Developer reveals plan for twin 48-story office towers along Wacker Drive

A pair of identical glassy 48-story towers each containing 1.2 million square feet of office space could soon be on their way to the 300 block of S. Wacker in Chicago’s central business district. According to Crain’s, the estimated $800 million plan comes from a venture led by local developer John Murphy who reportedly intends to close on the parcels just south of the Willis (formerly Sears) Tower for an undisclosed amount of cash before year’s end.

The proposed development would in effect straddle both sides of the lobby winter garden that connects the existing 65-story tower at 311 S. Wacker to the street. The northern parcel at 301 S. Wacker is currently occupied by a small park and plaza while the southern site located at 321 S. Wacker has long been in use as a parking lot.

With zoning already in place and design work by architect Kohn Pederson Fox Associates complete, the project could be fast-tracked once tenants are secured. Murphy tells Crain’s that construction could finish within two years of signing a deal.

The small park/plaza and parking lot to the west of 311 South Wacker Drive were supposed to have been the site of two companion towers of almost the same height and design that were never developed due to poor office market conditions. Personally, I always hoped that someday, there would be some new towers developed to the west of 311 S. Wacker. And from the looks of the renders, it looks like these new twin office towers will be an effective space-filler, even if it means the Chicago Loop will not have any green spaces left after they are built.

Construction Imminent for 1101 S Wabash in Downtown Chicago

I gotta say the Vinoly tower seems to me to be a missed opportunity. It's pretty bland for such a prime spot. Thank God for the Vista. That's a 21st century design.

I'm in BKK right now where there are a bunch of striking towers going up. Some are kinda wacky yes, but not one could be called boring.

The Vinoly is pretty snoozy, IMHO.

I am surprised to see so many high rise projects going on. Not many updates in the 'skyscrapers' and 'high rise' sections, though. Will hopefully visit in June and admire the changes!
