Shorecrest Apartment Towers Are Very Vertical

The Shorecrest Club apartment towers, formerly known as the Shorecrest Luxury Apartments, formerly known as Oasis on the Bay, are headed skyward on 79th street and Biscayne Bay, making good time after officially going vertical back in August. The two buildings on two blocks of land squeezed in between the neighborhood of Shorecrest, 79th street, the causeway, the bay and the causeway's curving off ramp, will have 467 units in two twenty story towers. They were originally planned in the last boom by Related, died in the Great Recession, and were resurrected by the Adler Group.

Related Spends $100-Fricken-Million On 444 Brickell Avenue

Berkowitz Plans 1000-Foot Skyrise Miami Observation Deck

Developer Jeff Berkowitz has submitted plans to the city of Miami for an observation tower called Skyrise Miami, exMiami has learned.

The Arquitectonica-designed proposal is slated to begin construction in 2014 on a surface parking lot behind Bayside Marketplace.

Skyrise will include three observation decks. Also included: A restaurant, nightclub, private lounge and a ballroom. Other attractions planned are a moving theater, Skyplunge and Skyrise Drop.

Berkowitz is best known for developing major shopping centers throughout Miami, including Aventura Commons, Dadeland Station and Fifth & Alton.

The FAA has granted approval for Skyrise Miami to be built at a height of 1000 feet above sea level (990 feet above ground level).

For those who know downtown Miami, FedEx is a familiar location. It’s a quick, convenient stop on the city’s west side to send packages when overnight delivery is the only option.

But many people might not know the site well unless you are driving through that area on your way to the city's administrative offices nearby. The property's owner, however, is hoping that its proximity to several public transportation nodes, including Metrorail and Metromover, will help make it an ideal location for residences.

To that end, CBRE has been hired to market the property at 200 S. Miami Ave. The 57,075-square-foot site is about a block west of the soon to be TotalBank Tower, formerly the Bank of America Tower.

The proposed development could have 1.75 million square feet of building with 1,020 units, or nearly a million square feet of condos. But know that Miami 21 zoning provides for a density of 1,000 units, according to the marketing materials that CBRE's Gerard Yetming and Calum Weaver put together.

Related venture acquires Midtown Miami project site

PRH Midtown 3 took title to the 3301 Northeast First Avenue property in a $12.1 million transaction, according to Miami-Dade County records. Seller Midtown Opportunities IIB filed a special warranty deed with the county on Monday.

The buyer shares a mailing address with the Jorge Perez-led Related Group, the New York City-based developer’s Florida division.

PRH stands for Perez Ross Holdings, a joint venture between Related Group and the Related Companies, led by Stephen Ross. The venture was formed for a variety of South Florida investments and projects.

Messages left with a Related spokesperson were not returned.

Related announced over the summer that it planned to develop the Arquitectonica-designed Hyde Midtown tower on the property. The 31-story, 372-foot-tall building, considered a companion to SLS Hotel in South Beach, will have 440 units – 400 condo units and 40 hotel rooms.

A Miami investment company plans a luxury rental tower on an 11-property site it recently assembled in the city’s Omni area.

The company, 17 St Partners, wants to build a 240-unit apartment building called 17 Edgewater on the nearly one-acre site, Daily Business Review reported. Developer Mark Kreisler and partners David Kreps and Jean Noel Grinda are behind the venture. They assembled the properties in September and October.

The site is located one block east of Miami Avenue on Northwest 17th Street between Northeast Miami Place and Northeast Miami Court.

If the 40-story tower gets approved by Miami commissioners, 17 Edgewater would include a five-story parking pedestal, gym, pool deck and movie theater.

Rem Koolhaas/OMA Designing Major Project On Coconut Grove Bank Site

Perfectly timed for full Art Basel attention, the New York Times' real estate section has revealed what Terra Group and Related plan to do with the 5.4 acre Coconut Grove Bank site, a condo project that has been shrouded in mystery and speculation since they bought it earlier this year. After a competition between four very bold named starchitecture firms (Diller Scifidio & Renfro, Christian de Portzamparc, and Atelier Jean Nouvel, and the Office for Metropolitan Architecture), all four of which will be presenting their designs in an exhibition at Design Miami this year curated by Terence Riley, OMA won. Not much of the design has been revealed so far, but the article does contain a few tantalizing details.

OMA's winning proposal was for six towers, with each building housing just one or two units per floor. "So each apartment has almost 360-degree views, which is representative of the Coconut Grove style, where the inside and outside is intimately interlocked," Mr. Shigematsu said. "The homes are like stacked villas, very different from an apartment where you are always sandwiched between two walls and have only one direction to look at."
Under the proposal, added Jorge M. Pérez, the founder and chairman of the Related Group, "all of the units have private elevators, and they did a series of openings so that light comes in from everywhere — maximizing not just the view but also the light."

80th Floor Lounge Will Top One Brickell City Centre

Tall, Thin Tower Proposed For 'Big Fish' On Miami River

An extremely tall and incredibly narrow condo designed by architect Luis Revuelta has been proposed for a sliver of land on the Miami River known as the Big Fish after the seafood restaurant that was once there. Although the project is called The Edge On Brickell, if the tower, which is going through the approval process, is built, we think the name Big Fish might stick.

Images published by exMiami show a vaunted ground floor with tall bank windows and the tower rising cleanly to 604 feet or 55 floors. The 130-unit building would have a robotic parking garage on floors two through nine and an open amenity deck on the 10th floor.

The folks at exMiami have gotten their paws on plans to redevelop the Chase Building site in Brickell by adding a 48-story condo tower and repositioning the existing structure into Class A office space. See renderings here. Architecture firm ADD Inc. is leading the design on the new tower, which is expected to rise 504 feet and house 420 apartments. Plans show a skinny, triangular skyscraper with zigzagging balconies. The tower's ground-floor retail looks nice but might be superfluous considering that Brickell CityCentre will be located directly across the street.

It's being renovated. Still, it looks better than the proposed apartments.
