Not a single chance on any of the big towers completing on 2021. What that article said is maybe some of the shorter residential blocks will be complete by then, of course any opposition to demolition would hamper the timeline.

As with most old neighbourhood rebuilding practices, Kingkey will need to first acquire the land from all existing landlords; second build the surrounding residentials; third sell out these new flats; forth use this new torrent of cash flow to start work on the office/hotel towers. It's VERY rare that a real estate company has the cash to start a supertall office, let alone megatall, at the same time as the residentials. Even if nothing else hampers the towers (flight path etc) it wouldn't top out before 2028.

Edit: also this project is probably do or die for the company Kingkey. They took out a loan of 30,000,000,000 yuan with CITIC using Kingkey 100 and the mall; Timemark Square and the mall as collateral.

I agree that completion in 2021 is not going to happen, but 2028 sounds too pessimistic either. It should be possible to complete the project within 10 years from now.

You forget about the scale of this project:
They first have to buy the houses of a number of people likely similar to the population of your hometown, then they have to demolish all this and if the numbers from gaoloumi are true they will build the worlds second and third tallest buildings on that plus an additional seven supertall and eight 250m sidetowers which would be one of the worlds biggest projects on its own. This will take much longer then "just" 10 years I think.

Depends. For the twin megatalls portion, the site is already settled - 3 old 33 level office/hotel buildings on the south side acquired and pending vacating/demo, and the theater and empty plaza for the north side also settled with city govt.

The north tower will anyway seemingly have ~ 55 levels of top notch apartments in the upper half, which could be presold to.cover most cost of that tower.

So, at least that tower could start pretty fast from any aspect (aside another height limit fight).

This Luohu location is much closer to.the 940 m Wutong mountain... so at least a 700 m height limit should be ok

i have a deja vu, pretty sure i have seen this before.

so i think it is probably outdated the side tower is also quite short like the previous designs.

Yea that TetraArch design ( 666 & 333 m towers) is one of the old rejected ones.

The most current design as on this thread seems to be 739 m North tower & ~670 m South tower with 350 m plus ~200 m side towers.

Yeah we had that like 2 years ago? I believe we will see a whole bunch of proposals for this development in the next years as it is so unique and prestigious it just calls for a world class design by a world class architecture studio

739-METER-TALL SKYSCRAPER TO BE CITY’S TALLEST

" A 739-METER-TALL skyscraper will be built in the Caiwuwei area in Luohu District, which will become the highest building in Shenzhen upon completion, the Shenzhen Evening News reported Thursday.

Kingkey Group, a Shenzhen-based property developer, has submitted a blueprint of the building to the Luohu District Government. Apart from the 739-meter-tall building, to be named “H700 Shenzhen Tower,” the company will build another skyscraper taller than 680 meters in the area. Both buildings will be located on Shennan Road and connected by an overpass.

The Caiwuwei area, bordered by the MixC shopping center to the east, Hongling Road to the west, Binhe Road to the south and Hongbao Road to the north, occupies an area of over 310,000 square meters. The Luohu District Government plans to turn the area into a top-notch financial and commercial hub by pulling down a number of urban villages.

The area’s renovation is the highlight of Luohu’s ongoing efforts to turn itself into an international consumption center. The area will host top international fashion institutions and brands, according to the district reconstruction bureau chief Wang Cefei in an earlier interview."

If everything goes ahead do we expect the 2 towers to rise together? Will be quite an amazing sight to see 2 towers Mega Talls rise together!

Unlikely. On the other hand Shenzhen got so many +500m in the pipeline that no matter what we are about to witness plenty of them drilling the city's sky at once.

If I'm right; the 739 m tower plot has much less land clearing to do before construction can start .

The 680 m triple tower needs to remove the existing triple 33 storey old buildings (these are NOT THE village buildings and supposedly their takeover paperwork was settled long ago).

So, the tallest could come first actually.. especially of those 55 residential floors inside are on presales

Shenzhen is located in the southern portion of the Guangdong Province, on the eastern shore of the Pearl River Delta.

Re PRD comments---The 739m tower is on commercial land, no homes that I see. There is a Karaoke bar, several retail stores, hotels, restaurant, and a quick-food place. The condos appear to be going in where there are existing condos and small businesses at their base (along the street sides). Those will probably take time to get everyone living there to approve. Having said that, when the KK 100 went up, where there were residentlal buildings, it didn't seem long for them to start. I think most residents are looking forward to this happening because if the KK 100 formula is the same, the existing residents got a place (or more) in the new residential buildings. The prices almost doubled so the existing owners were probably pretty happy. This isn't like the poor farmer getting robbed so others get enriched. BTW, when KK 100 went up condo prices were around 25,000 RMB/SQ M. KK 100 condos sold for 50,000 RMB/SQ M. Prices today around this area is about 40,000 to 50,000 RMB/SQ M. Areas in Futian/Nanshan/Shekou seem to range from 50,000 to 100,000 RMB/SQ M now. I wouldn't be surprised if the existing tenants are looking for probably 70,000 and up. Just my guess.

Yup I think that - assuming no funny play by the city or airport authorities - the 739 m tower will start 1st followed by 680 m (688 m I just heard but not very reliable source) once 3x33 buildings gone, then the residential towers in stages as each village section is cleared. Surely they will try clear them as fast as possible. The new density is way higher than around KK100 so they can likely give more to the villagers too to appease them fast
