Gary Neville appears to have won his planning war with Manchester United – after town hall officers recommended his proposals for a hotel and supporters’ club opposite Old Trafford should be allowed.

The Reds legend, who made 400 appearances for the club, wants to create a 10-storey leisure and retail complex within the shadows of the stadium.

But, as revealed in February, United bosses, who had originally backed the proposals, performed a U-turn and lodged a stinging five-page objection with Trafford council officials.

They claimed the development has insufficient parking and say that even if those issues were resolved, ‘MUFC shall continue to oppose and object to the proposed scheme’ due to its impact on the Old Trafford landscape, highway safety and ‘the club’s holistic vision for the continuing enhancement of the area surrounding the stadium’.

A decision was due at a meeting tonight – where it is understood planning bosses will recommend the project for approval.

In an 18-page report into the scheme, they dismiss United’s claims that the building, which includes a bar, a shop and 139 bedrooms, will impact negatively on the Old Trafford landscape. They also state their belief that it will create jobs and ‘support economic growth’.

The report also reveals that Greater Manchester Police’s United match commander, Chief Supt Mark Roberts, has raised concerns with the plans.

He cited evidence that licensed premises close to football grounds increase the risk of crime and disorder.

But within the report, planners state that no objections from the force were received and added that they will expect bosses at the project to work closely with police on match days.

Neville, a United ambassador, will be required to hand over almost £162,000 towards highway and transport schemes and a further £82,770 unless he plants 267 trees on the site next to the Bridgewater Canal on Sir Matt Busby Way.

He will also be asked to provide evidence the site can provide parking spaces for 210 cars three months prior to opening.

Planning consultant for the project, Rob Turley, said on behalf of Neville: "We are aware that Trafford Planning Committee will meet tonight and we understand the scheme is recommended for approval by the officers. We await the outcome of planning committee."

A spokesman for the club said: "Manchester United are aware of the planning report and await the council’s decision."

A spokesman for Greater Manchester Police said the force did not wish to comment further on the plans.

Manchester United legend Gary Neville has been given the go-ahead to build a hotel near Old Trafford, despite objections from his former club.

Mr Neville planned to build the 139-bed hotel and supporters club with proceeds from his testimonial match last year.

Man Utd objected, claiming the scheme on the site of a former lard factory undermined the "holistic vision" of its "strategic plan" for the area.

However, councillors in Trafford have approved the former right back's plans.

A club spokesman said it was "disappointed" with the result.

'Undermine vision'

When he announced the project, to be sited on the corner of Wharfside Way and Sir Matt Busby Way, Mr Neville said he wanted to do "something special for the fans".

Last year the football club's chief operating officer Michael Bolingbroke, said: "This is a very exciting project and the club wishes Gary every success with it."

But the club lodged a major objection to the project in which it claimed: "MUFC have a strategic plan for the continuing enhancement of the area surrounding the stadium and this holistic vision includes hospitality, conference, retail and visitor facilities.

"The provision of third party facilities such as those proposed could undermine this vision to the detriment of its deliverability."

Mr Neville hopes the hotel will be open for the 2013-14 season.

Former Reds star Gary Neville has opened up about his new career as a hotelier – and compared it with his debut at United.

The former skipper was the keynote speaker at the Annual Hotel Conference 2012 at the Hilton Hotel on Deansgate.

Speaking to an audience of top hoteliers from around the country, Neville revealed how he planned to begin building a 140-bed hotel less than 100 yards from Old Trafford in February next year – and it could be the first of many.

"Three or four years ago I got a bad tackle and my football career was coming to an end," he said. "I wanted the next 20 or 25 years to be as enjoyable as the previous. But when you’re an ex-footballer people don’t take you very seriously. I wanted my life to be something different than just football."

The 37-year-old TV football pundit and England coach was given planning permission for the new hotel by Trafford council in May.

He said it would not be ‘United themed’ – but there would be something especially for United supporters.

"There will be a floor dedicated to Man United because I committed to doing something for the fans," he said. "It will hold about 1,500 fans on match days. But it won’t be a Manchester United-themed hotel. I want people to come from all clubs."

The Reds legend, who made 400 appearances for the club, admitted to feeling nervous about his new venture.

"It’s like when I made my debut for Manchester United – I don't know what’s going to happen," he said. "But in the same way – if you’ve got good people around you, you feel like you can succeed."

Former Manchester United star Gary Neville wants to build a football pitch on top of his new hotel.

The United legend already has permission for his 139-bed hotel and supporters club in the shadow of Old Trafford .

But now planners at Trafford town hall are being asked to approve amendments to the project – including a 16m by 12m artificial pitch on the roof of the 10-storey building.

It would also have a retractable canopy, bar and TVs. The amended plans – which will be heard by Trafford planning committee tomorrow – raise the height of the hotel 1.9m higher than previous drawings.

United have already objected to the building obstructing views of the stadium’s east stand.

In a report to the council, the Reds said: "The tall landmark building would obstruct key views towards the stadium’s east stand.

"The east stand is the principle elevation and forms a highly visible focal point on approach to the stadium and any development proposal that fails to acknowledge the stand’s significance as a consequence of inappropriate scale and massing should not therefore be accepted."

In May United lodged a stinging five-page objection letter against the hotel, leisure and retail complex. A new planning application has also been submitted for two giants LED advertising screens on the side of the hotel. United have refused to comment on plans for the artificial pitch.

Last month, the former skipper, who is now a Sky TV pundit, spoke at a conference in Manchester about his first foray into the hotel industry with the Old Trafford complex.

He said: "It’s like when I made my debut for Manchester United – I don’t know what’s going to happen. But in the same way – if you’ve got good people around you, you feel like you can succeed."

He added: "I’m excited because it will be my first foray into the world of hotels. I’m really looking forward to it. I want to deliver and achieve something."

Neville said he did not want to comment on the revised plans.

A football pitch will be built on the roof of the hotel



Gary Neville's plans for a football pitch on top of his new hotel have been approved. Councillors unanimously approved plans for the artificial pitch at his hotel and supporters club in the shadow of Old Trafford.

The 16m by 12m pitch will be available for use by anyone wishing to play at the top of the ten-storey building including non-residents. It includes a bar, TV and a retractable roof canopy.

Following the decision by Trafford's planning committee work is expected to start on site by Sir Matt Busby Way at the end of January 2013 despite United's objections to the project.

Speaking after the decision Anthony Kilbride, projects director from Red Property Service, said: "The roof was to be used on match days and we decided to utilise it with something a bit more interesting.

"I can not think of a more iconic location to play five-a-side football.

"We hope to attract families and kids to use the pitch, it will not be exclusively for hotel guests."

The former Manchester United skipper's 138-bed hotel is expected to be open in time for the start of the 2014/15 season.

The original application had been approved in May but came back before planners with minor design changes including the pitch.

Changes included increasing the height of the building by 1.9m to accommodate the pitch's retractable roof and the removal of all hotel balconies.

Former United star Gary Neville wants to attach two giant advertisement boards to his new hotel.

The ex-Reds defender has already been given planning permission to build a 138-bed complex, including a supporters club and roof-top pitch, across the road from Old Trafford.

And the 37-year-old, an England coach and Sky Sports pundit, has now submitted an application to planning chiefs to install two 11m-high signs at the hotel.

Objections to the plans from his former employers may have been expected. They protested against Neville’s original proposals for the hotel, claiming that they would impact upon ‘the club's holistic vision for the continuing enhancement of the area surrounding the stadium’.

But the club have told the M.E.N. that there are no plans to object to the proposals.
