I believe that this tower is no longer a box but instead has a triangular shape like the Flatiron or Metropolitan Tower. The latter tower appears to be two-dimensional, as well.

Either way, I love the Hearst-esque facade on this building.

And it's good to have you back RW.

Funny!

By the way, I highly doubt that this design will be built. If Extell keeps it as an office tower, this project likely won't rise for ten years.

Due to price considerations, Related's HY is likely to score the biggest tenants first, followed by the first 650,000 sf of 3 WTC that Silverstein needs to lease to secure funding. After that, it will be a competition between 2 WTC, the rest of 3 WTC, 15 Penn, Manhattan West, Extell's One Hudson Yards, and the new tower next to Grand Central.

Ross thanks God he lives in NYC, says low prices are bringing tenants to Hudson Yards: VIDEO

September 12, 2012 03:00PM

Related Companies Chairman Stephen Ross thanked god that he decided to move to New York, a city whose prospects he was very high on, in an appearance today on Bloomberg Television’s “Market Makers.” The developer also discussed his firm’s Hudson Yards development at length (see video above).

Where as the struggling economy is limiting opportunity for real estate investment throughout much of the country, New York City continues to be in high demand among residents and job-seekers, ensuring that it is”the global capital.”

“It’s a city of choice for everybody,” he said. “I’m not a New Yorker but thank God I came here, because I don’t think there’s any other city like it in the world.”

Ross confirmed that Related will break ground on the first tower this fall and that the firm is in the middle of negotiations with several high-profile possible tenants for the 4 million square feet of office space planned for the first phase of Hudson Yards. He acknowledged that he’s hoping to lure tenants with discounts, and is asking $70 per foot in rent or is willing to sell space to tenants “at cost.”

“When you build a project that size you need a critical mass because … nobody wants to be in a construction zone for a long period of time,” he said. “We look at it where we’re building 4 million square feet of office and we’re looking to really give a value proposition to the tenants to bring them in. We have the rest of the project where we’ll make our profits and how we’ll really succeed. We’re making it a proposition today it’s hard for them to say no to.”

Ross was not asked about his stepping down as CEO of the firm. [Bloomberg] – Adam Fusfeld

This one will be U/C in no time and it might even finish sooner than the first tower by Related.

Not possible. What's being built in those photos is the subway extension, nothing to do with this tower. This needs a tenant before it can proceed.

I know that this is the subway extension being built and for all we know the developer might not actually announce anything until they actually have a tenant signed on, which seems pretty likely considering that this is the sweetest deal in the area. If there's two things Extell likes to do, one of them is being secretive and another is pissing off Related.

Barnett won’t start construction without pre-leasing half the tower — “at the rents we’re going to charge, it would be suicidal,” he said. Asked what the rents might be, he said with a laugh, “Between $50 and $100 a square foot.”

Well, we'll just have to wait and see what happens. Extell was pretty secretive with the buyers of its apartments in 157, but could it conceal an entire company leasing this tower?

im not sure what the interaction is between this station and the tower/structures of the yard, however, i did see MASSIVE plate columns embedded into the frame of this structure.

Big enough to need an LR1400 to erect. (440T crawler)

Related's Hudson Yards is offering rents at cost, so I don't know how Extell could beat them unless they were willing to take a loss. Either way, Extell has shown to be the most aggressive developer in the city, so I have confidence they get a tenant for this.

I wouldn't say that based off of the current rendering but the design of this tower will evolve before construction begins
