That would be a shame if this undergoes a complete redesign. I really like what Norman Foster designed.

It will be good news if the Sunrise Provision gets the ax so this and the Vanderbilt can move forward with their mega plans. Hopefully, Norman Foster gets the tab to revise 425.

I actually think that Foster did a horrible job on this one. He is usually very inspiring and innovative. I expected so much better from him.

IMHO this tower is incredibly dull. And the crown on top does nothing to make it any better. Make something bold and sticking out, not another boring tall building.

I never believed that L&L would forego the air rights. I believe that the latest proposal permits 20% of any new tower to be residential. Could you imagine the value of 150k sf of apartments on top of this tower?

Lastly, now that Time Warner will vacate 1m sf of ultraluxurious office space around 2018, I doubt that L&L will still build on spec and compete with that.

I see no reason why Foster should be replaced. If you look closely you'll notice the massing consists of a series of stacked boxes connected by diagonal crossmembers. This implies that an additional 'box' could be added to the tower if new air rights can be acquired. The fins might be altered or shortened if the tower were given 200 or 300 additional feet.

I hope so. For a Park Avenue tower I think it's edgy.

42 floors so I'm guessing they didn't buy very much additional FAR. Maybe the fins are sprouting new fins?

I wouldn't think that the fins would be included in the height.

Hopefully, this tower, along with 1 Vanderbilt, will get an exemption from the 2017 date, in which case, it will grow much taller.

maybe larger lobby, addition of floors with pools and etc makes it more tall.

Would those fins be considered the highest occupied floor??? I would classify those fins as being a type of crown or spire and they are not included in the height for dob filings. I'm sure the fins are not part of that 905 ft figure.

why not? Fins are part of the structure so they are INCLUDED in the final height count. If it was an antenna, then it is not a building. Otherwise it is part of it. It may not be the occupied floor, but simply architectural element of the building.

Thanks. I' know those fins are considered a structure but I was not sure how to classify it.

I'm just curious since there is no available filing for 1 WTC that I am aware of. At least publicly.

Let's say 1 WTC from the get go disclosed that the Radom would be installed on the spire thus it will be as part of structure.

What would the height be in the dob application for new building for 1 WTC? 1776 or 1368? I dunno.

it would be somewhere in the 1250-1270 range (highest occupied floor) The observation deck is around 1250ft and above it are mechanical floors, the parapet, and the spire.

I would classify the fins as an open air crown and therefore wouldn't count them towards roof height

They did just conduct a study that said the rezone wouldn't affect Hudson Yards and the WTC.
