I just realized, they will have to demolish that brick lowrise in order to build the second tower. When will they start that? I hope they don't plan them as two separate projects.

it needs friends to the north. The East River skyline is littered with forgettable towers along the riverfront, with some exceptions. Unfortunately, if memory serves, the site of the ConEd development will block several stunning albeit short prewar buildings from view.

I love those buildings, but I feel like they've been "Under Construction" forever.

Do we have any idea what else will go on the con ed site?

They've been under construction forever because that's the nature of buildings with irregular floor plans. Every floor is customized, and therefore, this building won't rise with the speed of others.

And I second your question on the con ed site, I always walk by it and have seen no movement or progression whatsoever

I don't know why Solow is just sitting on his hands with this site to take advantage with the current boom or sell it to make money on it.

He obviously has no near term intentions developing this site because the approval he received by the city back in 08 has expired last November. If there were any intentions he could have at least have a ground breaking prior to the expiration to have the permits extend and continue. Since he did not do that, he will have to go through the process all over again if he wants to develop the site now.

That is ludicrous though, ConEd is potentially the most lucrative vacant lot in manhattan, almost guaranteed. But I suppose if he doesn't have the cash to build and doesn't want to leverage, it would make sense that he'd sit on this and sell it to someone with the capacity to develop, like Related.

Probably be profitable? God no, it would 100% be profitable, it's by the UN and Grand Central.

My suspicion is maybe Solow is waiting for a rezoning of the area that will come once the zoning board approves it, then he can implement a much grander project with taller buildings. That's what makes the most sense to me. And being on the East River, his buildings have the optimal location to take advantage of the dearth of Class A Office space in midtown east, and attract tenants looking to move elsewhere in the neighborhood, especially with the new subway line coming up soon that will lie closer to his plot than the current lexington line.

It's actually a pretty lame area, sandwiched between the elevated FDR highway and the equally unsightly entrance to the Queens-Midtown Tunnel. That area also is packed with broken down, rent-regulated old tenements, and it's a hike to the subway!

Perhaps, but the area could always be bettered by a new huge project, just imagine the views of the river and Manhattan from that angle. Trump World Tower filled up alright when it was built. Maybe 1500' was an exaggeration but if they build <700 buildings at the site I feel like it's kind of a waste. The design is super cool for these though so that's good.

Solow had to reduce the height of several towers that Richard Meier designed due to community opposition over anything going into the Con Ed site that would detract from the UN Secretariat's prominence. Otherwise this could easily have been another Hudson Yards. Without anything really significant that site is suitable for mid-priced apartments like the neighboring buildings.
