a call for an experienced project manager to lead "planning, design and construction" of the expansion. There's also an official website dedicated to the project, which cites Skidmore, Owings and Merrill as the architects. On top adding over 200,000 square feet of rentable exhibition space to the current center, plans include improving conditions for pedestrians along Howard and enhancing connections between the building and the neighborhood. Construction is set to commence in 2015, with opening anticipated to occur in late 2017.

Hayes Valley Condo Development at 400 Grove Breaks Ground

This will be the second of three condo projects in Hayes Valley by developers DDG and DM Development, who are also involved in 8 Octavia and 450 Hayes. New Rendering and Details Revealed for 2655 Bush Street

Thompson Dorfman Development has finally released clear renderings of what's really going up at the corner of Bush and Divisadero. Construction at their 2655 Bush Street residential development is already well underway, but until now only dull watercolor images and grainy black and white sketches of the project had been shown to the public. Some tweaks have been made to the building's design, and the number of units has been reduced from 84 to 81. The development will include a fitness center, a greenhouse and rooftop deck, as well as 3,800 square feet of new retail space along Divisadero. The architects behind the freshly rendered project belong to Irvine-based KTGY Group, working in partnership with landscape architects at Cliff Lowe and Associates. Assuming all goes as planned, construction should wrap up in 2015.

City Looks to Develop Underused Land, Cash in at Same Time

Mega Development and Housing Approved for Candlestick Site

The Lennar development planned for Hunter's Point Shipyard had been stalled after some funding snafus, but this week the Commission on Community Investment and Infrastructure approved the massive redevelopment project that includes construction of a new Alice Griffith public housing complex. The Bayview housing project will construct new housing next to the existing, with no displacement of the current residents. Thanks to a $30.5M grant from the U.S. Department of Housing and Urban Development, construction on the new units is expected to start in January 2015. The Commission also approved Lennar's mega development planned for the 38 acre site of Candlestick Park, which will include 16 blocks of retail, entertainment, and 478 affordable homes and up to 755 market-rate homes. This comes hot on the heels of the start of construction for 60 of the affordable housing units planned for the site. According to the Mayor's office, infrastructure work like streets, utilities, and nine acres of new city parks will begin this year once the 49ers stadium is demolished.

399 Fremont in Rincon Hill to Be Luxury Rental Apartments

Another downtown highrise is gearing up for construction. Bulldozers and other small machinery have been spotted at 399 Fremont Street. The original building permit, issued last June, gave the contractors until mid-December to start up construction, and it appears some dirt may have been pushed around to keep the permit from expiring. General contractor Swinerton has a recent blog post with some updated facts about the 440' tall tower-to-be. Notables include a total of 447 "ultra-luxury rental apartments," 24-hour valet parking for the 251 parking stalls, and a "club house suited for high-class entertaining." The building will consist of an eight-story podium, with a lap pool and rooftop park located above, connected to the 42-story main tower. The entire project is seeking LEED Silver certification, and is scheduled for a April 2016 completion date.

333 Fremont St. is rather awful looking. The Lennar development planned for Hunter's Point Shipyard looks promising and ambitious and hopefully successful.
