Lord Norman Foster-Designed Tower Proposed To Rise Above Terminal Island

Quote:
Luxe high-design condos and a mega-yacht marina on Terminal Island? That's the pitch Harvey Hernandez of Newgard Development made to Miami Beach City Manager Jimmy Morales last week in a proposal with conceptual plans drawn up by starchitecture firm Foster + Partners sent in by a Curbed reader. Plans show an approximately 60+-unit diamond shaped tower at the tip of the island and a deepwater marina, with the city's unsightly storage and service bays tucked underneath the tower's parking. Hernandez, who is in the midst of developing BrickellHouse and the garage-free Centro, acquired the lot last year.

The project would require a rezoning and amendment to the city's Future Land Use Map. In exchange, Newgard would construct new city facilities, though the city would have to pay for them.

From park to shark!

Land slated for park in Sunny Isles going to a developer instead, may become 29 story tower

Quote:
A 20- to 29-story condo tower could be built on waterfront land owned by the city of Sunny Isles Beach where a park was originally planned.

Developer Avra Jain told the Herald that her company has an agreement to buy the site at 500 Sunny Isles Boulevard from the city, and is also near an agreement with Chabad, who had originally objected to the deal.

Max Miami Is Back, This Time As A Residential Tower

Quote:
NR Investments bought the property in an October 2013 bankruptcy auction for $7.3 million. The developer then hired CFE Architects to design Max Miami as a 37-story, 536-unit residential apartment complex. NR, led by principals Ron Gottesmann & Nir Shoshani, has also partnered to buy the nearby Filling Station Lofts for $9.2 million.

Max Miami is masterfully designed to become one of Miami’s luxury iconic residential high-rises. With 37 stories and 403 feet in height, the building will be built on a total of 47,731 square feet of land with a specific address of 1630 NE 1st Avenue , Miami . Max Miami is a 37 story mixed use (commercial/ residential) multifamily high-rise building. It is centrally located in the City of Miami, Miami-Dade County, Florida. The development includes a residential tower constructed on a parking garage / commercial structure. It will consist of 536 residential apartments units, 10,000 square feet of commercial area, and 650 parking spaces.

New health Center Coming To University of Miami

Quote:
The University of Miami is breaking ground on its new ambulatory care center, on its main campus, this summer. On the university's planning boards for years, it died in the recession and now it's back. Designed by Perkins+Will, the new five-story, 200,000 square foot building blends in well with the school's sometimes brutalist, sometimes Miami Modern aesthetic while still appearing contemporary and clean. A series of outdoor terraces on the second and fifth floors soften the primarily glass design, while a sleek roof canopy with what appear to be wood louvers provides a generous and elegant overhang.

Meet Piero Lissoni's Ritz Carlton

Quote:
Home Ec. queen and former jailbird Martha Stewart stopped by the defunct Miami Heart Institute, the future home of the Piero Lissoni-designed Ritz-Carlton Residences Miami Beach, last week during the South Beach Food and Wine Festival, accompanied by pal ex New York City Police Commissioner Ray Kelly. Word is Martha's shopping for a place in Miami. And why not at the Ritz?

Floor plans show massive three-bedroom apartments with libraries, terraces, private elevators and 12-and-a-half-foot ceilings, not to mention an appropriate amount of counter space for a kitchen goddess like Martha.

Developers Are Racing To The Top...Literally

Quote:
Miami is gearing up to be the next super-tall city. Swire Properties of Brickell City Centre fame are planning a new 1,049-ft. mixed-use tower on Brickell Avenue, aptly if unimaginatively named One Brickell City Centre. If the Arquitectonica-designed tower wins FAA approval, it would become the tallest building in the Magic City. Though renderings don't show too much, the rather generic glass tower with giant square "notches" would include retail, offices, condos and a luxury hotel with a kick-ass lounge at the tippy top.

Close (but no cigar) behind is Tibor Hollo's One Bayfront Plaza, currently approved for 1,010 feet. Designed by KPF, the wedge-shaped tower will contain an 800-room hotel, 130,000 square feet of exhibition space, offices and 640 condos. Hollo's other pet project—The Panorama—is currently under construction and, once completed, will surpass the current crown-bearer (the 789-ft. Four Seasons) by 100 feet. Both towers would trump Jeff Berkowitz' 1,000-ft. SkyRise Observation Tower, despite his marketing of it as the tallest structure in the city.

Ross Ponies Up The Cash For Sun Life Redo, With Conditions

Quote:
Stephen Ross is finally doing what he could have done in time for Miami to get Super Bowl 50, but didn't: he is paying for the renovations to Sun Life Stadium. Is Ross a reformed scoundrel? A new man, a more benevolent patriarch of the Dolphins? Well, hold the phone for a sec. Ross is offering to foot the $350 million bill for the whole upgrade, with the same old design that's been around for years, himself and to give up ownership of the stadium property to the county, which would mean he would no longer have to pay for property taxes each year, which amounted to $3.8 million last year. There is no mention of him paying rent to the county, but then again there's also no mention of the county having to pay anything for the land.

Investors Being Courted For World Trade Center At PortMiami

Quote:
PortMiami and World Trade Center officials have been in Asia seeking funding for a plan to build a proposed World Trade Center at PortMiami.

The 4.8 million square foot project was designed by Miami architect Chad Oppenheim.

