Holiday Inn at 340 Biscayne Could Sell For More Than Neighboring Empire World Towers Site

Quote:
Rumors are swirling about the potential sale of a 10-story Holiday Inn at 340 Biscayne Boulevard. The price could be above what the neighboring Empire World Towers site is in contract for.

Built in 1950, the 200-room hotel is being eyed for its redevelopment potential. The property is bordered to the north and west by the Empire World Towers site, which is currently in contract for $80 million to PMG CH Downtown Developers, LLC.

Two sources have confirmed that the Holiday Inn is in contract to a party not related to PMG. One of the sources says that the property is in contract to be sold for about $65 million, but that the hotel will then be flipped to an unknown buyer for nearly $90 million.
A new World Trade Center (another WTC was recently proposed for Port Miami) is proposed for the site which could drive prices higher...

Three Related Towers Break Ground, One Launches, & One Tops Off, Tomorrow

Quote:
Tomorrow is just one of those big days, like the day that Baltus House and Marea both broke ground and the day... well, there are other examples... when the Related Group piles on the groundbreakings/launch parties, etc. for maximum wow factor. Tomorrow, the two-towered Brickell Heights is breaking ground, along with Paraiso Bay. Oh, and then Karim Rashid's Paraiso Bayviews is launching, and Icon Bay is officially topping off. Whew.

Downtown Miami's "Grand Central" Station Will Change It All

Quote:
Strolling through the western side of Downtown Miami (the area between I-95 and Miami Ave), can be quite a disheartening experience. When you envision the center of a city as well known as ours, you picture dense streets full of people and activity, especially in the immediate vicinity of the biggest station (Government Center Station) in the city's public mass transit rail system! The reality, however, is that this part of Downtown is far from resembling a major urban center at all; endless blocks of fenced in parking lots and decrepit faceless buildings make up a very desolate landscape, but with the new passenger rail train hub being built by All Aboard Florida, often called Miami's "Grand Central Station", that's all about to change.

HUGE map click: http://cdn.cstatic.net/images/gridfs...LAND%20USE.jpg

A quick glance at a map of the land use around Government Center Station, put together by Matthew Toro at miamigeographic.com, reveals the immediate area around the station mainly consists of parking lots and institutional buildings (mainly courthouses); lacking any substantial residential, commercial, or office land use. It is hard to fathom that some of the best connected land in our city is practically abandoned. (as it also is at multiple other Metrorail stations, mostly to the north) The area in need of improvement is vast and it would take a combination of several projects to significantly alter the current landscape. Fortunately, that is precisely what is brewing here. An explosion of change is impending and it will transform this part of Downtown forever.

At the epicenter of it all, is All Aboard Florida's Miami Grand Central Station. This massive elevated station will sit on various blocks of parking lots between the Metrorail tracks and NW 1st Ave, connecting to Government Center station. Apart from a 21st century terminal for trains travelling from Miami to Orlando, the station plan includes thousands of square feet of retail and office space. There have also been talks of consolidating a Miami-Dade Transit bus depot into the plan in exchange for county land adjacent to the project expanding the station's already enormous footprint.

All around the station, new developments are being planned. To the south east at 70 SW 1st Street, a 51-story tower will sit on top of an existing municipal parking lot. To the north west, at the old Miami Arena site, a Las Vegas-worthy 2000 room Marriot Hotel and Convention center will rise (in previous announcements, the hotel was shown to be directly connected to the station via a concourse, although it seems that plan has been eliminated) as part of the epic, city-within-a-city, Godzilla-sized mega project Miami World Center (pictured above).

Bath Club Estates Just Has to Join the $50M Penthouse Club

Quote:
Don Peeble's super high-end boutique residential project, the Bath Club Estates, is aiming its penthouse at the absolute tippy tippy top of the South Florida condominium market: the $50 million penthouse. It hopes to be among the likes of the penthouses at Zaha Hadid's One Thousand Museum (complete with indoor pool, space-age design bragging rights, and a rooftop helipad, all for $45 million), the Mansions at Acqualina (pool hanging off the side of the building, square footage galore, and in the middle of Sunny Isles, the Russian Riviera, for $50 million), and finally the Faena House (a penultimate roost designed by Norman Foster above a fantastical district of art, starchitect-designed buildings, edenic gardens, and luxury, for $50 million).

