Nearly 400 New Apartment Units on the Way to South Loop

The Tribune Considering Redevelopment of Landmark Tower

The Tribune Media company is trying to make good on its real estate assets, and in addition to redeveloping some of its property along Chicago Avenue, the company has just announced that it is also considering a major redevelopment of its landmark Tribune Tower on Michigan Avenue. Built in 1925, the 34 story neo-Gothic tower has long been a staple of the Chicago skyline, but Trib execs feel that given its location, more could be done to capitalize on the valuable real estate.




As the Tribune reported yesterday, the tower itself contains 737,000 square feet of space, but the property is zoned to allow up to 2.4 million square feet of space. However, Trib execs have indicated that nothing is going to happen to the tower over night. As far as any alterations to the tower are concerned, the company would need to earn the support of the Commission on Chicago Landmarks before anything could move forward.

The South Loop's First New Condo Tower in Years Making Way

Construction is picking up across the city, however new condominiums are much more sparse than the flurry of new apartment towers going up throughout the greater downtown area. However, the South Loop will soon have a new condo tower at 1345 S Wabash Avenue, which will be simply called 1345Wabash. The 15 story tower has been topped out and has also received its new windows, and is starting to look like a nearly-completed building. The tower will deliver 144 new units early next year and has recently started presales. Developer CMK Companies recently invited folks out to get an up-close and personal look at the tower, and Curbed photog Thomas Tomek swung by for a hard hat tour.

That Studio Gang-Designed Supertall Just Got Way More Real

Back in July, Chinese conglomerate Wanda Group announced via a simple press release their intentions to build a 1,000+ foot supertall tower in Lakeshore East. However, nobody in the United States, let alone in Chicago, could say a word about the project on the record, so despite having a name, a design render, and pretty solid evidence of who designed it, the Wanda tower had to remain an unconfirmed rumor. That changes today, however, as the Chicago Tribune has reported that the tower is indeed a reality and confirms that local starchitect Jeanne Gang is indeed the designer behind it.

Technically, the Tribune only reports that the building will be announced later this week, but for a project that's only been spoken about in assumptions and hunches, this is a major confirmation that the 89 floor skyscraper isn't just a fantasy. According to the Tribune, the entire cost of the three-tower structure is unknown, but Wanda will be kicking in $900 million to help cover it. With the current design at 1,148 feet, this tower would become the third tallest in Chicago, and with its prominent location along the main branch of the river and so near the lakefront the building would likely become an iconic part of our city's skyline, as evidenced in these renderings we published showing how the building would be visible throughout town.

City Approves First Robert A.M. Stern Tower for Chicago

Yesterday afternoon, the Chicago Plan Commission approved developer Related Midwest's proposal to construct a 67 story tower designed by New York's Robert A.M. Stern Architects at 451 East Grand Street in the Streeterville neighborhood. The approval signals the beginning of what will become the first highrise project designed by Stern for Chicago.

The precast concrete clad tower will contain 900 underground parking space and 350 residences — comprised of a mixture of condominium units and apartments. In addition to the tower itself, Related has committed to redeveloping the 70,000 square foot park next door with a design from noted landscape architect Michael Van Valkenburgh.

New River North Warehouse Loft Conversion Well on Its Way

Last summer developer LG Development announced its plan to convert a long-empty warehouse on Kingsbury Street in River North into luxury condos, and now the company is trying to line up buyers for the 41 residences. High-end condos have taken the backseat to luxury apartments since the last real estate crash, however developers are slowly beginning to warm up to the idea of delivering new condominiums to the greater downtown area. This particular warehouse was once the focus of another developer's plan to convert it into luxury lofts, however the project stalled out in 2009 and remained vacant.

Dense River West Development Finally Moving Forward

There has been some uncertainty regarding the long planned development for 500 N Milwaukee ever since it was approved by the Chicago Plan Commission over a year ago, however the Architect's Newspaper reported over the weekend that developer Akara Partners officially broke ground on the 14 story project last Saturday. Designed by Pappageorge Haymes, the two-building project will bring 227 residential units with 88 parking spaces reserved for residential tenants and about another dozen for retail tenants.

The Tribune Tower "redevelopment" looks alright from a bird's eye view, but the riverwalk base is ugly as sin. It's way too blocky in relation to Tribune Tower and the river.

Tishman Speyer's Loop Office Tower Inching Toward Reality

Friends of the blog, Related Midwest, is stepping into a new downtown Chicago sub-market with its proposal for 1035 West Van Buren Street. The news was first reported by Crain’s Chicago Business.

Related’s planned 23-story apartment tower joins another proposal immediately next door at 1061 West Van Buren. That 33-story proposal was designed by Arquitectonica and is being developed by Pizzuti Companies out in Columbus, Ohio.

We last heard from the 1061 project in April of 2014, when it was presented to the neighbors at a public meeting. While the usual cadre of vocal NIMBYs were in attendance, Chicago Architecture Blog reporter Bill Motchan told us that overall, it got a much better reception than most local projects.

Resurgent Franklin & Randolph Tower Takes Big Step Forward

Big Brother Tower of CMK's Wabash Project Gets Green Light

In December, we toured the topped-out 16-story tower at 1345 South Wabash, aptly titled 1345Wabash, a soon-to-be-finished condo development by CMK and symbol of the momentum building for new South Loop construction. Late last week, we found out via Chicago Cityscape that a new permit has been issued for the boxy building's big, Brininstool + Lynch-designed brother. The 28-story tower will bring 307 units and 213 parking stalls to the hood at a cost of $53 million.
