Bjarke Ingels Designs New Florida Building, Tears it in Half

Quote:
By this point, young Danish architect Bjarke Ingels has charmed just about everyone with every tool at his disposal: the denizens of New York with a jagged white pyramid rising from 57th Street, people who want to bike straight up to their 10th-floor apartment in Copenhagen. Now the industry's it-boy turns his attention to South Florida—where a pair of twisty condo towers are already planned for Miami—and unveils Marina Lofts, a 1,072-unit rental complex in Fort Lauderdale. While the renderings show what appears to be one giant corrugated building torn to bloody bits, Marina Lofts—if it's ever built, that is, as it needs $250M in funding at the moment—will consist of two 36-story buildings and one 25-story building, each with a mix of residences and retail space. Curbed Miami has a closer look.

I.M. Pei's Old Firm Does Two 80s-rific Towers For Biscayne Blvd

Quote:
The firm of retired iconic 20th century architect I. M. Pei has designed two towers - a little one and a big one - for 1400 Biscayne Boulevard, just north of the Arsht Center, for spanish developers Espacio. Designed with lots of 45 degree angles, muted colors (is that a marble facade or exposed concrete). and a large slab-like form, the tower just screams.. well, it screams a few things. First, it's kinda Brutalist. Second, it's very 80s (like, oh yeah, the Miami Tower, that wedding-cake shaped building Pei built in Miami in the 80s). Third, there's a very 'Miami in the 80s' aspect about it. Is it not reminiscent of the Intercontinental?

To be built in two phases, the project will consist of a ten floor office tower rising to 173 feet, and a 65 floor residential/office tower of 651 feet, which sounds a bit low for 65 floors. Yes, the norm for a skyscraper is 10 vertical feet per floor, but what about mechanical, superstructure, and all that jazz? The lower building will be closer to the Arsht, so as not to overwhelm it. Plazas will face the buildings on two sides, and the garage and amenity deck will be pushed to the back, kind of hiding that tower-on-pedastal look typical of Miami.

A render of Grove at Grand Bay

Terra Group with Danish architect Bjarke Ingels has revealed plans today for the Grove at Grand Bay, 90-unit luxury condominium project in Coconut Grove, that will feature rooftop pools, a pet spa and twisting glass design for the towers, the Miami Herald reported. The twin buildings will to replace the Grand Bay Hotel in Coconut Grove, which could be demolished within a week.

According to Philip Freedman, the blended average price is $915 per square foot in the buildings and 39 of the 58 units in the first tower are already in contract.

Miami Art Museum Back On Track Financially

Herzog & DeMeuron

Quote:
The new Miami Art Museum, currently under construction along Biscayne Bay in downtown’s Bicentennial Park, is on track financially, according to the Miami Herald. The museum is raising $120 million in private donations to fund the its new home and has already raised half that amount.

“People don’t get on board until they see things,’’ Collins said during a recent tour of the construction site. “We’re well within $2 million of finishing the bricks and mortar fundraising.’’

MAM will see a name change, too, thanks to a $35 million donation from Miami real estate developer Jorge Perez. The museum will be renamed the Jorge Perez Art Museum of Miami-Dade County, or PAMM — a change that has proved controversial with locals.

Going Fast: Only 1,050 Condos Remain From Condo Boom

Quote:
Less than 1,050 new-construction condominium units are unsold from Miami’s condo construction boom, according to a report from brokerage and consultancy Condo Vultures. That comes after a reported slowing of sales to 65 units per month from July to September, compared to 100 units per month in the third quarter of 2011. “Foreign buyers, inspired wealth preservation, strong exchange rates, discounted prices and strengthening rental rates have played a vital role in stabilizing the greater downtown Miami condo market,” said Peter Zalewski, founder of Condo Vultures. “The situation in the greater downtown Miami condo market would have likely taken much longer to stabilize if not for the international development beginning in 2009.”

Related Group Scoops Up, Resurrects, Old Unika For A Bargain

Quote:
Another victim of Miami's speculative real estate habits, Unika, at 4300 Biscayne Boulevard, has been sold to the Related Group and is coming back on line. Apparently, our to-remain-unnamed sources tell us, Related got it for quite a bargain too. Less than $20 per square foot we hear. The sale, on a very visible section of Biscayne Boulevard acreage, includes a 60s era office building and all the original permits and entitlements in place to build a 15 story condo tower wrapping around it. They're going to take the original bland-ish design "adapt it to current market conditions," and build the damn thing as-is.

EnV Brickell To Restart

Quote:
Work has started on the top half of Mary Brickell Village. Construction workers were spotted fixing old rebar, in line with their announced "groundbreaking" date of October. (groundbreaking's in quotes because everything anywhere near the ground is finished, excepting the lobby's interior decor most likely) Until now, the otherwise successful urban mall has been topped by a stub of a tower, with rebar left exposed, a parking ramp ending mid-air, and an unused residential entrance sitting around back. Bought out by its original developers, the 35 story tower will be called EnV Brickell according to a press release and will be marketed as "luxury" although the single rendering available looks thoroughly normal. Parking will be built up to the tenth floor, with a Miami-sized amenity deck on the 11th, and residential up to the 35th.

Back From The Dead!