With only one of that pantheon under contract, the Faena penthouse, and the others still up for grabs, the Bath Club Estates penthouse has a lot to keep up with. Will the unit, 18 floors up, with 9,000 indoor square feet, and another 9,000 outdoor, generous living spaces, and a pool, atop an Arquitectonica-designed building in North Beach, make it?

David Beckham Irreverently Lets Go of Dream Stadium Site

Quote:
After giving it a good go, David Beckham is finally branching out from his minefield-ladden dream of building Miami's glamorous new, TV-ready Major League soccer stadium on a waterfront Downtown site, which is fabulous because if he kept announcing sites just to have them get beaten up on by just about everybody the whole stadium idea might have sunk fast.

Beckham's love for Miami still endures, and he's willing to build an inland stadium to make it happen! And Miami is not about to lose what will be a fantastic new sports franchise for the city because of a couple pimply proposals. And he's got a few more options up his tailored sleeves, but he's not revealing them yet. "My dream was to have our stadium on a waterfront. It's not worked out like that and we have alternative sites. It will happen." he said, along with saying he'd been "cheeky" about the earlier plans.

Rumors were swirling that Beckham's people were in talks with Genting, the developer behind Resorts World Miami which has a large waterfront location but may not see a casino license for years due to statehouse politics. This latest news peobably means that the Genting site will not have a stadium...

Woah! Here's Starchitect Jeanne Gang's Miami Condo Tower

Quote:
Woah ho! Take a load of early images of the residential tower being designed by starchitect Jeanne Gang/Studio Gang Architects for the Miami Design District. An (obviously Xeroxed and/or cell phone snapped) rendering of the project is to the right, while various model shots are after the jump, all via exMiami. The project, which is reportedly called Sweetbird South Residences, will include 76 condos, 20,000 square feet of retail, and 114 parking spaces, and will top out at 199 feet of height.

Krystal Tower is Komin' to Downtown/Overtown

Quote:
A Brazilian developer named Rodolfo Ishak has announced his first Miami development, a condo tower on the border between Downtown and Overtown with the rather unfortunate name of Krystal Tower. It is in no way affiliated with a certain, very Southern, fast food burger chain, as far as we know, but that 'accidental' association (now would be a good time to change that K back to a C Rodolfo. Not sure who you're marketing this place to, but just sayin') may actually be the least interesting thing about this place.

Already at the site is an unfinished foundation for a cancelled tower:

Real Renderings of the Design District's Newest Buildings

Quote:
Here they are, honest-to-goodness real—not cellphone photographed—renderings of the two latest design-forward buildings in the planning stages for the Miami Design District, straight from the developer, Dacra. The tower is, of course, the new Sweetbird South Residences being designed by Studio Gang Architects, and the second (after the jump) is called the Museum Garage, and is being designed by a basketball team's worth of architects.

Downtown Train Station to be Called MiamiCentral, Be Huge

Quote:
All Aboard Florida has officially named its Downtown Miami megaproject/railway terminal, and it's called MiamiCentral. This of course is a derivative of the nickname that many have already given it "Miami Grand Central Station", and is quite snappy. In addition to that, and announcing the official leasing agents, blah blah blah, the three million square feet project, encompassing the main station block as well as the site in Overtown, will include 1,100 residential units and 800,000 square feet of office space in multiple towers. The first two office towers will contain 215,000 square feet of leasable space total. Oh, and 200,000 square feet of retail, which is basically a small-ish mall.

MiamiCentral Will Have a 1 Million Square Foot 'Supertower'

Quote:
Buried in leasing plans revealed yesterday on exMiami is this little kernel of big fat news: MiamiCentral is planning a one million square foot 'supertower' on the block directly south of the station, in addition to the other towers of the project. It will be a combination of offices, hotel, and residences. Yes, we knew they were doing a big tower, but ay dios mio. No word yet on how many floors this thing will be, although it's a safe bet that the Federal Aviation Administration is going to have some finger wagging to do. In other All Aboard Florida news, there are two new renderings that little annex they're building in Overtown.

Related Group's 1100 Millecento is Almost Done

Quote:
It seems like just yesterday (okay fine, it was two years ago) that this place was just breaking ground, but the Related Group's 1100 Millecento is almost done, with closings and occupancy in early 2015. These aerial photos sent over by Related tell the whole story. It's got paint. It's got railings. It's got a rooftop pool deck. It will be the first completed new building on Related Road South Miami Avenue, a not-so-long street with about a dozen new buildings coming to it in the next few years, half of them by Related.

LOL, the old Logik design and the new proposed tower look better than two-thirds of the boxes being built in Miami.