A development team selection process will begin next month, according to a presentation. (The plan conflicts with a more recent proposal by David Beckham for a soccer stadium at the site).

Terra & Related Plan ‘Park Grove’ At Coconut Grove Bank Site

Quote:
Terra Group and Related Group have submitted plans designed by Rem Koolhas’ Office for Metropolitan Architecture for the Coconut Grove Bank site at 2701 South Bayshore Drive.

The project will be known as Park Grove, and includes 298 luxury residential units in three 20-story buildings rising to heights of 256, 287 and 294 feet. It will also include four 2-story amenity buildings, a 3-story bank and fitness center, and a 2-story office building. 730 parking spaces will be built for residential and bank use.

Park Grove will be built in three phases, with the existing Coconut Grove Bank office remaining open during the first phase construction. The bank will then move into new office facilities on the site allowing for the second and third phase to be built.

The original scheme called for as many as 6 towers.

Faena Really Is Building Himself A Kingdom In Miami Beach

Quote:
Construction continues at the Faena District Miami Beach, that glorious and mysterious wonderland that Argentinian developer Alan Faena is building in Mid Beach. Wallpaper* Magazine tracked the developer down, somehow got some great new imagery of the project out of him (a mixture of old and new, actually) with new design details by Antwerp-based Studio Jobs and others, and was able to ask him a few (three) questions, to which he gave charming if not overly specific replies. Here is basically what he said, paraphrased of course:

1) Why Miami? "Often a place finds you, rather than you finding it." He had a chance to buy the Saxony Hotel two years ago and it just kind of snowballed from there.

2) Why build on such a large scale? He loves to change an entire neighborhood.

3) Does Faena Miami Beach have a Latin flavor? Yes, in some ways, with the wrap-around balconies called aleros, and the lifestyle they're going for. Oh, and "Faena Miami Beach is a country, with a flag, a coat of arms and heraldic symbols [all designed by Studio Job]. It will change Miami Beach forever."
Some highlights of the Faena District:

Faena House:

The Claridge Hotel:

The district's robotic parking garage is being designed by Rem Koolhaas and OMA.

A working maquette of the "curated retail space" of the project, the Faena Bazaar. also by Rem Koolhaas/OMA. (Now U/C)

The Faena Marina, on Indian Creek, will provide dockage for the project's residents and hotel guests.

The Faena District's arts center, by Rem Koolhaas/OMA.

The 1950s addition to the Versailles Hotel will be demolished to make room for a tower designed by Thomas Heatherwick, who will work on the original Versailles tower as well.

The interior of the old Saxony Hotel is still a gutted shell but will be fancifully created by Baz Luhrmann and Catherine Martin

Marc Kovens and Shawn Chemtov have announced the commencement of construction on the $50m mixed-use real estate development Wynwood Central in Miami, Florida, US. Located in the heart of the neighborhood between NW 24 Street and NW 25 Street, the 385,000ft² development project is expected to be the neighbourhood's first community space and connecting point for residents and visitors.

New Renderings Leaked Of Rem Koolhaas' Park Grove, In The Grove

Quote:
exMiami has leaked the first renderings of Park Grove, the luxury residential project that starchitect Rem Koolhaas' Office for Metropolitan Architecture is designing (along with Arquitectonica) for Terra Group and the Related Group for the Coconut Grove Bank site. The design has evolved significantly from Koolhaas' winning competition entry, which was a veritable forest of skinny towers that has now (according to exMiami) been reduced to three twenty story buildings at heights of 256, 287, and 294 feet.

There will be four two-story amenity buildings, a three story building for the relocated Coconut Grove Bank and a fitness center, and a two story office building. 730 parking spaces, for the bank and the project's 298 units, will be stuck somewhere. The project will be built in phases, with the first phase being the construction of the new bank while it continues to operate out of its old building.

CIM Group Now Owns 72% Of Miami Worldcenter

432 Park Ave. developer takes major stake in megaproject

Quote:
Los Angeles-based real estate fund CIM Group now owns a 72% stake in the Miami Worldcenter project.

The ownership stake was revealed as part of a request to close and vacate certain public streets within the proposed Worldcenter project. That request will be taken up by a Miami Planning board next week.

Art Falcone, who once controlled the project, now owns less than 28% of the project. Falcone’s actual ownership could be well below 28%, as owners with stakes that are below a 5% threshold are not revealed but make up a significant share of the group. Broker Edie Laquer is also suing, claiming that she is owed a stake in the company.

Worldcenter is said to have a deal to sell a portion of the property to mall developers The Forbes Company and Taubman Centers.

The Plans For 500 Alton This Time Include A Tower & A Lake

Quote:
500-600-700 Alton/SoBe Park/The Wave/the land of endless megaproject proposals by Crescent Heights and its king/the head if the company Russell Galbut, has had plans for yet another megaproject unveiled today. Presenting the latest design, by Perkins + Will, which will include a 50-story tower, a park, and a lake. Yes, apparently what South Beach needs is a lake.

Details are coming to light today, as Galbut gives presentations at the Related Group's South Beach sales center (apparently the Related Companies, and perhaps the Related Group too, are involved) but so far we know that the lake has something to do with counteracting South Beach's flooding, and the tower gives South Beach an entrance feature that's a whole lot classier than a dirt lot, abandoned hospital, and the hideousness that is 5th & Alton, which is basically the entrance we have now.
