Tanmiyat says 70% investors happy after shake-up

Saudi developer Tanmiyat on Monday said that 70 percent of its investors in the $735m Living Legends project were satisfied following a major revamp in customer relations policy.

Tanmiyat claimed its survey of customers found that 70 percent of its Dubailand villa owners were satisfied with the developer's performance, communication strategy and project status.

The remaining 30 percent were currently speaking with Tanmiyat negotiation teams to resolve any ongoing issues, the company added in a statement.

Tanmiyat's management attributed the positive numbers to its revised, RERA approved payment plan for clients including price rationalisation and property consolidation.

"We believe it's crucial to support our clients during this period of market fluctuation," said Dr Wan Hasni, advisor in charge of Tanmiyat.

"We designed an improved CRM strategy to demonstrate our continuous commitment to them. This strategy includes several proactive initiatives offering clients a variety of payment solutions, regular project updates and exceptional customer support to improve their experience with Tanmiyat."

The modified payment schedule offers home owners a payment plan benchmarked against construction milestones.

In addition to payment solutions, Tanmiyat is providing eligible customers with a number of compensation plans that include property consolidation arrangements and price rationalisation, involving the discounting of prices of properties bought during inflation.

Living Legends is part of the AED14bn Legends mixed-use entertainment development.

Tanmiyat said last month it was planning to expand outside the Gulf region and was already in negotiations for projects on the Caspian Sea.

The developer, which is also involved in Ajman Marina and Prince Abdulaziz Bin Mousaed Economic City in Saudi Arabia, is currently evaluating a long list of international locations for possible expansion.

as per the google maps images only the villas are going ahead. No progress on the golf course or on other public areas e.g. the theme park.

just type in Dubai and you will see the map part of dubai, now only zoom in to the legends project.

This forum seems to have gone very quiet lately has everybody got a refund i dont know about?Whats the latest are the villas still progressing?If so do we have a start date for the apartments?If the villas are biult around the golf course,surely they must be building the golf course at the same time?Has any body managed to speak to Tamniyat lately

I visited site last week. Construction has stopped again. The present status is pretty dismal given the length of time thia has been going on. CSI the main contractors have now left and potentially new contractors are neign sought. This could take months.

Did anyone manage to get a group together to approach Tanmiyat? I notice this was proposed on an old thread here.

I suggest every one who own a Villa there to wrtie to RERA web site a text about the problem they are facing with Tanmyat.

If there is enought of us they might interven directly with the dvelopper, even if they don't talk tu us directly

I have just sent a letter on they contact us page

Had a meeting with Living legend CRM

Apparently they are trying to use Article 13 of the contract not to pay the 0.5% penalty to buyer. They clearly said they won't deduct it from last bill.

They are now in conflict with CSI the Construction company and for the last 45 days have stopp work on site and this will delay even more the last official hand over date of December 2010(1st part of phase 1, villa only) to August 2011(third paart of Phase one, villa only)

I think they have no ground to appeal article 13, as is mostly mismanagment from they part, if they is any lawyer in your familly it is time to have them read your contract.

It is time to have a group database started, do email gilaud at yahoo dot com with your name, villa details

Unbelievable has anyone been served notices that they are going to repossess unless you make your payments up to 30% after recieving a letter telling about a year ago telling you to stop paying.Also the new payment plan showing 20 floors.

i got this demand letter too. I spoke to them and they told i have 7 days to send the money to them. My origial contract was 15% deposit which i have already paid, and then some installments, but the bottom line of the contract said 50% upon completion of the property and the next 50% on mortgage through their financers. I spoke to my agent who told me that she has been inandated which calls from buys as the amount they are asking is extremly high and according to her Tanmiyat have not secured the land for the towers yet either so its ilegal what they are doing. Been advised not to pay up, I just want my money back I heard rumours they might can the project which would suit me fine! 3 years ago when i signed up for this project I was in the financial position to go for it on the monthly terms of the project but now during this global recession I dont have the equivilant of £27k lying around to give to tanmiyat just because they changed the contrcat and without giving us any notice!

Tanmiyat, Saudi-based real estate developer, will be handing over 200 villas and almost 400 apartments in the first phase of Living Legends project in Dubailand by end of 2011, a top company executive told Emirates 24|7.

"We will be delivering 200 villas and 300 to 400 apartments in the first phase of the project which will completed by end of next year," said Dr Wan Hasni Wan Su, Advisor in Charge, Tanmiyat.

The company, which is self funding the mega project, said it is in talks with investors to ascertain the number of who want to continue with the project and are ready to meet their payment obligation.

"We haven't defaulted anyone... we are reviewing the project and trying to find out the number of people who are really interested in continuing with us," he added.

Covering an area of 1.340 million square metres within Dubailand, the residential segment of Living Legends will contain a total of 500 villas, 12 residential towers, a golf course, golf hotel, and a mall. In addition, the golf course is designed by the Swiss golfer and designer Peter Harradine, creating an all-new project that stands out as a distinctive architectural landmark in Dubailand. China State International (CSI), which is part of China State Construction, has been appointed as the main contractor.

According to Dr Wan, property prices in Dubai have bottomed out with the market going through a consolidation phase.

"There is a situation of oversupply and a weak demand. There is need that all parties, be it developers or authorities, all work together to encourage demand."

On the issue of granting residence visa for property buyers, Dr Wan said "what was promised should be looked upon."

"They need to review it... there need to be incentives to attract buyers and the visa issue needs to be reviewed," he said.

Self-funding the project, my eye. These people have taken investor money, sat on it, put it in a 'trust' account with, get this, Tamweel, and have done barely nothing to complete the project.

Shame on the UAE press for a lack of investigative journalism and the verbatim repetition of corporate press releases.
