Miami Starchitecture

Rem Koolhaas Vs. Bjarke Ingels For The New Miami Beach Convention Center

The competing Miami Beach Convention Center development teams South Beach ACE (Developers Robert Wennett and Tishman, starchitect Rem Koolhaas, landscape architect Raymond Jungles) and Portman-CMC (Developer Ugo Columbo, starchitect Bjarke Ingels, landscape architects West 8) faced off last week at a public meeting with a deluge of ideas and technicolorful imagery for the convention center site. Here, we present a recap of what they've been dreaming.

First up, Rem Koolhaas and Raymond Jungles:

Signature Feature: Open up the rear of the Jackie Gleason Theater's stage area towards an outdoor auditorium so performances can be presented in both directions.

The Convention Center: Open up the facades on the east and west sides with a hanging roof on broadly spaces support columns, making the convention halls visible from the exterior. Use the vast roof as a platform for a ballroom over Hall D, a hotel tower, and a jogging track. Rooftop green spaces, a hotel pool deck, and an array of solar panels (and a farmer's market?) will be up there as well.



Surprise Guest: An as-yet-unnamed but supposedly very high level cultural partner is in the works to occupy a new building between the outdoor auditorium and Miami Beach City Hall. Maybe the Guggenheim? Nobody knows. It's a surprise!

Miami Beach City Hall: The existing city hall stays put, but gets more gardens and a fabulous fountains.



Retail: Some fabulous new retail connecting the area with Lincoln Road, including on the ground level of the 17th Street Parking Garage.



Hotel: The 800 room hotel tower goes on the SW corner of the roof of the convention center.

Landscaping & Parks: Raymond Jungles gone wild! He's basically creating an amazonian jungle, 20 foot high hills, canal-front pastures with tennis courts, elaborate water gardens, etc. etc. etc.



Residential: Some residential will be thrown in among the gardens, along the canal, above the retail establishments in the center of the site, creating an 'urban jungle' thing.

Next, Bjarke Ingels and West 8:




Signature Feature: A public plaza wedged between the Convention Center and City Hall.



The Convention Center: Add a ballroom to the north side of the convention center and/or a ballroom to the west side of the public plaza.

Landscaping & Parks: Do a string of parks linking the New World Soundscape (also designed by West 8) with the central plaza and Miami Beach botanical gardens.



Hotel: The Jackie Gleason Theater is replaced with a new hotel, set back from Washington Avenue with lush greenery in between. A new theater will be placed to the South East of the plaza.

Residential: Residential strips 5-7 stories high will shield the site from residential neighborhoods to the east and west.

Retail: Retail areas will be handled by the Bal Harbour Shops people.

City Hall: The same ol' City Hall will stay put, but with a prominent site on the plaza.

Here's The First Look At Zaha Hadid's One Thousand Museum

As super high-end developers like to do, the building has been kept totally under wraps except to a small cadre of brokers and their high-end clients. Oh, and we hear the people in the building next door at Ten Museum Park have had a little lookiloo too. The building is kind of boxy, but in a very Zaha way, and it has a flat top. Somebody at Ten Museum said something about a helipad, so maybe that's going there...

New York developers PMG, JDS kick off $160M Miami condo project

SLS Brickell Is Just So Boxy In A New Color Rendering

The first look at what should be a hotly anticipated new hotel, the recently announced Arquitectonica-designed SLS Brickell, was just so incredibly bland that this 'improved version' of the rendering that appeared on exMiami (In color, not a super grainy photocopy of a black & white printout) gave Curbed Miami the briefest hopes for more architectural boldness that were rather quickly dashed. The SLS Brickell still looks like it will be a 52-floor glass box with some diagonal articulation of the balconies. Oh, how original.

In other news, it'll have 133 hotel rooms, 450 condo units.

Word is there's a 709 ft tower being planned for a site at 700 Biscayne Blvd.

The land is currently owned by Chateau Group, developers of Chateau Beach in Sunny Isles and Chateau Ocean in Surfside. Chateau is controlled by Manuel Grosskopf. Chateau Beach is currently under construction.

The site was previously owned by Royal Palm which had proposed the Paramount Park project on the property. -EXMiami

New Tower For Downtown

The Planning & Zoning board recently approved setback variances for a proposed 36 story residential tower at 151 SE 1st Street, directly behind the Gusman Center. The building was designed by Sieger Suarez and will have 352 units, but that's basically all we know. Oh, and another plus is that it's actually downtown, a block away from Flagler street. Most of the hot development action these days is actually in neighboring Brickell or Park West, etc. leaving Miami's downtown downtown to feel so ten years ago.

Brickell CityCentre Wants To Invade & Conquer Brickell Ave.

Zaha's tower is magnificent in renderings by itself but just blends in when pictured next to its neighbors. Like, maybe it should be a different color something. Its so special and yet wont stand out.

It looks somewhat....extraterrestrial to me. I can't say it's her most daring or best design, but at least it'll add an additional tower to downtown's skyline.

Bjarke & Rem Present Updates To Convention Center Plans

It's as if they were in a battle to the death, or at least to be lord of that land of asphalt that the convention center currently is. And are things getting just a little bit oedipal? Bjarke thinks so. Before rocketing to the starchitectural stratosphere, he worked at Rem's office, learning from that mack daddy of the architecture world. In fact Bjarke mentioned the other day at an architectural lecture at the Colony Theatre that he likens the whole thing to an epic battle between Luke Skywalker and Darth Vador.

"Nooooooooooo!"

Anywho, this time around, both teams have made significant refinements to their designs without changing their programs all that much. The plan from Bjarke and his firm BIG has gotten even more colorful and zippy. He has articulated the big, boxy hotel above the former site of the Jackie Gleason Theatre, as well as the new theatre next door. The old 17th Street parking garage now has a retail and 'urban' oasis thing going on in a shape that sort of resembles a squished donut.

The public plaza, modeled after a place one might see in Europe and with a landscape designed by West 8, has a signature water feature and is very, very lush and leafy with palm trees instead of the previously planned Royal Poincianas. But that makes sense. Poincianas, which are gorgeous, are only really gorgeous for a very short part of the year, in the summer. Outdoor convention spaces, needed for major events like the Boat Show, won't happen in the plaza, but instead will move to the north of the center. Cars will be verboten, relegated to an efficient, but totally out of the way parking and circulation system. Meanwhile the theatre replacing the Jackie Gleason Theater is planned to be super-adaptable and gardens are everywhere.