Related Gets Infinity II Site, With Approvals, For Bottom Dollar

Quote:
The Related Group has bought the land and building approvals of another notable victim of that real estate armageddon we lived through a few years ago for a bargain price. Following rapidly on the heels of their Unika purchase, according to our still-to-remained-unnamed-source-because-well-it's-a-secret, Related has acquired the former Infinity II Brickell site at 1300 S Miami Avenue for under $25 a salable square foot. To sweeten the deal, the site comes with approvals for a 65 story, 740 foot residential tower, with 556 units. Whether Related will resurrect that design or come up with something new is still nothing more than speculation.

New Miami Station Schematics Show Elevated Tracks, Towers

Quote:
The FEC's architects have narrowed down their search for 'All Aboard Florida' station locations to a few possibilities and put together very preliminary schematic massing studies for each of them. Miami's station will be outside Government Center and the Metrorail - no big shocker - but that station could come in either one of two flavors, and there are two options each for Downtown Fort Lauderdale and West Palm Beach's stations. All are extremely centrally located within their respective urban cores, but Miami's downtown station indubitably has the most wiz-bang awesomeness.

The first Miami option, with at-grade level trackage, puts the station entrance at the southern edge of the site, where it would be the most centrally located to Flagler Street, the courthouse, and the rest of the heart of downtown. It would also open out to a pretty, but currently very underused, public plaza, with skyscrapers directly on top of the station. The second option places the station about three blocks farther north, behind the new Federal courthouse, and elevates the tracks and platforms above cross streets and the Peoplemover, with an entrance facing the courthouse. That option sets aside the entire lower three blocks to development (skyscrapers).

Genting's Miami Casino Actually Would Be The World's Biggest

costar

Quote:
Digging through the archives of the exceedingly useful Crespogram Report, we struck gold. The giant Resorts World Miami, which Malaysian casino operator Genting has been itching to build at the Miami Herald Building and Omni sites, and which Genting has claimed to be downsizing, would actually be the world's largest casino if the original plans are actually built. Yep. The architect Arquitectonica, who had been muzzled by Genting when he originally proclaimed his design as 'world's largest', turned out to be totally right. With 849,650 square feet of gaming space split between the old Omni building and the blobby new one that's supposed to go on the Herald site, it trumps the current record holder, the Potawatomi Bingo Casino in Milwaukee by 69,650 square feet.

This Is The Underbelly Of The Giant I-395 Of The Future

Quote:
This is FDOT's idea (hope, dream, pie-in-the-sky) of what it'll be like to hang out underneath the new I-395 that they have in the works. Superhighway overhead? Check. Groovy V-shaped pylons? Check. Space to create an under-highway park with elaborate landscaping and grass that magically doesn't die in the shade? Check. And this isn't even the portion underneath that giant land bridge whooshing over Biscayne Boulevard. Oh, yes, that'll be something. To read some FDOT-babble on the I-395 reconstruction project, click on through!

FDOT says:

Quote:
Project Limits From west of I-95 to the MacArthur Cswy Bridge Municipalities City of Miami Project Summary This project involves the rebuilding of the Interstate 395 (I-395) corridor from its terminus at the west of the I-95/Midtown Interchange (I-95/State Road 836/I-395) to its corridor terminus at the West Channel Bridges of US 41/MacArthur Causeway, approximately 1.4 miles. I-395 is an Interstate Principal Arterial and major east-west connector serving Miami Beach and the ports. Proposed improvements include: (1) Building new elevated ramps (one eastbound and one westbound) that will provide direct linkage between I-95 and I-395. (2) Improving roadway design including updating the alignment and upgrading the roadway surface. (3) Creating a visually appealing bridge. (4) Building vertically higher structures that will improve the visual quality of the bridge.

Anticipated Construction Start Date: January 2021
Construction Cost:$500 to 600M

A Mixed-Use Megaproject At The Gateway To Midtown

Quote:
When developers Avra Jain and the Terra Group bought the random-looking Regions Bank building on the corner of 36th Street and Biscayne Boulevard, there was some speculation as to their plans for it, but when they snapped up three plots next door, nobody seemed to notice. But grand plans were cooking. Although they're just renovating and hanging on to the building for the moment (yawn), sooner or later (when the economy doesn't suck so much) the duo plans to redevelop the entire site into more than a million square feet of mixed-use space.

3 Midtown Miami + 6 Midtown Miami Are Back From The Dead

Quote:
As much of an urban success from scratch as Midtown Miami has become in its short life so far, the fact that it's only half-built (the other half going the way of the real estate boom) is rather inescapable. Only two condo towers are separated by empty plots for more, where a whole row of towers was supposed to go. Walmart is moving into the south western corner, finally filling out the retail portion, and Midtown Green Space remains a plot in limbo, but now two more of the towers are back online: 3 Midtown, between the two completed towers, and 6 Midtown. 3 Midtown comes with a design by Chad Oppenheim for a 31 story, 264 unit tower, which it's probably safe to assume they'll be recycling. We will get back to you about 6 Midtown.

Here's how the Oppenheim office describes their Midtown 3 design:

3 MIDTOWN

PROJECT TYPE

800,000 SF Mixed Use, Multi Family, Commercial

SCOPE
Architecture

LOCATION
Miami, Florida, USA
