Just an update on this

The developer (Brookfield Multiplex) is looking to sell the site to help it in its takeover bid for Thakral (who are the owner/developer of the City One Tower at Wynyard. However, Thakral has rejected takeover offers from Brookfield and as such, expressions of interest for 115 Bathurst Street have been extended from June to July 12, 2012.

China's Greenland Group has bought the site.

The southern end of Sydney's CBD is about to get an additional 400-plus new apartments in a tower billed as the tallest residential block in the city.

The project will be developed by Chinese company Greenland Group, which has lodged plans for a $600 million development of a 240-metre apartment building. It will be located at 115 Bathurst Street on the former Sydney Water Board site.

That compares to the nearby Meriton Apartments at World Square of 230 metres.

Greenland Group is one of the biggest state-owned enterprises in Shanghai as well as a leading comprehensive real estate enterprise in China.

The purchase of the Water Board site for close to $110 million is Greenland’s' first entry into the Australian market.

There is also mounting speculation that when advisory firm Ernst & Young leaves its office tower at 680 George Street, next door to the Meriton site, it may also be turned into apartments if a suitable office tenant can not be found.

The Greenland block is near to Sydney's China town district at Haymarket which is about to undergo a significant revamp as Lend Lease redevelops the Sydney Convention, Exhibition and Entertainment area.

That included plans for 1400 new apartments, 15,700 square metres of commercial and retail space and a new 900-room hotel.

Under the Greenland proposal there are about 400 apartments to be built in stage one over about 60 levels with 11 levels of car park.

It is understood the heritage building at 339 Pitt Street has approval for "adaptive reuse", which could allow it to be developed into office and retail spaces.

The architectural design competition has been run and won by an Australian firm BVN Donovan Hill.

The Australian Financial Review ran a story on the project today and since then, BVN Donovan Hill posted this render of the building to their twitter account.

It is 70 storeys and approximately 250m, meaning it is shaping as Sydney's tallest building.

I heard that they are also investing in New York City. I don't think that this will be a 200m+ skyscraper but I got exited where I heard it. Hopefully Greenland will develop mega- and supertalls all over the world soon.

The DA has been lodged. 490 residential apartments, 173 room boutique hotel. Sydney CBD's new tallest building, second behind Crown Towers when it is done.

Some changes have been made to the architectural design winning competition. Bit of a disappointing result IMO. Nevertheless, will have prominent effect on the skyline...

About a quarter were sold to overseas buyers, he said.

A date hasn’t been announced for the release of the second stage with 220 apartments, he said.


The start of construction depends on the development approval, which the company is in the process of obtaining, Sherwood Luo, managing director of Greenland Australia, the company’s Sydney-based subsidiary, said last month.

According to CULWULLA this is now the final design. There will be no architectural feature. Final height 236 metres.

One of the penthouses has sold for approximately $10.5 million. The development is set to commence construction either this month or next.

CHINESE development giant Greenland has pocketed about $10.5 million from the sale of a penthouse in its landmark project, Greenland Centre, in the core of Sydney’s central business district.

A cashed-up Chinese investor, believed to be well known in mainland business circles, has bought the penthouse in the planned 235m-high residential tower, under construction on the corner of Pitt and Bathurst streets.

The deal is expected to be settled next week. Greenland yesterday confirmed the purchase but would not provide details on the buyer. The agent, CBRE’s David Milton, declined to comment.

Prep work has commenced with a tower crane scheduled for assembly next month.
