Approval Expected For New Gold Coast Residential Tower

This week we should find out if Chicago’s Gold Coast will get a new condominium tower.

The Chicago Plan Commission is scheduled to take up the plan for 1149 North State Street, a proposed 25-story building at the corner of State and East Elm Street. Although the two-story brick retail building immediately to the north is considered part of the property, it is actually owned by another company and it will not be torn down to make way for this new tower.

The tower portion isn’t a square. The western side of the tower is angled inward, giving residents views of Mariano Park, and the city skyline. It also keeps the building from overshadowing the intersection too much, and keeps the main mass of the building from sitting square on top of the Red Line subway tunnel.

In July of last year, 2nd Ward Alderman Bob Fioretti was quoted in Crain’s Chicago Business as saying that the development was a surprise to him, that the developer hadn’t spoken to him about it, or held any public meetings. He told Crains, “To sneak this in is unacceptable.”

Fioretti’s position may have softened somewhat in the last six months because the Chicago City Clerk’s office now lists the ordinance as “Recommended for Passage.”

What also may have softened in the last six months is the scale of the project. The number of parking spaces has been reduced from 80 to 74. There’s no indication yet if any of the other details have been changed.


Here are the specs, based on the latest available documents filed with the city:

•Architecture firm: SCB
•Maximum height: 335 feet
•Height to mechanical level: 315 feet
•Residential start: 85 feet
•Outside amenity floor: 57 feet
•Stories: 25
•Residences: 40
•Parking: 74 spaces

Godfrey could have been great, but the tiny windows ruined it. Very few buildings can pull off windows like those, and that is not one of them.

Yesterday, the Chicago Plan Commission approved the construction of 500 North Milwaukee, a two-building complex of residential and retail that will rise on the northwest corner of the intersection of Milwaukee, Grand, and Halsted.

Right now, it’s the location of a derelict restaurant supply store that burned years ago, and has never been brought back to life. Since then, it’s been the home of graffiti, squatters, vagrants, and more rats than an FBI witness protection convention.

The developer, Urban Form Investments, has been given city approval to put a four-story building on the corner, and a 14-story building behind it, just across North Green Street. The Pappageorge/Haymes-designed project includes 227 residences over 16,000 square feet of street-level retail. There will also be a 113-space parking garage.

Chicago: City of Light? Mayor Rahm Sees Luminous Future for his Town's Architecture

The competition will seek entries from artists, architects, planners and designers from around the world. It will begin with the river and extend throughout the city and activate Chicago at night, allowing tourists more opportunities to enjoy the city and presenting another reason for people to visit Chicago."

Here comes another downtown apartment tower

Smithfield Properties LLC is joining the downtown apartment wave, landing a $55 million construction loan for a 33-story rental tower in the Gold Coast.

A venture of Chicago-based Smithfield, which also developed the 324-unit Sono East apartment building near Lincoln Park, borrowed the money last month from Minneapolis-based U.S. Bank N.A., according to property records.

The booming apartment market has pushed a flock of developers to build new rental buildings downtown. Developers are adding about 5,000 apartments to the market in 2013 and this year, plus another 4,000 in 2015. That's raised concerns of a glut that may already be depressing occupancies and rents.

Smithfield plans to build 295 units at the northeast corner of Chicago Avenue and LaSalle Street, according to zoning documents on file with the city. Palo Alto, Calif.-based Berkelhamer Architects and Chicago-based Antunovich Associates collaborated on the building's design.

Does anybody have news on smaller developments in South Loop or University Village / Little Italy? There's ample land there, yet no development ~ if anybody has the answer to this please post.

Additionally, does anybody happen to know of what's happening with the land between Harrison & Polk, and Roosevelt & 18th in the Loop/ South Loop?

It seems Chicago keeps on building up instead of filling in the gaps (i.e. the plots of land listed above or the old Cabrini Green area...what gives.
